In short

Need a gas safety certificate for a Northolt let?

A Gas Safe registered engineer checks every gas appliance and flue you provide and issues the record on the day, for a set fee that we agree with you when you book. Most Northolt homes are on mains gas, but not all of them, and a minority of flats have no landlord gas duty at all.

Ealing's licences add a second layer: a current record must exist and reach the council within seven days if asked.

Gas Safety Certificates in Northolt: what is different here

Most of Northolt is on gas, but check before you book

The 2021 Census found that 76.5% of households in Northolt Mandeville and 72.4% in Northolt West End heated their homes with mains gas alone, and another 8.3% in each ward had two or more kinds of heating. Electricity only accounted for 8.3% and 11.5%. If your flat is all-electric, with no gas supply and no gas appliance, the annual check duty does not arise.

If there is a capped supply, a disused meter or an old gas fire still connected behind a board, that is not the same as no gas, and the engineer needs to see it.

Ealing's licence wants the record kept current and to hand

Every privately let home in the two Northolt wards needs either a selective or an HMO licence unless exempt. The selective conditions require a gas safety certificate from the last 12 months to be available and sent to Ealing within seven days of a request. For a new application, Ealing says the certificate must cover all the gas appliances and be dated within 12 months, and if any appliance was recorded as At Risk or Immediately Dangerous, it wants a Gas Safe invoice showing the work was done.

So a record with an open warning on it is not enough to get a Northolt licence through.

Old gas fires and conventional systems in the interwar houses

Some of the 1920s and 1930s semis around Northolt Park, and some estate houses from the 1950s, still have a gas fire in a front room, a conventional boiler with a cylinder upstairs, or a flue route that has been altered more than once. Each appliance you provide gets its own entry on the record, and the engineer checks the flue and the ventilation as well as the burner.

If the check finds a fault, the record shows it and the engineer explains the risk. Boiler servicing and repair are not services we offer, so a faulty boiler goes to a heating engineer before the record can be cleared.

Council blocks: the boiler is yours, the communal plant is not

Ealing's handbook for council leaseholders is clear on gas. If you own a flat on one of the Northolt estates, gas safety inside the flat is your responsibility, including the boiler, the cooker, any gas fire and the pipework serving them, and the handbook reminds leaseholders who sublet that the annual check is a legal duty.

Where a block has a communal boiler or district heating, that plant and the radiators connected to it are the council's, and you would need written consent to disconnect and fit your own system. At the 2021 Census, 1.3% to 2.0% of Northolt households relied only on a heat network.

Shared houses in Northolt: no bottled gas, annual checks

In a licensed HMO the gas check is one of five recurring certificates in Ealing's HMO standards, alongside the fire alarm test, emergency lighting test, PAT and the five-yearly EICR. The standards also rule out portable paraffin and bottled gas heaters in any circumstances, and the council's own leasehold blocks ban them too. If a room heater has appeared in a Northolt house share, remove it before the inspector visits.

Keeping the renewal date fixed

A check done in the two months before the anniversary keeps the original date, so a Northolt landlord who books a few weeks early does not lose any of the year. Keep each record until two further checks have been done. If you hold the licence, put the gas date next to the three inspection dates the licence also requires, since an inspector may ask for both at the same visit.

Gas Safety Certificates in Northolt: your questions

Not answered here? Call 0203 667 1333 and ask.

My Northolt flat is all-electric. Do I need a gas certificate?

No, if there is no gas supply and no gas appliance in the property. Ealing's licence application asks for a gas certificate, so ask the licensing team what they want in its place for an all-electric home. A capped supply still needs looking at.

Ealing has asked for my gas certificate. What is the deadline?

Under the selective licence conditions, seven days from the council's request. The certificate must be from the last 12 months. If yours has lapsed, book a check straight away; we issue the record on the day of the visit.

The last check on my Northolt house flagged an appliance At Risk. Can I still apply for a licence?

Ealing says it wants a Gas Safe invoice showing the work was completed for any appliance recorded as At Risk or Immediately Dangerous. Have the fault put right first, then submit both documents.

Is the communal boiler in my ex-council block part of my gas check?

No. Ealing's handbook makes communal boilers, district heating and the radiators connected to them the council's responsibility. Your check covers the appliances you provide inside the flat, plus the pipework serving them.

My Northolt house still has a gas fire. Does it need checking?

Yes, if you provide it and it is connected. Each appliance you provide, its flue and its ventilation are checked and listed on the record. If you no longer want it used, have it properly disconnected rather than just labelled.

Can a Northolt tenant use a bottled gas heater?

Not in a licensed HMO: Ealing's HMO standards forbid paraffin and bottled gas heaters outright. Ealing's council blocks ban them as well. In a single-family let, check your tenancy terms and raise it, because a portable gas heater is a fire and carbon monoxide risk.

I let a flat by the canal at Grand Union Village. Does it need a gas check?

Only if gas reaches the flat and you supply an appliance on it, such as a boiler or a hob. Look for a gas meter or a yellow-tagged pipe at the boiler; if there is none and the heating and hot water are electric, there is no landlord gas duty. Send us a photo of the boiler or cylinder cupboard and we will tell you which applies before you book.
