In short
Need a plumber or an emergency plumber in Ruislip?
Call 0203 667 1333. Emergencies in HA4 are attended the same day in opening hours, Monday to Saturday, and on Sundays we take emergency calls only. Our plumbers drive out from Kenton Lane, about six miles away. Repairs are charged hourly, with the rate and an estimate confirmed before we attend.
While you wait, turn the water off at the internal stop tap. If it is seized, the outside stop valve is usually under a small cover in the pavement or front path.
The full guide is on our Plumber & Plumbing Work page, and everything else we do locally is under landlord certificates and repairs in Ruislip.
Plumbing in Ruislip: what is different here
Where Ruislip leaks usually start
In a 1930s semi the plumbing that gives trouble is rarely the original. Kitchens were knocked through, bathrooms moved upstairs into box rooms, showers added over baths, and each change joined new copper or plastic to old at a compression fitting somewhere under a floorboard. In Ruislip Manor's terraces the bathroom often sits in the back addition over the kitchen, so a slow leak shows first as a stain on the kitchen ceiling.
We trace the source before we cut anything, and we show you the failed joint or seal so you know what you paid for.
Hard water in the Ruislip supply zone
The supplier's published figures for the zone it calls Ruislip, which covers roughly 60,000 residents, put total hardness at 320 milligrams per litre and calcium at 128 for 2025. In practice that means scale. Thermostatic shower cartridges stick and run cold, cistern fill valves stop shutting off and overflow, and cylinder immersion elements fur up and fail early.
Descaling or replacing a cartridge or valve is usually a short job. If you are fitting a new mixer or a combi-fed shower, we check what the maker says about hard water, because some warranties expect scale protection.
Flats over the parades and the shop below
A good share of HA4's flats sit over shops: along the High Street, on Victoria Road in South Ruislip, and by Ruislip Manor station. A leak in one of those reaches a business, not a neighbour's spare room, so the first job is to stop the water and the second is to establish whose pipe it is.
In a leasehold flat the managing agent or freeholder may own the rising main or the stack while you own the branch to your bathroom. We report which side of that line the fault sits, with photographs, so the right party pays.
Blocked drains: what is yours and what is Thames Water's
Sewage from HA4 goes into the Thames Water network. Its guidance is that you own the pipes that serve only your property, while sewers shared with neighbours, including those under a semi's or a terrace's shared run, became Thames Water's responsibility, as did public sewers in the road. If only your sink or WC is slow, it is usually your trap or branch and we can clear the sink or WC, and a blocked gully or run serving only your house is drain unblocking we also do.
If the neighbour's gully is backing up as well, the blockage is probably in a shared section and Thames Water should be called. Camera surveys of drains are outside what we offer, so if one is needed you will hear that from us straight away.
Lead pipes and older supplies
The Drinking Water Inspectorate warns that homes built before 1970 may still have a lead supply pipe, and that takes in almost all of interwar Ruislip unless the supply has been renewed. Valuation Office records date 72% of the homes in Ruislip's six small statistical areas to before 1965, so the warning covers most of HA4. Affinity's Ruislip zone results show lead well within the standard at the tap, but the risk sits in individual service pipes.
If the pipe rising to the stop tap is dull grey and dents when scratched, we can replace the section inside your boundary in plastic; let Affinity Water know at the same time, since the pipe beyond your boundary is theirs.
Stop taps, meters and shared supply pipes
Affinity Water's leakage guide says its outside stop tap is usually in the footpath, and that a meter, where one is fitted, usually sits in the same place. From there the supply pipe into the house is normally yours. Some houses share that pipe with their neighbours, and Affinity's guide makes everyone beyond a leak on a shared pipe jointly responsible for the repair, whoever's garden it is under. To find out whether yours is shared, the guide suggests warning the neighbours first, turning off the stop tap in the street and seeing which houses lose water.
Where Affinity finds a leak on a household's supply pipe, it may repair it free under its Leak Repair Scheme, at its discretion, though not close to or under buildings, or in rear gardens and side passages where access is difficult. Inside the house the pipework is yours, and that is where we start, so you know before anyone digs whether the water is escaping indoors or in the ground.
Shared houses under the new Hillingdon licence
Hillingdon now licenses even small shared houses, so a three-person house share off the High Street is inside the scheme. Shared bathrooms wear faster, and a licence inspection will notice a dripping WC, a broken extractor or a shower that leaks into the room below. For HMO landlords we work through a fault list in one visit and keep photographs on file.
Cylinders, loft tanks and gravity systems
Plenty of HA4 houses still heat their water the way they did when the system was first converted from a back boiler: a copper cylinder in the airing cupboard topped up from a tank up in the roof space. Those systems have their own failure points. A loft tank ball valve that sticks will overflow through the warning pipe on the side of the house. A cylinder that weeps at the immersion boss leaves a crusty green-white trail down the side, and in Ruislip's hard water the immersion element scales up and burns out sooner.
Low pressure at the shower on the top floor is often a gravity system doing exactly what it was designed to do, not a fault. We tell you which of those you are dealing with, and whether a repair or a replacement cylinder is the sensible spend. Boilers themselves are outside our work, so a fault in the boiler means calling a Gas Safe heating engineer.
Before a Ruislip let starts, or after it has stood empty
If a house or flat in HA4 has been empty between tenants, water has been standing in the cylinder, the loft tank and any little-used shower. Run every outlet through before the tenant moves in, and check the stored hot water reaches temperature. We can do that as part of a pre-tenancy visit, along with a legionella risk assessment if you want one in writing.
There is no legal requirement for a legionella certificate, and for most homes a one-off written assessment is enough unless the system changes.

Plumbing in Ruislip: your questions
Not answered here? Call 0203 667 1333 and ask.
Is a burst pipe in Ruislip an emergency you will attend today?
Yes, in opening hours, Monday to Saturday, if we can reach you in a useful time from Kenton Lane; on Sundays we take emergency calls only. Turn off the stop tap first. If the diary will not stretch that far, we say so on the call and you are free to ring another firm.
How much does a plumber in Ruislip cost?
Leak and blockage repairs go on an hourly rate; you hear the figure and our guess at the hours on the phone, before anyone drives over. A defined job such as a bathroom refit is a fixed price confirmed beforehand against a written specification. Parts are itemised. We do not add a separate charge because Ruislip is further out than Harrow.
Why does my shower in Ruislip keep running cold?
In hard water areas the usual cause is scale in the thermostatic cartridge, which stops it balancing hot and cold. Ruislip's supply zone measured 320 mg/l hardness in 2025. Replacing or descaling the cartridge is normally a short repair, and we check the shower head and filters at the same visit.
My kitchen ceiling is stained under the bathroom. What is likely?
In a Ruislip Manor terrace or a 1930s semi it is usually the bath or shower seal, the waste connection, or a joint under the floor. We lift the minimum boards needed, find which it is, and repair it. Ceiling repair after it dries is a separate decorating job we can also quote.
How do I spot a plumber who will overcharge me?
Watch for a price that only appears after the work, a refusal to say what failed, and pressure to replace a whole system for one leak. Ask for the rate and estimate before the visit and photographs of the fault. We give you both.
Can you fix a blocked drain at my Ruislip house?
Blockages in sinks, baths, showers, WCs and the branch pipes serving only your house, yes. If neighbours are affected too, the blockage is likely in a shared sewer that Thames Water is responsible for, and we will tell you to call them.
What qualifications should a plumber in Ruislip have?
There is no single licence for plumbing in England. Look for a recognised plumbing qualification, membership of a scheme such as WaterSafe for work on supply pipes, and Gas Safe registration only if the job touches gas. Ask before the visit, and expect a straight answer.
Will Affinity Water repair a leak on my Ruislip supply pipe?
Possibly. Affinity's guide says that when it identifies a leak on a household customer's supply pipe, it may repair it free of charge under its Leak Repair Scheme. The pipe has to be in good condition, and Affinity cannot repair close to or under buildings, or in rear gardens and side passages where access is difficult. If the pipe is lead, over 30 years old or in poor condition, the guide suggests considering a replacement instead.
Nobody on my Ruislip street has water. Do I need a plumber?
Usually not. If the neighbours have lost water too, the cause is almost always a burst main or planned work, and that is for Affinity Water, Ruislip's water supplier. If only your house is affected, check that the internal stop tap is fully open, then call us. The fault is then more likely on your side of the outside stop tap, in the supply pipe or the pipework indoors, and we can trace it.
