In short

How many Northwood homes actually need a gas safety record?

Most rented houses do. In the 2021 Census, 79.1% of households in the Northwood area and 84.5% in Northwood Hills heated their homes with mains gas alone, and more used gas alongside something else. Any rented home with a landlord-owned gas appliance needs a check every 12 months. We issue the record on the day.

A Gas Safe registered engineer carries out every check. Boiler servicing and repairs are outside what we offer, so a fault found on the day is reported to you to put right with your own heating engineer.

The full guide is on our Landlord Gas Safety Certificate (CP12) page, and everything else we do locally is under landlord certificates and repairs in Northwood.

Gas Safety Certificates in Northwood: what is different here

Big houses, more appliances on the record

The check covers every landlord-owned gas appliance, fitting and flue; the boiler is only one line. In a large Northwood house the list can run long: a main boiler plus a second one serving an annexe or extension, a gas hob, a gas fire in the sitting room, sometimes a gas-fired water heater left in a utility room.

Each is tested and recorded on its own, and the engineer needs to reach every flue terminal, including ones on a back wall behind a conservatory. Tell us the full list when you book so the time on site is right. Appliances the tenant owns are excluded from your duty, so say if there are any.

Gas fires in period fireplaces

Arts and Crafts houses were planned around their hearths, and in Frithwood and Old Northwood some still have a working gas fire or a decorative fuel-effect fire set into the original opening. These are open-flued appliances that depend on an old brick chimney to draw. The engineer checks for spillage and for adequate ventilation in the room, and a blocked or damaged flue is a common reason for a fire to be turned off and labelled at the check.

A carbon monoxide alarm is required in any room with a fixed combustion appliance other than a gas cooker, so a gas fire in the lounge brings an alarm with it. If you no longer want tenants using a fire, have it disconnected and capped rather than left in place with a note.

When there is no gas at all

Not every HA6 home has gas. Almost one household in ten in the Northwood area relied on electric heating alone at the 2021 Census, and 0.7% were on a district or communal heat network. A flat with electric heating, an immersion cylinder and an electric hob has no landlord gas appliance, so there is no gas safety record to get.

Hillingdon's proposed HMO conditions reflect this by applying the gas condition only where gas is supplied, and its application form asks for a gas certificate only where applicable. A block may still have gas plant in a basement plant room, but that is the freeholder's to check.

Hillingdon's yearly gas duty for shared houses

For a Northwood shared house under Hillingdon's licence, the proposed conditions go beyond the national rules. The licence holder must produce a gas safety certificate to the council every year, supply a current one within 14 days of a demand, and send a new one within 14 days if the council flags a safety risk.

A copy also has to be displayed in a common area. Keep the expiry date in the same diary as the licence and send each new record to the council when it is issued, rather than waiting to be asked.

Flue positions in the conservation areas

Hillingdon's Northwood-Frithwood leaflet lists installing a flue or vent pipe on the principal or side elevation, or on a wall facing the road, among the works that need planning permission in the conservation area. That bites when a boiler is replaced and the installer wants the shortest route out through the front wall. The safety check does not move a flue, but it will record a terminal that sits too close to an opening window, a door or a boundary, and the cheapest fix is to agree the position before the new boiler goes in.

On the Moor Park side, check Three Rivers' conservation area rules and the estate covenants before agreeing any flue that can be seen from the road.

Changing tenants without losing the anniversary

If you let rooms to staff at Mount Vernon Hospital on Rickmansworth Road, or to anyone on a fixed-length contract, a change of occupier can fall at any time of year. Each new tenant must have a copy of the current record before moving in, and existing tenants need theirs within 28 days of the check.

Under regulation 36A, a check carried out in the two months before the due date keeps the original anniversary, so you can line it up with a change of tenant without shortening the year. Keep every record until two further checks have been done.

Gas Safety Certificates in Northwood: your questions

Not answered here? Call 0203 667 1333 and ask.

Does a gas fire in a Northwood period fireplace need checking every year?

Yes, if you supplied it. It goes on the annual record with the boiler and hob, the flue is checked for spillage, and the room needs a working carbon monoxide alarm. A fire you do not want used should be disconnected and capped by a Gas Safe engineer.

My Northwood flat is all-electric. Do I need a CP12?

No. With no gas supply and no landlord gas appliance, there is nothing for a gas safety record to cover. You still need an EICR and an EPC, and the EICR becomes the main safety document for the flat.

How often must a Hillingdon HMO landlord send the council the gas certificate?

Every year, under the proposed licence conditions, and within 14 days whenever the council asks. If the council notifies a safety risk, a new certificate is due within 14 days. Check the conditions printed on your licence.

Can the gas check and the EICR be done on the same Northwood visit?

Yes, and it saves your tenants a second appointment. The gas safety record is issued on the day and the EICR report follows within 48 hours.

Will you repair the boiler if it fails the check?

No, boiler repairs are not part of our service. The engineer records the defect, makes it safe if needed and gives you the record, and you then call your heating engineer to carry out the repair.

Does Hillingdon's HMO gas condition apply in Moor Park?

No, because Moor Park is in Three Rivers. The national rule under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 still applies: a check every 12 months for any let with landlord gas appliances.
