In short
Need a plumber in Wembley today?
Call 0203 667 1333. EliteShires Property Services attends Wembley plumbing emergencies the same day in opening hours, Monday to Saturday, from Kenton Lane; on Sundays we take emergency calls only. Shut off the water at your stop valve, and if you live in a managed block, tell the concierge too, because a leak there rarely stays in one flat.
Repairs are charged by the hour, with the rate and an estimate confirmed before we attend. Defined jobs, such as a new shower or a replacement cylinder, are a fixed price confirmed before we attend.
The full guide is on our Plumber & Plumbing Work page, and everything else we do locally is under landlord certificates and repairs in Wembley.
Plumbing in Wembley: what is different here
Emergency plumbing in a Wembley Park block
Water escaping in a tower near the stadium affects more than one home. It can reach the flat below within minutes, and the building usually has its own procedure. Isolate your flat at its stop valve, which in newer blocks is often in a utility cupboard or behind a bath panel rather than under the sink, then call the concierge so they can check the flats beneath and the risers.
When we arrive we find the source, stop it, and photograph the damage and the failed part. That record goes to you and, if you wish, to the managing agent, because insurers and agents both want to know whether the leak started inside your demise or in building plant.
Heat networks and cold radiators
Much of the Quintain estate is heated from a shared district network: Metropolitan holds a 25-year concession to run it, and it was planned to serve 5,200 homes. In those flats there is no gas boiler to repair. If your radiators are cold, the fault may be on the building's side of the system, such as the plant or a controller the operator looks after, or inside the flat, for example a sticking zone valve, an airlocked radiator or a failed thermostat.
We check the flat's side, tell you which it is, and give you the wording to pass to the operator if it is theirs. Gas work, where a block or house does have gas, goes to a Gas Safe registered engineer.
Faults in Wembley's interwar houses
More than half of Tokyngton's households lived in semis at the 2021 Census, and Barn Hill's first roads date from the late 1920s. Houses of that age have usually had their kitchens and bathrooms moved at least once, so pipework runs in odd places and joins between copper, older fittings and plastic are common. Typical calls are a weeping hot water cylinder, a loft tank ball valve that sticks, a slow bath waste and a leak behind boxing that has stained a ceiling.
Where a house still has a cylinder and cold tank, we look at both while we are there, because a repair to one often shows up the condition of the other.
Hard water in the Wembley supply zone
Affinity Water's 2025 report for its Wembley zone, AF062, gave total hardness of 295 mg/l and calcium of 118 mg/l, from a single sample. The Drinking Water Inspectorate calls 200 to 300 mg/l hard, so Wembley sits at the top of that band. In practice, that is why thermostatic shower cartridges stiffen, why mixer taps start to drip after a few years and why immersion heaters scale up.
Many repairs here are a cartridge or a descale rather than a new fitting, and we say so before replacing anything. Wastewater in Wembley goes to Thames Water's sewers, so a blockage beyond your boundary is reported to them.
Shared houses and licensed lets in Wembley
Wembley Central and Wembley Hill both had about one household in ten living in a house converted into flats or rooms in 2021, and those homes put far more use through a single bathroom than a family would. Since 2 February 2026 a house or flat let to three or four people from two or more households has needed a Brent additional licence, and Brent's HMO conditions expect licence holders to keep the property in good repair and to produce safety paperwork when asked.
We keep repair records with photos, which helps when the council inspects. Agents managing several lets can set a spend limit, below which we fix and report.

Plumbing in Wembley: your questions
Not answered here? Call 0203 667 1333 and ask.
Can you deal with a leak coming from the flat above?
We can find where it is coming from and stop it if we can get access. In a Wembley Park block that usually means asking the concierge to contact the flat above. If they cannot be reached, the managing agent may have an emergency access procedure. We put what we found in writing for both households.
My shower in a Wembley flat runs hot and cold. Is that limescale?
Often, yes. A thermostatic cartridge clogged with scale cannot balance hot and cold properly, and Wembley's water is hard. Cleaning or replacing the cartridge usually fixes it. In a flat on a heat network, check whether the hot water side is stable at the kitchen tap too; if it is not, the problem may sit with the building's supply.
Do you need permission from the managing agent to work in my flat?
For work inside your flat, usually not, though most Wembley Park blocks want contractors booked in through the concierge with insurance details. Anything that touches risers, communal pipework or the heat network, or cuts into fire-stopped walls, needs the building's consent first, and we will not go ahead without it.
How do I find the stop valve in a Wembley flat?
Try the utility or boiler cupboard first, then behind the bath panel or under the kitchen sink. Some blocks also have an isolation valve in the corridor cupboard outside the flat, controlled by the building. If you cannot find yours, ask the concierge; it is worth labelling once you have found it.
What should a Wembley landlord keep after a plumbing repair?
The invoice, photographs and any certificate for the work, plus the gas safety record if the property has gas. Brent's selective licence conditions ask for the gas safety certificate within 14 days if the council requests it. We send our photos and invoice by email so they can go straight into the property file.
Is there a call-out surcharge for Wembley?
No. Wembley is about four to five miles from our office by road and is priced like anywhere else we cover. Repairs are hourly, with the rate and an estimate confirmed before we attend, and defined jobs are a fixed price confirmed in advance.
