In short

How do EPC ratings in Mill Hill compare with the rest of Barnet?

They split sharply. ONS medians to March 2025 put the Mill Hill East area, largely Millbrook Park, at 84 (band B), while the Mill Hill Broadway and Mill Hill Park areas both sit at 68, the top of band D. Barnet as a whole is 71. We lodge your EPC within 24 hours of the visit.

Those three figures come from the ONS's statistical areas Barnet 017, 021 and 016, which the House of Commons Library names Mill Hill East, Mill Hill Broadway and Mill Hill Park. They describe the median certificate, so your own home can sit either side of them. The Hale, on the Edgware side of the Broadway, falls in a different statistical area and is not part of these three figures.

EPC Certificates in Mill Hill: what is different here

Why NW7 has two EPC stories

Valuation Office figures for March 2025 show how differently the two halves of Mill Hill were built. In the Mill Hill East area, 2,710 of roughly 5,070 homes (53.5%) date from 2009 or later, which is the Millbrook Park build-out on the old Inglis Barracks. Around the Broadway the picture reverses: 70.2% of about 3,150 homes were built between 1919 and 1939.

Across Barnet, the ONS puts the median for new dwellings at 84 and for existing ones at 68, and that sixteen-point gap is roughly the gap between a Millbrook Park flat and a Hale Lane semi.

The Broadway semi that sits one point below C

Band C starts at a score of 69, and the Broadway and Mill Hill Park areas both record a median of 68. For a typical 1930s semi off Hale Lane or Bunns Lane, that means a single measure often decides the band. The usual candidates are topping up thin loft insulation, adding heating controls, swapping the remaining halogen or old fittings for low-energy lamps, and insulating the hot water cylinder properly.

The recommendations report that comes with your certificate lists the measures in order, with the rating each would reach.

  • Barnet median for existing semi-detached houses: 61 (band D)
  • Barnet median for homes built 1930 to 1982: 66
  • Barnet median for pre-1929 homes: 63
  • Barnet median for homes built from 2012: 84

What the Article 4 direction means for Ridgeway ratings

On most of The Ridgeway through Mill Hill Village, Wills Lane, Winterstoke Gardens, Milespit Hill and around The Forge, Barnet's Article 4 direction controls windows, external doors, roofing materials and external painting. The appraisal also counts 47 statutory listed and 58 locally listed buildings in the conservation area. External wall insulation on a weatherboarded cottage, or uPVC double glazing in place of timber sashes, is unlikely to be acceptable.

Realistic gains there come from inside: loft and floor insulation where the structure allows, draught-proofing of existing sashes, better heating controls and, with the right consents, secondary glazing. We record what is actually there and say plainly when a recommendation will need Barnet's approval.

Millbrook Park: high ratings, but watch the expiry date

An EPC lasts ten years. VOA build-year counts for the Mill Hill East area show about 510 homes dated 2015 to 2017, so certificates lodged when those homes were first sold are now expiring or about to. A rating of B on paper does not help if the certificate has lapsed: prospective tenants or buyers must be given a valid one, a new EPC must be ordered before the property is marketed, and the fine for a dwelling is £200.

Homes on the Millbrook Park district heating network are assessed with the network's details, so have the heat supplier's name from your bill or lease pack ready for the assessor.

Large detached houses near Mill Hill School

In 2021, 18.8% of households in Mill Hill ward lived in detached houses, many of them on Nan Clarks Lane, Highwood Hill and the roads round Mill Hill School and Belmont. Barnet's median for an existing detached house is 60, the lowest of any house type in the borough.

Big floor areas, several extensions of different ages and a mix of glazing make these the longest EPC visits we do in NW7. Building control completion certificates for extensions and loft conversions help, because evidence of insulation can lift the rating where the assessor cannot see it.

Where the letting rules stand in October 2026

Today the legal floor for a let is band E, unless a valid exemption is registered, and the spending cap behind an exemption is £3,500 including VAT. In January 2026 the government said privately rented homes should reach C, or an equivalent, by 1 October 2030, with a £10,000 cap and legislation intended for 2027; it is a decision, not yet law.

A C rating issued before 1 October 2029 would stay compliant until it expires. For a Broadway semi on 68, that makes a one-point improvement worth planning for well before 2030.

EPC Certificates in Mill Hill: your questions

Not answered here? Call 0203 667 1333 and ask.

Is the EPC on my Millbrook Park flat still valid?

Check the register date. Certificates last ten years, and many Millbrook Park homes were completed and first certified between 2015 and 2017, so they are now expiring. You need a valid one before you market the flat to let or sell.

My Mill Hill Broadway semi is rated D. Can I still let it?

Yes. As of October 2026 a let only has to reach band E. Band C by 1 October 2030 is a government decision that is not yet law, but a semi scoring around 68 is often one measure away, so it is worth reading the recommendations now.

Can a Ridgeway cottage under the Article 4 direction reach band C?

Sometimes, but rarely through the walls or windows, which the direction and any listing protect. Loft insulation, draught-proofing, heating controls and consented secondary glazing are the usual routes. The certificate shows the realistic ceiling for your cottage.

Does a Millbrook Park home on the heat network need anything special for an EPC?

Only information. The assessor records the heat network as the heating source, so the name of the heat supplier and any details from your lease pack or bill make the assessment quicker and more accurate.

Will I need the EPC to register a Mill Hill let on the new landlord database?

Yes, under the draft regulations the EPC is one of the documents uploaded. For London lets the registration window is 15 July to 14 October 2027, if Parliament approves the regulations.

How quickly is a Mill Hill EPC lodged?

Within 24 hours of the visit. You get the fixed price before we come, and the EICR and gas safety record can be booked for the same visit to NW7.
