In short

Looking for a tiler in Ruislip?

Yes. Our tiler drives over to HA4 from Kenton Lane, roughly six miles east via Eastcote, for bathrooms, kitchens and floors. A Ruislip bathroom usually takes two to three days, with any shower enclosure tanked with a membrane first. Send photographs of the room and we fix the price before work begins.

The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Ruislip.

Tiling in Ruislip: what is different here

The 1930s Ruislip bathroom

In a typical interwar Ruislip semi, the bathroom and a separate WC sit side by side at the back of the first floor. Many owners have knocked them into one room, which gives space for a proper shower but leaves a patchwork of old plaster, a boxed soil pipe and a floor that changes level where the wall used to be.

Before tiling, those walls need to be made flat and the floor made rigid, or the tiles crack along the old line. We check both on the survey visit and include the preparation in the price, rather than discovering it halfway through.

Ruislip Manor's back-addition bathrooms

In the terraces of Ruislip Manor, the bathroom is often in the rear addition, directly over the kitchen. A shower that leaks through failed grout ends up in the kitchen ceiling, which is why we tank the whole wet zone with a waterproof membrane before tiling and seal around every pipe and valve. Suspended timber floors in these rooms move more than a concrete slab, so we board them with tile backer and use flexible adhesive and grout.

Ruislip's water and the finish you choose

Affinity Water's 2025 figures for the Ruislip zone put total hardness at 320 mg/l, so a Ruislip shower screen turns cloudy and its grout lines whiten within weeks of fitting. Large-format tiles with fewer joints are easier to keep clean than small mosaics. Epoxy or stain-resistant grout in the shower area resists scale far better than standard cement grout. A frameless screen with a coated glass helps, and so does a squeegee left in the shower for tenants.

Shared houses and Hillingdon's amenity standards

The amenity standards attached to Hillingdon's HMO licensing conditions ask for a 300 mm tiled splashback behind each kitchen sink, a splashback of at least 300 mm behind wash basins, non-slip flooring in bathrooms and shower rooms, and surfaces that are smooth and easy to clean. They also expect one bath or shower for every five occupants.

When a Ruislip semi is turned into a shared house, the extra shower room and the bedroom basins are where tiling standards bite. We work to those standards and note them on the invoice for your licence file.

Kitchens in Ruislip's semis and terraces

Kitchen tiling in HA4 is usually a splashback job rather than whole walls. In a Ruislip Manor terrace the kitchen sits in a narrow rear addition, so a run of worktop meets the window reveal and the back door frame, and the tiles have to be cut neatly around both. In a semi where the kitchen has been opened into the old dining room, there is often a long new wall of fresh plaster that needs a primer before adhesive will grip.

For a shared house, Hillingdon's standards set the splashback behind each sink at 300 mm, which we treat as the minimum height.

Flats over shops and leasehold floors

For a flat above a parade shop or in a South Ruislip block, check the lease before choosing a tiled floor. Leases in HA4 blocks commonly limit hard flooring or insist on a sound-deadening layer, because a tiled kitchen or bathroom floor carries footfall noise to the flat or shop below. A flat with a tiled bathroom floor over a shop also needs a properly sealed floor at the shower tray and WC, so that a leak does not reach the business below.

We tell you what we have used underneath, and we can confirm it in a letter your managing agent can file.

Tiling in Ruislip: your questions

Not answered here? Call 0203 667 1333 and ask.

How many days will tiling take in my Ruislip semi?

Allow two to three days once the room is stripped back, with the waterproof membrane going on around the shower before any tile. A knocked-through bathroom and WC may need an extra day to level walls and floor.

Why has the grout in my Ruislip shower turned chalky?

Affinity's AF087 zone, which supplies Ruislip, recorded 320 mg/l of hardness and 128 mg/l of calcium in 2025, and those minerals are left behind on grout and glass whenever a splash dries. Stain-resistant or epoxy grout, and drying the screen after use, both help.

What does a Hillingdon HMO licence expect from bathroom tiling?

The published amenity standards ask for a splashback of at least 300 mm behind basins and sinks, non-slip floors in bath and shower rooms, and easily cleaned surfaces. Check your issued licence for any extra property-specific conditions.

Can I have a tiled floor in my Ruislip leasehold flat?

Check your lease first. Over a shop on Ruislip High Street or another flat in a South Ruislip block, the lease may forbid a hard floor or name a specific underlay. Where tiles are allowed, we fit a decoupling mat or sound-reducing layer to suit the joists or screed.

Do you remove the old tiles and fit the bathroom suite as well?

We strip old tiles and prepare walls and floors. Plumbing for a new suite is done by our plumber as part of the same job if you want it, with the full price agreed before we start.

Can you match the original tiles in a Ruislip Village house?

Exact matches for older tiles are rare. Where a period hall floor or fireplace surround needs repair, we look for a close reclaimed match and will tell you honestly if a patch will show.
