In short

Who tiles bathrooms, kitchens and floors in Stanmore?

EliteShires Property Services tiles bathrooms, en-suites, kitchens and porch floors throughout Stanmore, including Canons Park and the newer flats off Honeypot Lane.

Allow two to three days per bathroom, with any shower tanked before tiling. Defined jobs are priced up front and the price is fixed before the visit. Repairs are hourly, with the rate and an estimate agreed in advance. Larger Stanmore houses often have more than one bathroom, so we price each room separately and keep one in use.

The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Stanmore.

We attend in and around Stanmore, including Stanmore Hill, Belmont and Canons Park.

Tiling in Stanmore: what is different here

How do you phase tiling across a house with several en-suites?

Tiling across a Stanmore house with several en-suites is phased room by room, with one bathroom always left in use. Each room takes two to three days, so the written scope prices every bathroom separately and sets the order with you. Guest rooms usually go first and the main bathroom last. In larger Stanmore houses, master en-suites often have natural stone, such as marble or limestone. Stone needs sealing before grouting and again at intervals, and it does not tolerate acidic cleaners.

That matters here because Affinity Water describes its largely chalk-sourced supply as hard to very hard. Its own retailer guidance gives a typical 300 to 350 mg/l, and limescale shows on polished stone faster than on porcelain. If you are choosing new tiles for a shower, a honed or textured porcelain gives a similar look with far less upkeep. We give you both options in writing.

What changes when the bathroom is in a managed Stanmore block?

In a managed Stanmore block, what changes is mostly the rules around the job, and the stakes if a shower leaks. Purpose-built flats are 36% of households in Stanmore ward and 37.1% in Canons. A failed shower in a flat soaks the ceiling below, so tanking matters even more than in a house. We tank the whole wet zone, including the walls beyond the tray. Managing agents, including at the large new-build development off Honeypot Lane, usually set working hours, lift protection and how waste leaves the building.

Send us the block's contractor rules with your enquiry and we plan around them. In newer flats, cracked grout and gaps in silicone at the bath or tray edge are common once the building has dried out and settled. Regrouting and resealing usually fixes that. If the flat is still under its builder's warranty, ask the developer first.

Can you repair a tiled porch floor on the Canons Park Estate?

A tiled porch floor on the Canons Park Estate can usually be repaired like for like, once you have checked with the council. Harrow's appraisal of the estate describes 1930s Tudor Revival houses with tiled porches, tile-hung gables and clay roof tiles. Porch floors crack and lift with frost and age. We lift loose tiles, rebed sound ones and match replacements as closely as possible in clay or quarry tile. In 2022 Harrow made an Article 4 direction for most of the estate covering porches, windows, doors and exterior painting.

We have not been able to confirm that it was later confirmed, so ask Harrow's conservation team whether a like-for-like porch repair needs permission. Some estate roads, such as Canons Drive, carry Edgware postcodes, and we cover them all the same. Roof tiles and tile hanging are roofers' work, and we do not take them on.

Which floor tiles suit an older relative's bathroom in Stanmore?

A slip-rated matt porcelain is the safest choice, because polished stone and glossy ceramic get slippery when wet. Harrow Council's own profile of Stanmore notes that 22% of the ward's residents are over 65, against 15.4% across Harrow, so bathrooms are often being updated with an older user in mind. Smaller floor tiles add grout lines underfoot, which gives extra grip in a shower area. A contrasting tile at a step or threshold makes the edge easier to see.

Floors should be level and well bonded, because a rocking tile is a trip hazard as much as a cosmetic fault. We tile and seal. Where a full adaptation is needed, such as a level-access shower, an occupational therapist's assessment is the right starting point. Send us their specification and we will price the tiling to match it.

Included

What is included, and how booking works

Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend.

What we do

  • Substrate preparation, overboarding and levelling
  • Tanking of showers and wet areas
  • Wall and floor tiling in ceramic, porcelain and natural stone
  • Setting out from the sightline, not the easiest corner
  • Grouting and silicone to the correct joints
  • Regrouting and tile replacement as a repair option

How it works

  1. We assess the substrate and tell you what it actually needs
  2. You get a price per square metre against a written scope
  3. Wet areas are tanked before any tile goes on
  4. Tiling, grouting and silicone, with drying time between stages
  5. We tell you if a regrout would serve you better than a retile

Questions to ask any tiler, and our answers

  • What waterproofing goes behind the shower tiles, and how far does it run? Ours: the whole wet zone is tanked before a tile goes on.
  • Is the floor being prepared or overboarded? Ours: it has its own line in the written scope.
  • Is stripping the old tiles and taking the waste away included? Ours: the scope says so either way.
  • Where does silicone go instead of grout? Ours: at every change of plane and around the bath or tray.
  • Who disconnects and reconnects the plumbing and electrics? Ours: our plumbers and registered electricians, priced in the same scope where needed.

Ask us how long before the shower can be used and you will get a date before handover.

Tiling in Stanmore: your questions

Not answered here? Call 0203 667 1333 and ask.

Do you replace roof tiles or tile hanging on Stanmore houses?

No. Clay roof tiles and tile-hung gables, common on Canons Park and Old Church Lane houses, are roofing work, and we do not do significant roofing. On the estate, Harrow's 2022 Article 4 direction would also cover roof alterations, so check its current status with the council. We stick to floors and walls: bathrooms, kitchens, porch floors and repairs inside the house.

My new-build Stanmore flat already has cracked grout. Is that a defect?

Not necessarily. New buildings move slightly as they dry out, and grout or silicone at changes of plane is where that shows first. If the flat is within its builder's warranty period, report it to the developer first. Outside warranty, we can regrout and reseal, and check the shower tray is not flexing before we do.

Can you regrout a stone en-suite in Stanmore without replacing the tiles?

Usually, if the stone is sound and firmly bonded. We rake out the old grout by hand, regrout, renew the silicone at the tray and corners, then reseal the stone. Tap the tiles first: if several sound hollow, or water has already got behind them, regrouting only hides the problem and the shower area needs stripping, tanking and retiling. We tell you which case you are in before quoting.

My flat is in the Bentley Priory conversion. Can you retile the bathroom?

Possibly, but check first. Bentley Priory's central block is Grade II* listed, and changes inside a listed building that affect its special interest can need listed building consent. A modern bathroom fitted during the conversion may be straightforward. Ask Harrow's conservation team and your managing agent before we quote, and send us what they say.

Do the Kerry Avenue or Old Church Lane conservation rules affect bathroom tiling?

The Article 4 directions in those areas deal with outside changes that face the road, such as windows, porches and painting. They do not mention bathrooms. Internal tiling in a house that is not listed is unlikely to be affected, but if you are unsure, Harrow's conservation team can confirm before work starts.
