In short

Does every Wembley rental need a gas safety certificate?

No. The duty applies where a let has gas appliances, pipework or flues the landlord is responsible for, and many Wembley Park flats have none. Only 25.7% of that ward's households used mains gas alone in 2021. Where there is gas, a Gas Safe registered engineer checks it every 12 months and you get the record on the day.

The check is a fixed price confirmed before we attend. If an appliance fails, we record it and make it safe with your agreement; boiler repair and servicing are outside what we do.

Gas Safety Certificates in Wembley: what is different here

Why many Wembley Park flats have no gas safety duty at all

The heat for much of Quintain's estate is made in one energy centre beneath a residential tower, where gas-fired combined heat and power engines and boilers warm water that is piped to around 20 buildings. Metropolitan holds a 25-year concession to operate that network. The gas burns in the operator's plant room, not in your flat, and the plant is theirs to maintain. A flat that takes its heat from the network and has an electric hob usually has nothing for a Gas Safe engineer to check.

The Census shows how common that is. In Wembley Park ward, 40.5% of households used electricity alone for heating in 2021 and 16.9% a heat network alone. Before you book, look for a gas meter in or near the flat and a gas hob in the kitchen. If neither exists, tell us and we will say so rather than sell you a check.

Gas-heated houses in Tokyngton, Barnhill and Wembley Central

Step outside Wembley Park and gas is the norm: 79.8% of Tokyngton households, 74.7% in Barnhill and 67.7% in Wembley Central used mains gas only for heating in 2021, against 69.5% across Brent. Around North Wembley station, where Northwick Park, Sudbury and Wembley Hill wards meet, the figures were 80.7%, 69.3% and 65.4%. In the interwar semis around Preston Road and Tokyngton, that usually means a boiler, a cooker or hob, and sometimes a gas fire in the front room's original chimney breast.

Every appliance and flue the landlord provides goes on the record, including a fire nobody uses. If a fire or an old appliance is not needed, having it disconnected and capped by a Gas Safe registered engineer removes it from future checks.

What Brent's licences ask for on gas

Brent's selective licence condition 7 requires an annual gas safety record to be produced within 14 days if the council asks, a copy given to the tenant at the start of their occupation, and the installation certificate kept as well if the boiler is less than 12 months old. The HMO conditions go further. The licence holder must produce the record to the council annually, display it in a common area near the entrance, and submit a new one within 14 days if the council identifies a safety risk.

Brent's application page also asks for the current certificate to be uploaded with every licence application, so an out-of-date record holds the whole application up.

Flues in converted flats and boxed-in voids

Wembley Hill and Wembley Central both had about one household in ten in a converted house in 2021, and those conversions often moved the boiler into a kitchen or cupboard with the flue running through a ceiling void to an outside wall. The engineer has to be able to see the flue to check it. Where it is boxed in without inspection hatches, we say so on the record and explain what access is needed, rather than passing a flue we could not examine.

Short lets on event nights

The 1998 gas regulations cover premises occupied for residential purposes under a lease or a licence in return for payment, which includes a short let to visitors on a Wembley event weekend. A flat or house with a gas hob or boiler therefore needs the same annual check as a long let, and the record should be in the property before the next guest arrives. Short lets in London are also limited to 90 nights a calendar year without planning permission, so a property let for longer is usually being let in the ordinary way anyway.

Gas Safety Certificates in Wembley: your questions

Not answered here? Call 0203 667 1333 and ask.

Does a Wembley Park flat on the district heat network need a gas certificate?

Usually not, if the flat has no gas supply of its own. The gas burns in the network operator's energy centre, which the operator maintains. If the flat has a gas hob or a gas meter, the hob and the pipework serving it still need the annual check.

My flat has a gas hob but its heat comes from the network. What does the check cover?

The hob, its connection and the pipework the landlord is responsible for, plus a tightness test on the installation. It is a shorter check than a house with a boiler and fire, but it is still a full annual record under the regulations.

Brent wants my gas certificate for a licence application. Which one counts?

The current one, issued within the last 12 months. Brent's application asks you to upload it, and its conditions ask for it again within 14 days if requested. If yours expires soon, a check done in the two months before it is due keeps the original anniversary date.

There is an old gas fire in my Barn Hill house that the tenants never use. Does it need checking?

Yes, while it is connected and supplied as part of the let. Either we check it every year or you have it disconnected and capped by a Gas Safe registered engineer, after which it is no longer part of the record.

What happens if the check finds something unsafe?

We explain the fault, record it and, with your agreement, turn the appliance off and label it so nobody uses it. Repairing a boiler is outside what we do, so you would need a heating engineer for the fix, and we can recheck afterwards.

Do I need a gas check for a short let near the stadium?

Yes, if the property has gas appliances. The regulations cover homes occupied under a licence for payment, which includes short lets. Keep the record in the property and renew it every 12 months.
