In short

Do you paint and decorate homes in Northwood?

Yes. EliteShires Property Services decorates houses and flats in Northwood and Northwood Hills, working from our Kenton Lane office about 6.6 miles away. Rooms are priced against a written specification before we attend. A typical two-bed rental void takes two to four days, and exterior work is planned around weather and season.

Painting & Decorating in Northwood: what is different here

Decorating Arts and Crafts houses in Frithwood

Hillingdon describes the Northwood-Frithwood Conservation Area as large, individually designed Arts and Crafts houses that keep much of their original fabric. Inside, that means tall skirtings, panelled doors, picture rails, decorative plaster and sometimes old distemper or several layers of gloss on the joinery. Preparation takes longer than in a modern house: cracks in lime plaster need the right filler, flaking layers have to come back to a sound edge, and the finish on joinery should match its age.

We put that preparation in the written specification so the price reflects the work.

Outside: windows, bargeboards and the street scene

Hillingdon's guidance for the Frithwood area asks that materials and detailing match the existing house, down to window shapes and eaves details. For a decorator that means repairing and repainting original timber windows and bargeboards rather than replacing them, and choosing colours that sit with the street.

Painting in a similar colour does not normally need consent, but a dramatic change to a house in a conservation area is worth checking with Hillingdon first. Exterior work depends on dry weather, so we usually schedule it from late spring to early autumn.

Rental voids in Northwood flats and Northwood Hills semis

Most of our void work in HA6 is either a flat in one of the blocks around the town centre or a 1930s semi in Northwood Hills. A typical two-bed void takes two to four days: fill and sand, mist coat any new plaster, two coats on walls and ceilings, and woodwork refreshed in a durable finish. We take photographs before and after for the deposit file, and if the void also needs a gas safety record, EICR or EPC, we book those in the same window.

  • Walls and ceilings in hard-wearing washable emulsion
  • Woodwork and doors in satin or gloss
  • Stain blocking over old water marks before painting
  • Before-and-after photos for the inventory

Hard water marks and bathroom ceilings

Very hard water and poor extraction leave their own mark on Northwood bathrooms: limescale streaks on tiles and grout, and mould spotting on ceilings above showers. We clean and treat the surface, use a bathroom-grade paint, and point out if a failed extractor fan is the real cause. An electrician can replace the fan on the same booking. We do not carry out damp investigations, so a wall that is wet from the outside needs looking at by a surveyor first.

Moor Park houses and estate rules

On the Moor Park estate, in Three Rivers, external alterations come under both the council's conservation area controls and the covenants held by Moor Park (1958) Ltd. Interior decorating is unaffected. For exterior painting, check whether the estate has views on colour before we order paint.

High halls, open stairwells and access

Many larger Northwood houses have a hall that rises two floors, with a landing and a long run of banisters. Decorating that safely needs a stair platform or a small tower rather than a ladder, and the whole hallway is usually out of use for a day or two while it is done. We plan the order so the stairwell is finished before the rooms off it, protect stair treads and newel posts, and tell you up front if the job needs access equipment so it is in the quote, not added later.

Northwood Hills semis: getting a let ready quickly

The semis that make up the largest share of Northwood Hills ward's housing, many of them from the 1930s, are simpler to decorate: standard ceiling heights, plaster that has usually been skimmed at some point, and a familiar layout of two receptions, a kitchen and three bedrooms. That makes them quick to turn around between tenants.

We favour a neutral, washable emulsion in one colour throughout and a hard-wearing finish on skirtings and doors, so the next touch-up is a quick job rather than a full redecoration. Original picture rails and fireplaces are painted round, not removed.

Painting & Decorating in Northwood: your questions

Not answered here? Call 0203 667 1333 and ask.

How long does it take to decorate a two-bed flat in Northwood?

A typical two-bed void takes two to four days, depending on how much filling and stain blocking the walls need. Furnished, occupied homes take longer because we move and protect contents room by room.

Do I need permission to repaint my house in a Northwood conservation area?

Repainting in the same or a similar colour does not normally need consent. Replacing original windows or doors, or a significant change in appearance, may. Hillingdon's planning team can confirm for your address.

Do you supply the paint?

Either way. We can supply it and include it in the price, or use paint you have chosen. For older houses we recommend breathable finishes on original lime plaster.

Can you decorate around tenants in a Northwood shared house?

Yes, room by room, with access agreed in advance. Shared areas such as hallways and kitchens usually go quicker in a single concentrated visit, with fire doors and closers checked at the same time.

How is decorating priced?

Per room, against a written specification confirmed before we attend. Surface condition matters more than floor area, so we look at the walls or photos first.
