In short
Can you look after the maintenance on my Pinner rental?
Yes. Landlords and agents with HA5 lets hand us the renewal dates, the repairs and the void work, and we cover them from Kenton Lane, roughly four miles east. Two Pinner factors shape the plan more than anything else: the conservation-area controls on exterior work, and Harrow's HMO licence conditions where a house is shared.
Each certificate or defined job is quoted as one figure; repair time is charged hourly once you have agreed the rate and our estimate. Agents may pay monthly against a single statement.
The full guide is on our Property Maintenance for Landlords & Agents page, and everything else we do locally is under landlord certificates and repairs in Pinner.
Property Maintenance in Pinner: what is different here
What a typical Pinner let needs each year
Pinner's rented homes sit among streets that are mostly owner occupied: 20.1% of households rented privately in 2021 in Pinner ward, which includes Pinner Green, 18.9% in Pinner South, which reaches the Rayners Lane shops, and 21.4% in Hatch End. Because most of these homes burn mains gas, the standing list for a Pinner house is short but strict: the annual gas record, the five-yearly electrical report, an energy rating no lower than E, and working alarms on move-in day. No Pinner ward falls inside Harrow's selective scheme, and nor does North Harrow, so an ordinary family let carries no council licence paperwork on top.
Those four dates sit in one diary on our side, and you hear from us ahead of each. The same diary will matter for the national landlord register. London's window, under regulations still in draft, opens on 15 July 2027 and closes on 14 October 2027, and the gas record, electrical report and EPC are among the documents each listing asks for. GOV.UK quotes a fee of £65 a year per property, though the draft regulations leave the final figure to the database operator. A Pinner landlord whose paperwork is already in date can register in one sitting.
Shared houses in Pinner and Harrow's HMO conditions
Licensed sharing changes the workload. The appendix Harrow attaches to its HMO licences runs to dozens of conditions, and several land on a maintenance contractor: the council receives the gas record each year; the electrical report must cover every circuit; supplied appliances need a safety declaration; kitchens, lounges and bedrooms need half-hour FD30S doors whose intumescent seals stay unpainted; alarm systems need their yearly check; and the outside paintwork should look good for five more years. Our electricians, gas engineers, carpenters and decorators cover those items between them, and each visit leaves photographs with a date on them.
Two newer Harrow changes also bear on Pinner sharers: small HMOs have needed planning consent since 12 June 2026, and the smaller-HMO licensing scheme reached its planned end date of 5 August 2026 without any renewal we could find by October. Eastcote addresses over the boundary are Hillingdon's to license, so we confirm the council before planning the work.
Repairs on conservation-area and listed houses
Upkeep on a Pinner let can collide with planning rules. Pinnerwood Park and West Towers both sit under Article 4 directions that pull window, door, porch, front boundary and some painting changes into the planning system, and cladding needs consent anywhere in the 13 Pinner conservation areas. For a rental, matching what is already there is nearly always the safe answer, and our default: re-cord the sash, splice the sill, ease and refinish the oak door, and leave bare brick bare.
For a listed building on the High Street, Waxwell Lane or Church Lane, we ask about listing at the first enquiry and flag any repair that might need consent before work starts. Damp investigation, structural work and roofing go to specialists; we do not take them on.
Leasehold flats and managing agents in Pinner
Flats make up close to three in ten Pinner ward homes, in purpose-built blocks and above the village shops, and in each one the lease sets the dividing line. Inside the front door is usually yours to maintain: the yearly gas check, the flat's circuits, taps, sealant, internal doors and paintwork. Roof coverings, stairwells, door entry panels, corridor lighting and shared drains normally fall to the freeholder, through whichever managing agent runs the block.
We decide which side of that line a reported fault sits on before any invoice reaches you, and anything communal comes back as photographs plus a two-line summary for the agent.
Turning a Pinner void round
Between tenants, the order of trades decides how many days the house earns nothing. Our sequence for a Pinner void: certificates first, so any electrical or gas remedial is known early; then repairs and remedials; then decoration, which for an ordinary two-bedroom home takes two to four days; then sealant, tiling touch-ups and a photographed walk-round.
Pinner adds its own timetable quirks. Bays near the High Street are controlled, so a driveway we may use saves time; Pinner Fair shuts the centre for its day each spring; and the Pinner Hill Estate's private roads mean we need gate details before arriving.

Property Maintenance in Pinner: your questions
Not answered here? Call 0203 667 1333 and ask.
Do you manage tenancies or collect rent in Pinner?
No. We are a maintenance contractor, not a letting agent. We handle certificates, repairs and void work, and report to you or your agent.
Which certificates does a typical Pinner semi need?
With gas central heating, which most have, a yearly gas safety record, an EICR at least every five years and an EPC of E or above. A legionella risk assessment is a duty to assess, not a certificate, and PAT testing is optional for a single-household let, though both are worth considering.
My Pinner let is a flat in a managed block. What do you need from the agent?
The building rules on working hours, any parking or access arrangement, where the meters are, and who to contact about communal faults. With those, a visit runs to time.
Can you repaint the outside of my Pinnerwood Park rental?
Yes, where it is a like-for-like refresh of joinery that is already painted. First-time painting of brick, or a new colour scheme on the front, may need consent under the estate's Article 4 directions, and we confirm that before booking the decorator.
Do you work with Pinner letting agents on account?
Yes. An agent on account receives one statement a month, itemised by address and job, with the photographs linked to each line. Tenants may book access with us directly, which saves the agent a round of calls.
Is a Pinner house shared by three people licensable?
Ask Harrow before the tenancy starts. The mandatory licence begins at five occupiers in two or more households. A house of three or four sharers needed Harrow's additional licence until that scheme closed on 5 August 2026, and it may need one again once the replacement scheme opens on 6 January 2027; Harrow takes applications in advance.
