Which certificate do you actually need?
This is the question we are asked most, usually by a landlord who has been sold something they did not need or told they were fine when they were not. The honest short version is that three certificates are required by law for most let property in England, smoke and carbon monoxide alarms are required without any certificate, one is a duty rather than a certificate, and one is evidence rather than an obligation.

How the two halves fit together
A certificate is a diagnosis, not a repair. An EICR that comes back unsatisfactory starts a 28-day clock. A gas check that finds an at-risk appliance means it needs disconnecting and repairing. An EPC below E stops you letting until the rating is raised or an exemption is registered. In each case you then need a trade, and that is where most landlords lose time, because the inspection company does not do the work and the trade cannot issue the certificate.
We do both. In practice that means a void can be certified and put right inside one coordinated window: the EPC, the EICR, the gas safety check and PAT testing alongside the plumbing, electrical and decorating snagging. One visit, one invoice, and a property that is re-lettable sooner.
It also removes a conflict we would rather name than hide. An inspector who also sells remedial work has an obvious incentive to find faults. Our answer is that every coded observation is quoted line by line against its specific code, you are told plainly which items affect the outcome and which are only recommendations, and you are free to have anyone else do the work. We would rather quote a job and lose it than write a report designed to generate one.
Who we work for
Individual landlords with one or two properties, who mostly need the certificates keeping current and someone reliable when a tenant reports a fault. Portfolio landlords, where the real value is the renewal diary and grouping visits so the certificates do not all fall due in the same month. Structural work, significant roofing, damp investigation and full building projects. We will tell you and refer you on rather than take work we are not the right trade for. Being the single number for a property only works if we are honest about where it stops.

Which certificates do I legally need to let a property in England?
For most properties: a valid EPC rated E or better, an Electrical Installation Condition Report at least every five years, and, if you provide any gas appliance, an annual Landlord Gas Safety Record from a Gas Safe registered engineer. You also need a smoke alarm on every storey used as living accommodation and a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker. You have a duty to assess legionella risk and to ensure any appliances you supply are safe, and in parts of Harrow the property also needs a council licence. Requirements change, so treat that as the current baseline rather than a permanent list.
Can you do all of them in one visit?
In most cases yes. The EPC, EICR, gas safety check and PAT testing can usually be coordinated into a single window, alongside any repairs. That is the main practical reason to use one contractor for both compliance and trades. It is faster to re-let and cheaper in call-out costs.
Do I have to use you for the remedial work you find?
No, and we will say so in writing. Every coded observation is quoted line by line against its specific code so you can take it to anyone. We would rather quote a job and lose it than produce a report designed to generate one.
Are your prices fixed or hourly?
Defined work (certificates, consumer unit replacements, decorating by the room) is a fixed price. Fault finding and general repairs are hourly, with an honest estimate of the hours before we start. Either way you are told before we attend and we do not revise it afterwards.
How quickly can you attend an emergency?
Same day across Harrow, Kenton, Stanmore and Edgware during working hours. If we genuinely cannot make it we will tell you on the phone so you can call someone else rather than waiting on us.
Do you work with letting agents?
Yes, on account with monthly consolidated invoicing, photographic before-and-after reporting and an agreed authorisation threshold for spend. It removes a round of emails for routine repairs.
