Landlord Certificates & Repairs in Hendon

Hendon has a higher share of houses split into flats than Barnet as a whole, plus terraces older than the tube, so we ask about the building before we quote.

In short

Do you cover Hendon for landlord certificates and repairs?

Yes. EliteShires Property Services covers Hendon and West Hendon for landlord certificates, plumbing, electrical work and handyman lists, from our Kenton Lane office about five miles away by road. What matters most here is how many homes are shared or split: a converted house near The Burroughs is a different job from a family semi.

A genuine emergency reported Monday to Saturday in opening hours gets a visit that day; on Sundays we only take emergency calls. Certificates and defined jobs are a fixed price confirmed before we attend.

Trades have their own Hendon pages: plumber in Hendon, electrician in Hendon and handyman in Hendon.

Letting in Hendon

If you let property in Hendon

Barnet has run borough-wide additional HMO licensing since 27 October 2022, and the scheme is due to end in October 2027. It covers houses and flats shared by three or more people from two or more households, so a typical student let near Middlesex University needs a licence, and HMOs of five or more people also come under mandatory licensing. There is no selective licensing in force in Barnet as of October 2026. The NRLA and London Property Licensing reported that the council consulted from 15 June to 15 September 2026 on a selective scheme for ten wards, and Hendon and West Hendon are both on that list, along with Burnt Oak, Childs Hill, Colindale North, Colindale South, Cricklewood, Finchley Church End, Friern Barnet and Golders Green.

No decision had been published when we checked. Barnet has twice approved selective schemes in the past that were never brought in, so wait for a formal designation notice before treating it as certain. Separately, since 29 May 2016 a borough-wide Article 4 direction has meant that turning a family house into a small HMO needs planning permission in Barnet. Every HMO licence carries national conditions on gas, electrical appliance, furniture and alarm safety, with declarations to the council on demand. (Checked October 2026; Barnet's own website blocks automated checks, so confirm the detail with the council.)

Local knowledge: Hendon

Hendon housing stock

Hendon grew in layers. The Victoria County History records the station opening in 1868 in fields at the foot of Burroughs Lane, now Station Road, and Brent Street becoming the main shopping street by the late nineteenth century. West Hendon expanded after the Schweppes mineral water factory opened there in 1895. The bigger change came with the Underground: a roundabout and new roads were built near Hendon Central station in 1923, Watford Way opened in 1927, and by 1935 houses had filled the remaining land in the south of the parish. After the war, multi-storey blocks went up east of Brent Street.

The older core survives in two conservation areas, both designated in July 1983. Hendon Church End runs along the ridge around St Mary's parish church, and The Burroughs, according to Barnet's appraisal, has Georgian terraces to the south and Victorian terraces to the north, with Middlesex University's campus further up the road. At the 2021 Census, Hendon ward was 44.6% purpose-built flats and 13.3% houses converted into flats or rooms, against 8.8% across Barnet. Private renting stood at 47.2% of households in Hendon ward and 43.1% in West Hendon, compared with 32.7% for the borough.

What that means for certificates and repairs

  • One Hendon household in eight lived in a converted or shared house in 2021, so leaks through ceilings into another flat, shared supply pipes and unclear boundaries between flats are routine problems here
  • Student and young-professional sharing near Middlesex University puts heavy daily use through bathrooms and kitchens, and three unrelated sharers is enough to need a Barnet HMO licence
  • Georgian and Victorian terraces on The Burroughs and around Church End have timber sashes, solid walls and older pipe runs, and some are locally or statutorily listed
  • The 1920s and 1930s semis that followed the tube have usually had their wiring renewed once and their kitchens moved, which is where most electrical and plumbing faults now start
  • Hendon and West Hendon are both on the list for Barnet's proposed selective licensing scheme, as the NRLA reported it, so landlords of ordinary single-household lets should keep their paperwork in order now
  • Controlled parking zones such as HC2 around Hendon and WH3 in West Hendon limit where a van can stop, which affects how long a visit takes

Getting to you

From 6 Station Parade we head east along Kenton Road and through Kingsbury to the Edgware Road, then cross into West Hendon or carry on towards Hendon Central and Watford Way. West Hendon and the streets around Hendon station are the nearest parts to us; Brent Street and the roads towards the North Circular take a little longer. Parking needs a plan. Barnet runs controlled parking zones in Hendon, including HC2, and in West Hendon, including WH3, and the hours vary by zone, so check the signs at your end of the street.

On The Burroughs and around Middlesex University, kerb space is tight in term time. If you hold Barnet visitor permits or vouchers, keep one for us, and tell us about any off-street space or rear access when you book.

Neighbourhoods we cover in and around Hendon include Hendon Central, Brent Street, The Burroughs, Church End and West Hendon.

Nearby areas we cover: Colindale, Mill Hill and Edgware.

Hendon: common questions

Not answered here? Call 0203 667 1333 and ask.

Do you cover West Hendon as well as Hendon Central?

Yes. We cover West Hendon in NW9 and the whole of NW4, including Hendon Central, Brent Street, Church End and The Burroughs. West Hendon is the closest part to our Kenton Lane office. Colindale and Mill Hill, to the north, have their own pages on this site.

Does my Hendon student let need a licence?

If three or more students from different households share it, yes. Barnet's additional HMO licensing covers the whole borough until October 2027, and five or more sharers also fall under mandatory licensing. Apply before the tenancy starts, and send us the licence conditions so we can check alarms, appliances and fire doors against them.

Is selective licensing coming to Hendon?

It may be. The NRLA reported that Barnet consulted in 2026 on a selective scheme for ten wards, including Hendon and West Hendon. As of October 2026 we found no published decision, and no scheme is in force. Barnet has approved schemes before that never started, so watch for a formal designation notice.

I let a flat in a converted Hendon house. Who fixes a leak into the flat below?

Whoever is responsible for the part that leaked. Pipes, taps and seals inside your flat are usually yours; a shared supply pipe or soil stack may belong to the freeholder or be shared under the lease. We trace the source, photograph it and say in writing which part failed, which is what the lease and the insurer will turn on.

My house is on The Burroughs. Can I replace the windows?

Ask Barnet first. The Burroughs has been a conservation area since 1983, and numbers 63 to 77 on the road, with 1 to 8 Burroughs Gardens, have been covered by an Article 4 direction since 1987. Some buildings are listed as well. The appraisal values the timber sashes, so repair is often the simpler route.

Is Hendon's water hard?

Very likely. Who supplies your street depends on the address, so check your bill. Affinity Water's 2025 reports for its neighbouring Colindale/Kingsbury and Finchley zones gave total hardness of 333 and 275 mg/l. The Drinking Water Inspectorate counts 200 to 300 as hard and over 300 as very hard.

How far is Hendon from your office?

About five miles by road from 6 Station Parade, Kenton Lane, Harrow HA3 8SB. There is no distance surcharge. Emergencies are attended the same day in opening hours, Monday to Saturday, and on Sundays we take emergency calls only.
