In short

Do you do landlord gas safety checks in Pinner?

Yes. Our engineer, registered with Gas Safe, drives across from Kenton Lane, roughly four miles, tests each landlord-owned gas appliance with its flue, and hands you the signed record before leaving. Expect the duty to apply: in all three Pinner-area wards, more than four households in five rely on mains gas and nothing else for heating.

Tell us how many appliances there are and you get one fixed figure before the visit. Boiler servicing and repairs are outside what we offer; where a fault turns up, the report says so and your own heating engineer takes it on.

The full guide is on our Landlord Gas Safety Certificate (CP12) page, and everything else we do locally is under landlord certificates and repairs in Pinner.

Gas Safety Certificates in Pinner: what is different here

How much of Pinner runs on gas

Nearly all of it. On Census day 2021, mains gas alone heated 81.0% of households in Pinner ward, the ward that includes Pinner Green and Pinner Hill, 85.4% in Pinner South, which runs down to the Rayners Lane shops, and 83.3% in Hatch End, against 78.3% across Harrow. Between 6.5% and 7.0% in each ward used two or more types of heating, often gas alongside something else. Heat networks, the communal systems that take the gas duty away from flat landlords in some newer London developments, served 0.6% of households or fewer in each of the three wards, half the borough figure or less.

In HA5, then, a let without a gas safety duty is the exception. Most exceptions sit among the 9.0% of Pinner ward households heated only by electricity, which in practice means flats with night storage units, panel radiators and an induction or ceramic hob. With no gas pipe into the flat, there is nothing for an engineer to test, and we tell you that on the phone instead of charging for a wasted trip.

Several gas appliances in one Pinner house

A record for a Pinner house often runs longer than one for a flat. Bigger semis and detached homes may combine a conventional boiler feeding a stored cylinder, a hob, a living-room fire, and perhaps a second fire at the back or a decorative fuel-effect unit set into a disused grate. All of them go on the record, each with its flue.

Open-flued fires rely on the chimney they sit in, and in a house of the 1920s or 1930s that chimney is as old as the house, so the engineer checks the flue's draw and the ventilation the appliance needs. An appliance count at booking lets us allow the right time on site.

Flue terminals on Pinner's conservation-area houses

Where a boiler has been replaced, its flue terminal is often the only modern item on the front of a Pinner house. Along the Pinnerwood Park core roads, such as Evelyn Drive and Woodhall Gate, the estate's Article 4 direction pulls building alterations into the planning system, leaving out only new rear windows and doors; the outer roads, Albury Drive and Latimer Gardens among them, are controlled wherever a wall faces a road or open space. West Towers houses on Eastcote Road and West Towers itself have similar controls on front and exposed flank walls.

Relocating a boiler so that its terminal pokes through one of those walls could therefore be a planning matter, and Harrow's conservation officers are the people to ask before the installer is booked. At the annual check, the engineer's interest is safety: the terminal's distance from windows, doors and boundaries, anything obstructing it, and whether a later porch or extension has boxed it in. If a terminal is found in an unsafe position, the remedy can involve a planning question as well as a gas one, which is why we flag it at once.

Licensed shared houses in Pinner

With no selective licensing in Pinner, or in North Harrow ward next door, a single-household let meets the national rule alone: a check at least every 12 months and the record given to tenants. Licensed sharing brings in Harrow's own appendix of conditions. Under it, the council expects a current record, under a year old, that reaches the shared areas as well as each let room.

Fixed heaters must get a yearly service from someone competent, and a Calor cylinder heater or paraffin stove can never serve as the main warmth, even when a tenant bought it. On the day, our engineer will need the shared kitchen, any room with a gas appliance, and a boiler cupboard on a landing or under the stairs.

Booking a Pinner check around the renewal date

Book up to two months ahead of expiry and the renewal date stays where it was, so a Pinner check never needs to be squeezed into the last few days. The window also helps with the village calendar: Pinner Fair closes the centre for a day around the end of May, and in 2026 the closure ran from the afternoon of 26 May to the morning of 28 May, so properties near the High Street are easier to reach on another day.

Hold on to each record until two later checks exist. Next year brings another use for it: under the draft scheme for registering rented homes, London's turn comes in the summer and autumn of 2027, and the current gas record is one of the uploads.

Gas Safety Certificates in Pinner: your questions

Not answered here? Call 0203 667 1333 and ask.

There is no gas in my Pinner flat at all. Is a CP12 required?

No. Without a gas supply or landlord-owned gas appliance, the yearly check has nothing to cover. Your electrical report and energy certificate remain due as normal.

The tenants never light the living-room gas fire in my Pinner semi. Must it be tested?

Yes. As long as it is yours and still connected, it belongs on each year's record. Having it disconnected and capped by a Gas Safe engineer takes it off future checks.

Should I be sending Harrow my gas record every year for an ordinary Pinner let?

Not routinely. Sending the council a copy each year is a licence condition, and selective licensing does not reach any Pinner ward. Licensed shared houses in Pinner are the exception.

The engineer found my boiler unsafe. Will you repair it?

No. We do not repair or service boilers. The engineer explains how the appliance has been classified and, with your consent, makes it safe. The repair then goes to a heating engineer you choose, and we can recheck afterwards.

Can you check the gas hob in a flat above a Pinner shop?

Yes. Tell us how to get in, since many of these flats are reached from a rear yard, and whether the gas meter is in the shop.

My tenant brought their own gas cooker. Is it on my record?

No, a tenant-owned appliance sits outside the landlord's yearly check. Mention it at booking anyway, so the engineer knows everything that is connected.
