Mistakes we see most often

What affects the price

Time, parts and access. A tap change is predictable; a leak behind a tiled wall is not, because finding it is most of the work. We charge diagnosis honestly rather than quoting a flat price and then discovering the job is twice the size.

Whichever applies, you are given the figure before we attend and we do not revise it afterwards. If something genuinely unforeseen turns up mid-job we stop and tell you rather than adding it to the invoice.

Between tenancies is when plumbing work is easiest and cheapest to do. If you are managing a void, we will look at the whole property in one visit (taps, seals, traps, radiators, cylinder, pressure) and give you one list with one price rather than returning four times. We also work alongside the gas and electrical side, so a void can be certified and repaired in a single coordinated visit.

What we will tell you not to do

Not every plumbing problem is worth fixing properly. A twenty-year-old cylinder with a minor weep is worth replacing rather than patching; a cheap mixer tap is usually worth replacing rather than re-washering. Equally, a boiler that has been condemned by someone trying to sell you a new one is worth a second opinion. We will give you the honest version, including when the honest version is that you should do nothing yet.
