In short

Can you do an EPC for a Colindale flat?

Yes. EliteShires Property Services assesses Colindale flats and houses for EPCs, and the certificate is lodged within 24 hours of the visit. Most homes here are flats built since 2005, so the current band E minimum is rarely the problem. The care goes into recording the heat network or electric heating correctly.

The fee is fixed and confirmed before we attend. We travel from our Kenton Lane office, about four miles away, so tell us the building name and how the concierge or fob entry works when you book.

The full guide is on our Energy Performance Certificate (EPC) page, and everything else we do locally is under landlord certificates and repairs in Colindale.

EPC Certificates in Colindale: what is different here

The first Beaufort Park certificates are running out

A new home gets its first EPC when it is completed, and that certificate lasts ten years. Beaufort Park was approved in April 2005 and has been finished in phases ever since, with the last 485 homes occupied from 2024. A flat handed over in 2015 or 2016 is therefore carrying a certificate that has expired or soon will, and many landlords only find out when the letting agent asks for it. The earliest occupied phases of Colindale Gardens will reach the same point over the next few years.

You can look up the expiry date on the government register by postcode. If it has passed or is close, book before you advertise, because the certificate has to be in place before the flat is marketed. An expired EPC does not stop a tenancy that is already running, but you will need a valid one for the next let.

What Colindale flats tend to score

Published figures put flats well ahead of houses. ONS reported a median energy efficiency score of 74 for flats and maisonettes, and new dwellings assessed in the five years to March 2025 had a median of 84, which sits in band B. Barnet's needs assessment for 2023/24 shows the same order within the borough: flats and maisonettes at a median of 74, terraced homes at 66, and semi-detached and detached houses at 61.

Rented homes in Barnet had a median of 69, against 65 for owner-occupied homes. At the 2021 Census, purpose-built flats made up 74.5% of homes in Colindale South and 64.9% in Colindale North. So most lettings here start in band C or B, a long way from the E minimum. The exceptions tend to be older houses and flats with direct electric heating, which we come to below.

Heat networks: tell us who supplies your heat

Colindale Gardens is served by a district heating network. Its energy centre has a gas combined heat and power engine, gas boilers and 100,000 litres of thermal storage, and Metropolitan has run it for Redrow under a 25-year agreement since 2020. Each flat takes its heat through a heat interface unit and a meter rather than a boiler. On Grahame Park, the new Notting Hill Genesis phases are designed around a sitewide network meant to draw about 95% of its yearly heat from air-source heat pumps.

An assessor has to record the heating as a heat network, not as a boiler or electric heaters, and the details of the network affect the result. Before the visit, find a heat bill or the supplier's name, and leave the cupboard with the heat interface unit clear. We photograph the unit, the controls and any hot water cylinder, so the evidence behind the rating can be checked later if the tenant or the council asks.

Why an all-electric flat can rate below the block next door

An EPC rating is worked out from modelled running costs, not from how warm a flat feels. Direct electric heating is costed at electricity prices, so a well-insulated flat warmed by panel heaters or electric underfloor mats can come out a band lower than a similar flat on a heat network. Some Beaufort Park bathrooms were fitted with electric underfloor heating, heated wall panels and heated mirrors, according to the installer's own case study, and those are recorded as part of the heating.

In a leasehold flat the choices for improving the score are narrow. Windows, external walls, the roof and anything on the outside of the block belong to the freeholder, so you cannot change them yourself. What is usually within your control is inside the flat: heating controls, the insulation on a hot water cylinder, lighting, and replacing old electric heaters with more controllable ones. The recommendations page of the certificate lists the measures that apply to your flat.

Band C by 2030: what it means for a Colindale flat

Today a private let needs at least band E. In January 2026 the government decided that privately rented homes should reach band C or an equivalent by 1 October 2030, with a cap of £10,000 per property on required spending, and that a certificate rated C and issued before 1 October 2029 stays compliant until it expires. This is a decision, not yet law, and legislation is intended for 2027. New-style EPCs based on the Home Energy Model have moved to the second half of 2027.

For most Colindale flats that already sit in C or B, the point is timing. A new certificate rated C now would run well past the 2030 date. For an electric flat sitting at the bottom of C or the top of D, it is worth knowing which in-flat measures the assessor recommends before you decide when to renew.

Shared flats and the coming register

Barnet's licence conditions for HMOs, published in 2022, set a minimum EPC rating of E and require a copy of the certificate to be sent to the council within six months of the licence being granted. A Colindale flat let to three or more sharers from two or more households falls under the borough-wide additional licensing scheme, which runs to 27 October 2027, so the EPC should be ready before you apply.

The private rented sector database will also ask for it. Under regulations that are still in draft, London landlords register between 15 July and 14 October 2027 and upload the EPC, gas safety record where there is gas, and the EICR or installation certificate. Having a certificate with plenty of time left on it saves a second visit.

EPC Certificates in Colindale: your questions

Not answered here? Call 0203 667 1333 and ask.

My Beaufort Park flat still has the EPC from when it was built. Can I use it?

Yes, if it was lodged in the last ten years. Check the date on the government register. If the flat was completed before late 2016, that first certificate has run out and you need a new one before the flat is advertised.

Does a Colindale Gardens flat on the heat network get a worse rating?

Not as a rule. New flats on heat networks often sit in band B or C. What matters is that the network is recorded correctly, so have a heat bill or the supplier's name ready, and leave the heat interface unit cupboard accessible for photographs.

Will my all-electric NW9 flat meet the proposed band C?

Many will and some will not, because electric heating is costed at electricity prices. The certificate's recommendations show what would lift it. Remember that band C by 2030 is a government decision that has not yet become law.

Do I need the freeholder's permission to improve my Colindale flat's EPC?

For anything on the outside or in the structure, such as windows, external walls or a new flue, almost always. Measures inside the flat, such as heating controls, cylinder insulation and lighting, usually do not, but check your lease.

Does Barnet want the EPC for a licensed shared flat in Colindale?

Yes. Barnet's published HMO licence conditions set a minimum of band E and ask for a copy within six months of the licence being granted. Confirm the current conditions with Barnet when you apply.

I am selling a shared ownership flat in Colindale. Do I need a new EPC?

Buyers and tenants must be given a valid EPC, and if there is none, one must be ordered before the flat is marketed. If the certificate from completion is less than ten years old, it still counts, so check the date before booking a new one.
