Many Stanmore lets are larger houses and apartments, and where a home is let furnished you are supplying more appliances, so PAT testing is worth doing properly rather than nominally. Stanmore's own wards (Stanmore, Canons and Belmont) are not among the six wards in Harrow Council's selective licensing scheme, so an ordinary single-household let there does not currently need a selective licence.

We are based on Kenton Lane, a short drive south of Stanmore. We work The Broadway and Stanmore Hill, Stanmore Country Park and Bentley Priory, the gated and private roads towards the top of the hill, and Belmont between Stanmore and Harrow, so when you describe a property here we usually know the road and the housing type before we arrive.

Where a Stanmore street is in one of Harrow's controlled parking zones the resident books a visitor permit for our van, and on private and gated roads we need the gate code or concierge arrangement in advance, so tell us both when you book.

Stanmore housing stock

Stanmore runs from The Broadway up Stanmore Hill towards Stanmore Country Park, taking in substantial detached houses on wide plots, gated and private-road developments, well-kept 1930s stock nearer the station, and a number of purpose-built and later-living apartment schemes.

What that means for certificates and repairs

Larger houses mean substantially more circuits, so an EICR here takes longer than in a flat. Anyone quoting a flat rate without asking about the size of the property has not thought about it
Multiple bathrooms and en-suites mean more sanitary ware, more shower valves and more silicone, and more places for a slow leak to go unnoticed
Extended and remodelled houses often have layered generations of wiring and plumbing, and it is the junctions between those generations that generate faults and coded observations
Many of the larger properties have more than one gas appliance (boiler, second boiler, hob, fire) and every one the landlord provides needs to be on the annual safety record

Why does an EICR cost more on a large Stanmore house?

Because the price follows the number of circuits, not the postcode. A four-bedroom detached house with a garage supply, outbuildings, multiple bathrooms and thirty-plus circuits is a materially longer inspection than a two-bedroom flat with eight. We ask about the property before quoting for exactly this reason.

I have several gas appliances. Does each need checking?

Yes, if you provide them. The annual duty covers every gas appliance and flue the landlord provides: boiler, hob, gas fire, second boiler. A record that only covers the boiler does not discharge the duty for the rest. Appliances the tenant owns are theirs to maintain, although the pipework serving them is still yours.

Do you work on gated and private-road properties?

Regularly. Tell us the access arrangement when you book (gate codes, concierge, parking restrictions) because on private roads that is usually what determines whether a visit runs to time.

Do you cover Stanmore Hill and the roads towards the Country Park?

Is PAT testing worth it on a furnished Stanmore let?
