In short

Can you get a plumber to an Edgware emergency today?

Yes, if you call in opening hours: 8:00 to 18:00 on weekdays and 9:00 to 16:30 on Saturdays. On Sundays we take emergency calls only. We drive up from Kenton Lane, and the A5 and Edgware Way traffic matters more than the distance. If we cannot reach you in a useful time, we say so straight away.

The general steps for any plumbing emergency are on our emergency plumber page. This page is about what makes Edgware different: a large flatted sector, two councils, and a lot of interwar pipework.

Everything else we do locally is under landlord certificates and repairs in Edgware, and the wider service is on our Plumber & Plumbing Work page.

What you get

What we handle on an Edgware call-out

The leak stopped and repaired, the source identified and written up, and the evidence sent to whoever has to act on it: you, your landlord, your insurer or the block's managing agent.

  • Isolating a flat's supply and finding where the water is really coming from
  • Photographs and a written note for the managing agent when the fault is communal
  • Making safe a discharging or leaking pressurised cylinder in a newer flat
  • Tracing a supply pipe leak, including on pipes shared between neighbouring houses
  • Frost repairs to loft and outside-wall pipework in interwar semis
  • Replacing failed fill valves and WC connections that keep a flat's only toilet out of use

How it works

  1. Call 0203 667 1333 with the address and whether it is a house or a flat
  2. For a block, tell us how contractors sign in and where the van can stop
  3. We confirm the rate and an arrival time, or tell you honestly we cannot make it
  4. We isolate, trace the source and say whose pipe it is before repairing
  5. The repair is tested, photographed and written up for anyone who needs it

Which side of the boundary is your Edgware home on?

Check first, because it decides who answers the phone for council homes, which licensing rules apply and whose parking scheme the van falls under. Edgware is split. Barnet covers the station, the town centre and the Edgware, Edgwarebury and Burnt Oak wards. Harrow covers its own Edgware ward, west of Burnt Oak Broadway, and the Canons ward towards Canons Park.

Brent takes in a small slice of HA8 near Queensbury. The postcode district does not settle it. Neighbouring streets in HA8 7, for example, fall in different wards. GOV.UK's local council finder gives the answer from the full postcode in a few seconds.

A leak in an Edgware flat: whose stopcock, whose pipe?

Flats are a big part of Edgware's housing. In the 2021 Census, 31.5% of households in Barnet's Edgware ward and 37.1% in Harrow's Canons ward lived in purpose-built blocks, against 19.8% in Harrow's Edgware ward. In a flat, your own stopcock is usually in the kitchen or an airing cupboard. Close it, and if the water keeps coming, the leak is not on your supply. That usually means the flat above, or pipework shared by the building.

If the upstairs owner is away, ring the block's managing agent on its out-of-hours number, and tell the concierge if there is one. The agent may hold keys or be able to isolate a riser. We make your flat safe, record what we find and send it to the agent, so that the repair lands with whoever owns the failed pipe.

Newer apartments: pressurised cylinders and communal heating

Edgware's newer blocks, around the station and north of the town centre, work differently from the older stock. In one neighbourhood north of the centre, a third of homes were built after 2000, according to the Valuation Office Agency. Many of these flats have a sealed, mains-pressure hot water cylinder rather than a loft tank. If water is running from the small pipe and funnel near the cylinder, a safety valve is releasing. Switch off its heat source, leave the valves alone and call us.

Blocks with communal heating usually have a heat interface unit in each flat instead of a boiler. A leak from that unit, or from the heating pipes feeding it, may belong to the heat network operator or the freeholder rather than the flat owner, depending on the lease and the heat supply agreement. We can isolate the flat's valves to stop the damage, then point you to the right party for the repair.

Interwar semis and shared supply pipes

Away from the centre, Edgware is interwar suburbia. In the core HA8 neighbourhoods about seven in ten homes were built between 1919 and 1939, against 22% across London, and semi-detached houses make up 48.3% of households in Harrow's Edgware ward and 49.6% in Barnet's Edgwarebury. Their emergencies are the familiar ones: frost-split pipes in lofts, and leaks in kitchens and bathrooms that have been moved since the 1930s. One thing catches owners out.

A pair of semis may share a single supply pipe from the street. Affinity Water's guidance says each owner is solely responsible for the length serving only their home, and every property beyond a leak on the shared length is jointly responsible for repairing it, wherever the leak sits. You can test for a shared pipe by closing the outside stop tap and seeing who loses water, but warn the neighbours first.

Out of hours in Edgware: who to call

Most of what happens overnight can be held until morning once the water is off. These are the numbers for the rest.

  • Council tenants: your council's own repairs line. On the Harrow side that is 020 8901 2630, which Harrow's repairs charter says is answered out of hours for emergencies; Barnet council tenants use Barnet's repairs service
  • Flats in a managed block: the managing agent's out-of-hours line, and the concierge
  • No water in the street, or water coming up through the pavement: Affinity Water, 0345 357 2407, 24/7
  • Private tenants: your landlord or agent's emergency contact
  • Everyone: WhatsApp us photos on 07534 813123 and we pick it up first thing

Edgware landlords: licensing and leaving tenants without water

In Harrow's Edgware ward, 37.1% of households rented privately in the 2021 Census, against 29.6% across Barnet's Edgware ward. Since 2 May 2026 every privately rented home in Harrow's Edgware ward has needed a selective licence from the council unless it is exempt, and Harrow's licence conditions expect tenants to know how repairs and emergencies are handled. Harrow's neighbouring Canons ward is not in the scheme. On the Barnet side there is no selective licensing at present. Barnet runs borough-wide additional licensing for HMOs of three or more people in two or more households until 27 October 2027, and the NRLA reported a 2026 Barnet consultation on selective licensing in ten wards, including Burnt Oak, with no decision published when we checked, so confirm the position with Barnet.

Whichever council you are under, a dated record of when a leak was reported, made safe and repaired is the evidence you want on file. We supply the photographs and the note.

What changes the cost of an Edgware call-out?

Where the water is and who has to be involved. A burst under a kitchen sink in a semi is a short visit. A leak traced through a ceiling in a block can mean waiting for access to the flat above, and that time is part of the job.

Signing in at a concierge desk, booking a lift or finding a loading bay near the station all add minutes. A shared supply pipe adds a different cost: the repair may need your neighbour's consent and a share of the bill agreed between you before we dig.

Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend.

Where we attend in and around Edgware

We cover the whole of HA8: Edgware town centre and the Broadwalk area, the streets either side of Station Road, Edgwarebury, Canons Park, the Harrow side west of Burnt Oak Broadway, and Burnt Oak and the Watling Estate, along with Mill Hill, Stanmore and Queensbury next door. Most of Edgware is in Affinity Water's Edgware supply zone, which serves about 69,600 people. Its 2025 report gives a hardness of 310 mg/l from a single sample, and lead results all within the standard, the highest at 8.52 micrograms per litre against a limit of 10.

Nearby areas we cover: plumbers in Stanmore, and in Mill Hill, Colindale, Kenton, Bushey and Hendon.

We also cover plumbing in Pinner, and in Harrow, Wembley and Ruislip.

What we will not take on

We cannot repair council or housing association homes on the tenant's behalf. We do not repair communal plant such as block booster pumps, shared tanks or heat network equipment without instructions from the freeholder or its agent. Boilers are outside our scope: call a Gas Safe registered engineer, or 0800 111 999 if you smell gas. We do not offer an overnight service, and leaks from roofs and balconies above go to a roofer or the block's own contractor.

Why people trust us in Edgware

  • Repairs tested before we leave, and the area left clean
  • A walk-in office on Kenton Lane, not a serviced address
  • We diagnose first and tell you what we have found before doing more
  • A time slot rather than a morning-or-afternoon window
  • Work photographed before and after, and reported
  • We tell you when you do not need something we sell

We are building a review profile under this name and would rather show you none than borrow someone else's. Ask us for references from landlords in Edgware and we will put you in touch.

Emergency plumbing in Edgware: common questions

Not answered here? Call 0203 667 1333 and ask.

Is there a 24-hour plumber in Edgware?

We are not one, and we say so up front. We attend emergencies the same day from 8:00 to 18:00 on weekdays and 9:00 to 16:30 on Saturdays, and take emergency calls only on Sundays. Overnight, isolate the water, ring your block's managing agent if you are in a flat, and message us so the job is waiting when we open.

Water is coming through my Edgware ceiling and nobody is in upstairs. What do I do?

Turn off your own stopcock first, so you know whether the water is yours. If it keeps coming, it is from above. Call the managing agent's out-of-hours line, which may hold keys or be able to isolate a riser, and move valuables out of the way. Photograph everything. Once there is access, we trace the source and write it up for both owners.

Is Edgware in Barnet or Harrow?

Both. Barnet covers the station, the town centre and its Edgware, Edgwarebury and Burnt Oak wards. Harrow covers its own Edgware ward and Canons ward, and a small part of HA8 is in Brent. The postcode district alone does not tell you, so use GOV.UK's local council finder with your full postcode.

Who supplies water in Edgware?

Affinity Water, through its Edgware supply zone, which serves about 69,600 people. If neighbours have also lost water, call Affinity on 0345 357 2407, which it lists for supply issues around the clock. If it is only your home, the fault is probably on your side of the boundary.

My semi shares a water pipe with next door. Who pays for a leak on it?

Affinity Water's guidance says every property beyond the leak on a shared supply pipe is jointly responsible for the repair, wherever the leak is. You and your neighbour need to agree the cost and give access. We can locate the leak and quote, so you both have the facts before agreeing anything.

Do you cover Burnt Oak and Canons Park as well?

Yes. Burnt Oak, including the Watling Estate, Canons Park, Edgwarebury and the Harrow side of Edgware are all covered, along with Mill Hill and Queensbury, with the same-day promise in opening hours, Monday to Saturday.
