In short

Can you tile a bathroom in Pinner?

Yes. A typical Pinner bathroom needs two or three days of tiling after the pipework is finished, and any shower area gets its waterproof membrane before tiles. Our tilers travel the four or so miles from Kenton Lane. Two Pinner specifics shape the quote: very hard water, which punishes cheap grout, and flat leases that often limit hard flooring.

You get a square-metre rate and a written scope of work, both agreed before any tile is cut.

The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Pinner.

Tiling in Pinner: what is different here

Grout and shower glass in Pinner's hard water

Affinity Water's 2025 reports put calcium at 144 mg/l in its Harrow North zone and 139 mg/l in the Northwood zone, with the Rayners Lane zone lower but still hard at 107 mg/l. That calcium is the white crust left on shower screens and along grout lines when water dries. Cement grout is porous, so it takes up the scale and stains.

In a shower enclosure we suggest an epoxy or a high-performance grout that sheds water, a sealed finish on any natural stone, and a squeegee kept in the shower. Where the existing grout is sound but discoloured, a regrout and fresh silicone is often all a Pinner bathroom needs, and we say so before quoting a retile.

Bathroom layouts in Pinner's semis and detached houses

In interwar houses, from the Pinnerwood Park estate to the streets around Rayners Lane, a common arrangement is a modest first-floor bathroom with a separate WC next door. Owners often combine the two to fit a walk-in shower, and that changes the floor: the old WC compartment may sit at a different level or on older boards, and a low-profile or level-access tray needs the joists and falls planned before any tile is laid. If the dividing wall carries load, that part goes to a structural engineer; we do not do structural work.

In the larger detached houses of Hatch End ward and of Pinner ward, which reaches out to Pinner Hill and Pinner Green, the tiling is often spread across an en suite in the loft conversion, a family bathroom and a ground-floor cloakroom. A loft floor on timber joists flexes more than a ground-floor slab, so under floor tiles up there we use an uncoupling membrane or a stiffer board, which keeps the grout from cracking.

Tiling in a Pinner flat: the lease and the ceiling below

Close to three in ten Pinner ward households live in purpose-built flats, so plenty of tiling here goes down above a neighbour's bedroom. Check two points before choosing tiles. First, the lease: a lot of Pinner flat leases limit hard flooring, or insist on a sound-deadening layer beneath it, since ceramic and porcelain pass footsteps straight down; your managing agent will know the wording.

Second, the ceiling below: a shower that seeps through grout upstairs becomes someone else's stain and an insurance claim. Our membrane covers the entire splash zone, it is photographed before tiling starts, and the photographs are yours to keep or pass to the agent.

Historic floors in the old village's listed buildings

Pinner's oldest buildings, the timber-framed and brick houses around the High Street, Church Lane and Waxwell Lane, may keep historic floor finishes in kitchens, passages or entrances. Harrow treats interior alterations to a listed building as needing consent where they affect its special interest, so lifting an original floor, or covering it, may need approval first.

Tell us on the first call if the building is listed. Where a historic floor has a few broken tiles, replacing those individually with matched tiles is often more acceptable than covering the whole floor. Inside an unlisted house in one of Pinner's conservation areas, new tiling needs no permission at all.

Kitchens and bathrooms in Pinner HMOs

For a licensed shared house, Harrow's amenity standards spell out the outcome the tiling must deliver: a splashback behind every bath and basin, showers protected to full height or set in a sealed enclosure, washable splashbacks wherever food is prepared or pans are used, and a kitchen floor that resists slips, does not soak up spills and wipes clean. For a Pinner or North Harrow HMO we quote against those standards as well as appearance, and pick a slip-rated floor tile for the kitchen; over the boundary in Eastcote, Hillingdon's standards apply instead. Fitting the work into a gap between tenancies keeps disruption to the other sharers down.

Tiling in Pinner: your questions

Not answered here? Call 0203 667 1333 and ask.

Will Pinner's hard water ruin new grout?

It will mark it if left. Epoxy grout in the shower, a squeegee after use and a mild descaler every week or two keep it clean. Avoid strong acid cleaners on cement grout and on natural stone.

Can I lay porcelain floor tiles in my Pinner flat?

Possibly, but read the lease before buying tiles. Clauses banning hard floors, or requiring a sound-deadening layer, are common in Pinner blocks. Once the managing agent confirms the rule, we lay to it.

Can you turn the separate WC and bathroom in my 1930s Pinner semi into one room?

Yes, for the tiling and plumbing. Taking out the partition is another matter if it carries load: that needs an engineer's design first, which sits outside our trades. We flag it if the wall looks structural.

We have a loft en suite and a family bathroom in Hatch End. Can both be tiled in one booking?

Yes. We usually finish one room before stripping the next, so the house always has a working shower. Natural stone or a large floor adds days, and the written scope shows the order and timing.

Can you regrout my shower instead of retiling it?

Often, yes. Where tiles still ring solid when tapped, we rake out the stained joints, regrout, and replace the silicone, which brings back most scaled Pinner showers for far less disruption.
