In short
Do you cover Northwood for landlord certificates and repairs?
Yes. EliteShires Property Services issues EPCs, EICRs and gas safety records in Northwood and Northwood Hills, and sends plumbers, electricians, handymen and decorators from our Kenton Lane office, about 6.6 miles away by road. For landlords the big local change is Hillingdon's borough-wide additional HMO licensing, in force since 24 August 2026.
Northwood sits in the London Borough of Hillingdon, but Moor Park on its northern edge is in Three Rivers, Hertfordshire, with its own council and its own estate company. Tell us the full address and we will tell you which rules apply before we book anything.
Trades have their own Northwood pages: plumber in Northwood, electrician in Northwood and handyman in Northwood.

Letting in Northwood
If you let property in Northwood
Hillingdon has no selective licensing scheme that we could find as of October 2026, so an ordinary single-family let in Northwood does not need a council licence. HMOs are different. Mandatory licensing has long covered houses with five or more people from two or more households. On top of that, Hillingdon designated a borough-wide additional licensing scheme on 19 February 2026. It came into force on 24 August 2026 and runs to 23 August 2031, and it covers HMOs occupied by three or more people in two or more households that are not already caught by mandatory licensing. The council quotes a fee of £1,401 for a five-year licence, with 10% off for accredited landlords.
Planning changed too. Since December 2025 a borough-wide Article 4 direction means turning a family house into a small HMO for three or more unrelated people needs planning permission anywhere in Hillingdon, where before it applied only in Brunel and Uxbridge South wards. If you are thinking about converting a Northwood Hills semi into a shared house, check planning first and licensing second. Every licence carries conditions on gas safety, electrical appliances and furniture, and smoke alarms. We can produce the gas safety record, EICR and EPC for the application, and PAT records for anything you supply. Checked October 2026; confirm with Hillingdon's private sector housing team before you apply.

Local knowledge: Northwood
Northwood housing stock
Northwood grew around its Metropolitan Railway station, which opened in 1887. Hillingdon's leaflet for the Northwood-Frithwood Conservation Area records that Frank Carew laid out the estate after the railway arrived, and that it is mainly large, individually designed detached houses in the Arts and Crafts style, some of the later ones by C.H.B. Quennell, Swannell and Sly, and John Markham, a pupil of Lutyens. That conservation area was designated in 1989 and extended on 2 December 2009. Northwood Town Centre, Green Lane became a conservation area on the same day in 2009, and The Glen, Northwood followed earlier, on 18 July 2007. Northwood Hills is a younger place. Its station opened on 13 November 1933 and housebuilding followed almost at once, on a more modest scale than old Northwood: mostly 1930s semis, with a few flat-roofed modernist houses. Valuation Office records for the small statistical area named Northwood Hills date a quarter of its homes to the 1930s and 29% to between 1945 and 1964, so post-war building stands alongside the interwar semis.
The area named Northwood is older: 16% of its homes went up between 1900 and 1918, and 19% before 1919 in all. Hillingdon also lists several Northwood streets as areas of special local character, a lighter, non-statutory designation: Copsewood Estate, Gatehill Farm Estate, Dene Road (13 November 1989), Old Northwood (31 March 2005) and Hillside, Northwood Hills (24 July 2008). The 2021 Census shows how different the two wards are. In Northwood ward, 29.6% of the 4,757 households lived in a detached house and 35.4% in a purpose-built block of flats, with only 11.8% in semis. In Northwood Hills ward, semi-detached houses were the largest group at 31.3% of 4,514 households, with detached houses at 27.5% and purpose-built flats at 25.5%. Private renting stood at 26.6% of households in Northwood ward and 22.6% in Northwood Hills, where 10.9% also rented from the council.
What that means for certificates and repairs
- Large detached houses in Frithwood and around Dene Road usually have long pipe runs, a cold water tank in the loft and more than one bathroom, so a slow leak can sit unseen for weeks. We trace it before cutting anything.
- Affinity Water's 2025 report for its Northwood supply zone gives total hardness of 348 mg/l as calcium carbonate. That is very hard water, and it shows up as scaled shower valves, sluggish cistern fill valves and crusted aerators.
- Inside the Northwood-Frithwood Conservation Area, Hillingdon asks that materials and window shapes match the original house, which shapes any external decorating or joinery repair we quote.
- Flats are the biggest single housing type in Northwood ward, so many jobs involve a managing agent, a leaseholder and shared risers. We confirm who owns the pipe or cable before starting.
- Since 24 August 2026 any Hillingdon HMO let to three or more people from two or more households needs a licence, so shared houses in HA6 need certificates that can be produced on request.
- Moor Park houses in HA6 fall under Three Rivers and the Moor Park (1958) Ltd covenants, not Hillingdon, so external work there needs checking against both.
Getting to you
From 6 Station Parade on Kenton Lane we usually head up to Harrow Weald, west along the Uxbridge Road through Hatch End to Pinner, and then out on the A404 past Northwood Hills into Northwood. It is about 6.6 miles by road, so Northwood Hills and the streets around Joel Street are the nearest part of HA6 for us, and Moor Park and the Gatehill end are the furthest. Hillingdon runs parking management schemes around both stations: zone N in Northwood and zone NWH in Northwood Hills.
Bays in those zones are for permit holders during the controlled hours, so tell us the zone when you book and whether there is room on your drive. The roads inside the Moor Park estate are private and owned by Moor Park (1958) Ltd, so let us know if we need to be expected at the gate.
Neighbourhoods we cover in and around Northwood include Northwood Hills, Frithwood, Gatehill Farm Estate and Moor Park, Hertfordshire.

Northwood: common questions
Not answered here? Call 0203 667 1333 and ask.
Is Northwood in Hillingdon or Hertfordshire?
Mostly Hillingdon. Northwood town centre, Frithwood, Gatehill and Northwood Hills are all in the London Borough of Hillingdon. Moor Park, which shares the HA6 postcode, is in Three Rivers District, Hertfordshire, so planning and licensing questions there go to Three Rivers, not Hillingdon.
Does my Northwood rental need a licence from Hillingdon?
Only if it is an HMO. A house or flat let to one household needs no Hillingdon licence, because we found no selective licensing scheme as of October 2026. A property let to three or more people from two or more households has needed a licence under the borough-wide additional scheme since 24 August 2026, and five or more people come under mandatory licensing.
Can I turn my Northwood Hills house into a shared house?
Not without planning permission. Hillingdon's borough-wide Article 4 direction, in place since December 2025, removed the right to convert a family home into a small HMO for three or more unrelated sharers without permission. Get planning sorted before you spend on fire doors or extra bathrooms.
How hard is the water in Northwood?
Very hard. Affinity Water's 2025 report for its Northwood supply zone gives 348 mg/l as calcium carbonate. Expect limescale on shower heads, taps, kettles and the inside of cylinders, and plan to descale or replace cartridges and fill valves more often than in a soft-water area.
How far are you from Northwood?
Our office is at 6 Station Parade, Kenton Lane, Harrow, about 6.6 miles from Northwood by road. Emergencies are attended the same day in opening hours, Monday to Saturday, and on Sundays we take emergency calls only.
Do you work on houses in the Northwood-Frithwood Conservation Area?
Yes. Internal plumbing, electrical and decorating work is unaffected by the designation. For anything external, such as replacing a window, repainting joinery or a new external socket on the front elevation, we keep to Hillingdon's guidance on matching original materials and flag anything that may need consent first.
What decides the price of a job in Northwood?
The type of work. Certificates and defined jobs are a fixed price confirmed before we attend. Repairs are charged by the hour, with the rate and an estimate confirmed first. Large detached houses can take longer simply because there is more pipe and cable to trace, and we say so up front.
