In short

Who tiles bathrooms, kitchens and floors in Edgware?

EliteShires Property Services is a tiler for bathrooms, showers, kitchens and floors across Edgware, Burnt Oak and Edgwarebury, on both sides of the Barnet and Harrow boundary.

Expect two to three days for most bathrooms, with the shower tanked before any tiling. Defined jobs carry a fixed price confirmed before we attend. Repairs are hourly, with the rate and an estimate agreed beforehand. About seven in ten homes in central Edgware were built between 1919 and 1939, so most of the bathrooms we strip out here began life in the 1930s.

The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Edgware.

We attend in and around Edgware, including Edgware town centre and Canons Park.

Tiling in Edgware: what is different here

What turns up when an Edgware interwar bathroom is stripped out?

Stripping out an interwar Edgware bathroom usually uncovers several generations of earlier work. Valuation Office figures for March 2025 put the interwar share at 71.3% of homes around the station and town centre, and 70.5% in the neighbourhood covering most of Harrow's Edgware ward. A bathroom that old has normally been refitted two or three times. We often find tile laid over tile, plaster patched around old pipe routes, and walls that are no longer flat or square.

We look under a loose tile or behind a panel at the survey, and the scope says what we expect to find. If stripping out reveals something that changes the job, such as plaster that has come away from the brick, we stop and agree the change with you before carrying on. Upstairs floors are timber, so they are stiffened and boarded before any floor tile is laid.

How do you approach a bathroom on the Watling Estate?

A Watling Estate bathroom starts with a tape measure, because room sizes vary from house to house and the tile size has to suit each room. The estate in Burnt Oak was built by the London County Council: the first residents moved in during 1927 and it was finished by 1930. It has about 4,000 homes, most of them cottage-style houses, and has been a Barnet conservation area since 1998. In a narrow room, the setting out decides whether you see even tiles or slivers in the corners, so we draw it before ordering.

Barnet's appraisal is concerned with the outside of the houses, and tiling a bathroom is internal work. Houses shared by three or more people from two or more households fall under Barnet's borough-wide additional HMO licensing. Barnet sets its own standards, so send us the conditions on your licence and we tile to them.

Does it matter whether an Edgware let is in Barnet or Harrow?

Whether an Edgware let is in Barnet or Harrow matters for a licensed shared house, because each council sets its own conditions. Most of Harrow's side of HA8 is the Edgware ward, west of Burnt Oak Broadway, and Canons ward, west of the High Street. A licensed HMO there follows Harrow's amenity standard, which covers splashback heights, sealed showers and slip-resistant, impervious floors. The town centre, the station, Edgwarebury and Burnt Oak are Barnet, and a few southern HA8 streets near Queensbury are in Brent.

For a family let or your own home, the council makes no difference to the tiling itself. What changes is who might inspect it and what they will look for. When you enquire, give us the full postcode. We tell you which council's conditions apply and ask for a copy of the licence, so the written scope matches what the council expects.

How do you keep limescale off Edgware shower tiles?

Limescale on Edgware shower tiles is kept down mostly through grout choice and a simple routine. Affinity Water's Edgware supply zone, which serves 69,594 people, measured total hardness of 310 mg/l in its 2025 report, with calcium at 124 mg/l. Hard water leaves a white film on tiles and glass and settles into porous grout. In showers we use a low-porosity or epoxy grout. Where cement grout is used, we seal it once it has cured.

We fit the screen so it can be wiped easily, and finish the tray edges with silicone, not grout. At handover you get a care note: squeegee the walls after use, and avoid acidic descalers, which roughen grout and etch stone. Not every HA8 street is in the Edgware zone, so check your postcode with Affinity before relying on that figure.

Included

What is included, and how booking works

Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend.

What we do

  • Substrate preparation, overboarding and levelling
  • Tanking of showers and wet areas
  • Wall and floor tiling in ceramic, porcelain and natural stone
  • Setting out from the sightline, not the easiest corner
  • Grouting and silicone to the correct joints
  • Regrouting and tile replacement as a repair option

How it works

  1. We assess the substrate and tell you what it actually needs
  2. You get a price per square metre against a written scope
  3. Wet areas are tanked before any tile goes on
  4. Tiling, grouting and silicone, with drying time between stages
  5. We tell you if a regrout would serve you better than a retile

Questions to ask any tiler, and our answers

  • What waterproofing goes behind the shower tiles, and how far does it run? Ours: the whole wet zone is tanked before a tile goes on.
  • Is the floor being prepared or overboarded? Ours: it has its own line in the written scope.
  • Is stripping the old tiles and taking the waste away included? Ours: the scope says so either way.
  • Where does silicone go instead of grout? Ours: at every change of plane and around the bath or tray.
  • Who disconnects and reconnects the plumbing and electrics? Ours: our plumbers and registered electricians, priced in the same scope where needed.

Ask us how long before the shower can be used and you will get a date before handover.

Tiling in Edgware: your questions

Not answered here? Call 0203 667 1333 and ask.

Do you tile in the newer flats near Edgware station?

Yes. A third of homes in one area just north of the town centre were built after 2000, and more are planned under the Broadwalk redevelopment that Barnet's planning committee resolved to approve in 2025. These flats usually have boarded walls and screed or timber floors, and their managing agents set working hours and access rules. Send us those rules with your enquiry and we plan the job around them.

Can you tile the outside of my Watling Estate house?

Not without checking with Barnet first. On conservation-area land, cladding the walls of a house in tiles, stone, render or timber is not permitted development, so planning permission may be needed. Barnet's appraisal also lists cladding as a harmful change on the estate. Inside work, such as bathrooms, kitchens and hall floors, is unaffected.

Which Affinity Water zone is my Edgware address in?

Many HA8 addresses are in the Edgware zone, but yours may sit in a neighbouring Affinity zone with a different hardness result. Affinity's postcode checker tells you your zone and its latest figure. Either way, the water around Edgware is hard enough that the grout advice on this page applies, so we use the same shower specification whichever zone you are in.

Can you match the tiles in an original 1930s Edgware bathroom?

Rarely exactly. Period tiles in that size and glaze are seldom made today. If only a few are broken, we can take sound tiles from behind a bath panel or cupboard and use them where they show. If more are missing, a deliberate contrast band often looks better than a near miss. Send photos and we will suggest options.

Where will the tiler park for an Edgware job in a controlled zone?

It depends on the side of the boundary. On Harrow streets, the resident or the contractor can apply for a dispensation to park on a single yellow line for essential building work, though it is rarely granted where there is a driveway. In Barnet, check the zone signs and the council's rules. Let us know about parking when you book.
