Why we do both halves
Compliance companies inspect and leave. Trades fix but cannot certify. Landlords end up managing both, usually against a deadline. We exist to remove that gap: we inspect, we certify, and we do the work the certificate says is needed.
In practice that means a void can be turned around in one coordinated window: EPC, EICR, gas safety and PAT testing alongside the plumbing, electrical, decorating and joinery snagging, photographed and invoiced once. It is faster to re-let and cheaper than five separate call-outs.
Who runs it
Anand Thakar, Director. Over twenty years in property, including seven leading an estate agency in this same corridor of North West London, and a background in banking at Lloyds TSB and NatWest before that. The contractor network behind this business is the one built up over those two decades of actually using it.
That agency background is why the business is shaped this way. Managing property for landlords is where you learn which certificates get missed, which repairs get deferred until they are expensive, and how much of a landlord's time goes on coordinating trades.
How we price
Fixed prices for defined work: certificates, consumer unit changes, decorating by the room. Hourly for fault finding and general repairs, with an honest estimate of the hours before we start. Whichever applies, you are told before we attend, and we do not revise it afterwards.
The conflict, addressed
An inspector who also sells remedial work has an incentive to find faults. Our answer: every coded observation is quoted line by line against its specific code, you are told plainly which items affect the satisfactory outcome and which are only recommendations, and you are free to have anyone else do the work. We would rather quote a job and lose it than write a report designed to generate one.
Accreditations
Gas work, electrical inspection and energy assessment are all legally restricted activities. We hold the relevant registrations and you are entitled to ask to see them. A Gas Safe registered engineer carries an ID card with a licence number and the categories of work they are qualified for.
Where we work
Four areas, deliberately: Harrow, Kenton, Stanmore, Edgware. Staying local is the point. A same-day promise only means something over a short distance, and knowing the housing stock changes what we expect to find before we arrive.
What we do not do
Structural work, significant roofing, damp investigation and full building projects. We will tell you and refer you on. Being the single number only works if we are honest about where it stops.
