Can an upstairs bathroom floor in a Kenton semi take tiles?
An upstairs Kenton bathroom floor can take tiles once it has been made stiff enough, because it is timber joists and boards rather than concrete. Semi-detached houses held 64.7% of households in Kenton West at the 2021 Census, against 18.6% for London, and a third of Kenton East's households live in terraces, so almost any first-floor bathroom here sits on timber. Any flex in the boards cracks the grout and then the tiles.

Should Kenton showers have epoxy or cement grout?
For a Kenton shower we usually recommend epoxy, or a cement grout that is properly sealed. Kenton's water is hard to very hard. Affinity Water's 2025 reports for the zones around Kenton range from 295 mg/l in Wembley to a mean of 363 mg/l in Harrow South. Cement grout is porous, so limescale and soap settle into it and it needs sealing and resealing. Epoxy is dense, resists staining and shrugs off scale, but it costs more and takes longer to apply.
Larger tiles mean fewer grout lines to keep clean, and a frameless screen is easier to wipe than a framed one. That is our trade judgement, not a council rule. For a house share, where cleaning is patchy, the extra cost of epoxy in the shower is usually worth it. Elsewhere in the room, sealed cement grout is fine.
Which bathroom standard applies on each side of Kenton Road?
Brent's amenity standard applies to licensed house shares south of Kenton Road and Harrow's to the north, and Brent's is the more prescriptive on tiling. Brent's HMO amenity standards, which it applies when licensing both three or four sharers and larger shares, ask for a tiled splashback at least 300 mm high to every basin and bath, and to the kitchen sink and drainer. Shower cubicles need fully tiled walls or must be complete self-standing cubicles.
Bathroom surfaces must be smooth and non-absorbent, and the flooring must be non-slip. Harrow's conditions for licensed HMOs ask for similar splashbacks and sealed showers but word them differently. So a shower tiled to half height may be a problem on either side, and on the Brent side it does not meet the wording. We ask for the postcode first, then read the correct council's conditions before writing the scope.
Why can a bath that suits Brent fall short in Harrow?
A bath that suits Brent can fall short in Harrow because the minimum widths differ: Brent asks for at least 1700 mm by 700 mm, in a room at least 1700 mm by 1400 mm, and Harrow asks for 1700 mm by 760 mm. A slim 700 mm bath that passes in Brent's Kenton ward would fall short across Kenton Road in Kenton East. Showers are 800 mm by 800 mm on both sides, and Brent adds a minimum room of 1600 mm by 900 mm for a shower room and 1300 mm by 800 mm for a separate WC.
Brent also asks for extraction of at least three air changes an hour, with a 20-minute overrun, where there is no window of at least a twentieth of the floor area. We check the bath or tray against the right council before you order, and tile to the finished size.

I'm not sure whether my Kenton house is in Brent or Harrow. Does it matter for tiling?
For your own home, no. The tiling is the same either way. For a licensed house share, yes, because Brent and Harrow word their bathroom standards differently and set different bath widths. Your council tax bill names the council, and both councils have postcode checkers on their licensing pages. Give us the full postcode when you call and we will tell you whose conditions we are working to.
Will Brent accept a shower enclosure instead of tiling to the ceiling?
Yes. Brent's conditions allow either fully tiled walls or a complete self-standing cubicle. A one-piece enclosure can suit a small Kenton bathroom or a loft shower room where tanking and tiling every wall is awkward. If you go that way, we tile the rest of the room and seal the enclosure to the walls and floor.
Do I need a skip for a Kenton bathroom strip-out?
Usually not. A single bathroom's waste normally leaves in the van. If you want a skip in a controlled bay on the Brent side, Brent needs a bay suspension application at least seven working days ahead, and charges extra if it arrives less than 14 days before. What should my Kenton tenants use to clean the shower tiles?
A mild, non-acidic cleaner and a squeegee after each shower. In water this hard, the squeegee does most of the work. Strong acidic descalers take the scale off quickly but etch cement grout and any natural stone, so the grout gets rougher and stains faster.
