Harrow
HA1, HA2, HA3
Harrow covers everything from Victorian terraces near the town centre to interwar semis and purpose-built blocks. That spread is why a fixed price quoted over the phone is usually wrong.

EPC, EICR and gas safety certificates, plus the plumbers, electricians and trades to put right whatever they find. One visit, one invoice.

| Certificate | How often | Price |
|---|---|---|
| Gas safety record | Every 12 months (up to 2 months early keeps the date) | from £70 |
| EICR | At least every 5 years | from £120 |
| EPC | Valid 10 years; needed to sell or let. E or above to let | from £75 |
Landlords normally juggle a separate contractor for every certificate and every repair. We do all of it, across four areas, which removes the gap between finding a problem and fixing it.

An EICR that comes back unsatisfactory starts a 28-day clock. A gas check that finds an at-risk appliance needs it disconnecting and repairing. An EPC below E stops you letting unless an exemption is registered. In every case you then need someone to do the work.
An inspector who also sells remedial work has an obvious incentive to find faults, so let us address it directly: every coded observation is quoted line by line against its specific code, you are told plainly which items affect the outcome and which are only recommendations, and you are free to have anyone else carry out the work.
“A legionella certificate is not a legal requirement. We will tell you that.”
That is our position on every certificate we sell: if you do not need it, we say so. What landlords actually owe on legionella

Who runs it
Over twenty years in property, including seven leading an estate agency in this same corridor of North West London. Managing property for landlords is where you learn which certificates get missed and which repairs get deferred until they are expensive. This business is the answer to that.
We cover four areas rather than half of London. A same-day emergency promise only means something over a short distance, and local housing stock genuinely changes what we find.

Kenton is where we are based, on Station Parade at Kenton Lane. It is almost entirely 1930s suburban stock, which makes the recurring compliance issues very predictable.
HA7
Stanmore has the largest properties of the four areas, which means more circuits, more appliances, more bathrooms and longer inspections. Pricing per property rather than per hour matters more here.
HA8
Edgware mixes substantial detached housing with a large flatted sector and continuing new-build development, and the compliance picture is different in each.
Our office is on Station Parade at Kenton Lane, a short walk from Kenton station on the Bakerloo and Lioness lines. It is a walk-in office, so you are welcome to drop in.

We cover Harrow, Kenton, Stanmore and Edgware. If you are just outside, call and ask — we would rather tell you honestly that you are better off with someone closer than take a job we cannot service properly.
In most cases yes. EPC, EICR, gas safety and PAT testing can usually be coordinated into a single window, alongside any repairs. That is the main practical reason to use one contractor for compliance and trades.
Defined jobs like certificates, consumer unit changes and decorating are fixed prices. Fault finding and general repairs are hourly, with an honest estimate of the hours up front. Either way you know before we attend.
Same day across all four areas during working hours. If we genuinely cannot make it, we say so on the phone so you can call someone else rather than waiting on us.
Yes, on account with monthly consolidated invoicing, photographic reporting and an agreed authorisation threshold for spend.
Structural work, significant roofing, damp investigation and full building projects. We will tell you and point you elsewhere rather than take work we are not the right trade for.
Most quotes are settled on a two-minute call. Or send the form and we will call you back.
