In short
Need an EPC for a Hendon let or sale?
Yes, we carry out EPCs across NW4 and West Hendon and lodge the certificate within 24 hours of the visit. In Hendon the rating depends heavily on the age of the building: ONS figures for Barnet show most flats reach band C, while most pre-1929 houses and interwar semis do not.
An EPC is a fixed price, confirmed before the assessor attends. If you hold a Barnet HMO licence, tell us when you book, because the licence sets its own EPC deadline.
The full guide is on our Energy Performance Certificate (EPC) page, and everything else we do locally is under landlord certificates and repairs in Hendon.
EPC Certificates in Hendon: what is different here
What Barnet's EPC figures say about Hendon housing
The Office for National Statistics publishes EPC results by council area. Among Barnet homes with a certificate on the register in the ten years to March 2025, 58.2% were rated C or better and the median score was 71, just inside band C. Those averages hide a wide spread. Flats and maisonettes in Barnet reached C or better 71.9% of the time, terraced houses 40.6%, detached houses 29.6% and semi-detached houses only 19.7%.
By age, the share at C or above was 26.4% for homes built before 1929, 40.1% for 1930 to 1982, 80.8% for 1983 to 2011 and 97.5% for homes built since 2012. Hendon has every one of those groups within a short walk, so the ward average tells a landlord very little about one address.
Victorian conversions, interwar semis and new blocks give different results
A flat carved out of a Victorian house off Brent Street belongs to the pre-1929 group, which Barnet's figures put at a median score of 63, solid D. It usually has solid brick walls, a suspended timber floor, a shared roof void it does not control and single-glazed sashes at the front. A 1930s semi near Hendon Central falls in the 1930 to 1982 band, median 66, still D, but has cavity walls that may already be filled and a loft that can take more insulation.
A new flat at Hendon Waterside in West Hendon, part of the redevelopment of the 1960s estate beside the Welsh Harp, belongs to the post-2012 group, where almost every home is C or better. We look for evidence on site, such as loft depth, cavity fill, glazing dates and the heating controls, because the assessor can only credit what can be seen or documented.
Barnet HMO licences ask for an EPC of their own
Barnet's standard conditions for HMO licences, published for the borough-wide additional scheme that began on 27 October 2022, require the whole property to reach at least band E and require the licence holder to send the council a copy of the EPC within six months of the licence being granted. That catches out owners of shared student houses near Middlesex University who have let room by room for years and never commissioned a certificate. If the house is licensed, or you are about to apply, book the EPC early so any improvement work has time to happen before the six months run out.
The Burroughs and Church End limit what can change outside
Hendon's two conservation areas, The Burroughs and Church End, were both designated in 1983, and Barnet's appraisal for The Burroughs records an Article 4 direction from 1987 covering 1 to 8 Burroughs Gardens and 63 to 77 The Burroughs. It restricts the replacement of windows and doors and the painting of external walls, and some buildings on The Burroughs are listed.
External wall insulation and uPVC replacement windows are therefore unlikely options for those houses. The realistic EPC gains there come from inside: loft insulation, draught-proofing the sashes, a more efficient heating system with proper controls and low-energy lighting. The recommendations on the certificate are generated by software, so we point out any that the planning position makes unrealistic.
Band E now, a proposed band C for 2030
Today a private let in England must be rated E or above unless a valid exemption is registered, and the cap on what a landlord has to spend to get there is £3,500 including VAT. The government announced in January 2026 that it intends to require EPC C or equivalent by 1 October 2030, with a spending cap of £10,000 per property, but that is not yet law.
Its response also says an EPC rated C issued before 1 October 2029 stays compliant until it expires. For an owner of a pre-1929 Hendon conversion sitting at D, a certificate now gives a clear starting list of what to improve before that deadline, if it is legislated.

My Hendon student HMO is let by the room. Does Barnet still want an EPC?
Barnet's HMO licence conditions ask for a copy of the EPC within six months of the licence being granted and a minimum rating of E for the property. Check your own licence document, because conditions can be added for a particular house.
Will my 1930s semi near Hendon Central reach band C?
Possibly, but most do not yet. ONS figures for Barnet put only about one semi in five at C or above. Filled cavities, a deep loft, double glazing and good heating controls are what push a semi of that age over the line.
Can I add external wall insulation to a house on The Burroughs?
Probably not without consent. The Burroughs is a conservation area, some buildings are listed, and the 1987 Article 4 direction covers changes to the outside of 1 to 8 Burroughs Gardens and 63 to 77 The Burroughs. Ask Barnet's planning team before relying on it.
Is a new flat at Hendon Waterside likely to rate well?
Very likely. Barnet homes built since 2012 were rated C or above 97.5% of the time in the ONS data. The certificate will reflect the communal heat network that serves those blocks, so bring any information the managing agent gave you about it.
Do I need a separate EPC for each flat in a converted Hendon house?
Each self-contained flat that is let or sold needs its own certificate. A house shared as one HMO is normally assessed as a whole. If you are unsure which applies, tell us how the building is laid out and let.
How quickly can you lodge an EPC for a Hendon flat?
We lodge it on the national register within 24 hours of the visit. Book before you advertise the let, since the certificate has to be commissioned before marketing starts.
