In short
Need a handyman in Hendon?
Yes. In NW4 we sell handyman time in half-day and full-day blocks, which suits Hendon's long lists of small repairs in flats and shared houses. Email or WhatsApp the jobs with a few pictures and we will size the visit. If a task belongs to a qualified trade, such as wiring, plumbing or gas, we say so up front and usually send that person on the same day.
Weekday and Saturday visits are available, with Saturday work finishing at 4.30pm. Mention your parking zone when booking.
The full guide is on our Handyman & Odd Jobs page, and everything else we do locally is under landlord certificates and repairs in Hendon.
Handyman Services in Hendon: what is different here
Summer turnarounds in student houses
Shared houses near Middlesex University tend to change hands together, so a year's wear has to be put right in a few weeks before the next group moves in. A typical list includes door handles and closers, curtain rails pulled off the wall, holes from posters and shelves, mouldy silicone, cracked tiles, loose kitchen cupboard doors and a broken bed slat or two.
One or two days usually covers a whole house. Each repair gets a before and after picture, attached to the invoice, so the agent has evidence ready for the deposit scheme.
Fire doors and locks in licensed HMOs
In a licensed shared house, bedroom and kitchen doors often have to be fire doors with self-closers, and a door that no longer closes into its frame or a removed closer is a common inspection finding. We adjust and refit closers, ease doors that bind, replace damaged intumescent strips and smoke seals, and fit thumb-turn locks where the licence asks for them. Major fire door replacement is joinery rather than handyman work, and we will tell you if a door has reached that point.
Sash windows and period details
The terraces on The Burroughs and the older houses around Church End still have timber sashes, panelled doors and picture rails. Sashes that stick, broken cords, loose staff beads and rattling meeting rails are all repairable, and in a conservation area repair is usually easier than replacement, which may need consent.
An Article 4 direction made in 1987 covers 1 to 8 Burroughs Gardens and 63 to 77 The Burroughs, so owners there should check with Barnet before changing windows or doors. We match timber and fixings to what is already there.
Flats in converted houses and post-war blocks
Hendon ward was 44.6% purpose-built flats at the 2021 Census, including the post-war blocks east of Brent Street, and another 13.3% of households lived in converted houses. In a flat, small jobs often meet building rules: drilling hours, where tools can be left on a shared landing, and whether a new front-door lock has to match the block's key system.
Tell us the building and the managing agent when you book. For shelves and TV brackets, we check what the wall is made of first, because older conversions often have lath and plaster or thin stud partitions.
Gardens, gates and the outside of a Hendon house
Many of the semis around Hendon Central, and the terraces nearer The Burroughs, have narrow side passages, timber gates and rear gardens that back onto one another, and those take a beating in winter. Typical outdoor items are a gate that has dropped on its hinges, a fence panel blown out of its posts, a rotten gate post, a loose house number, a sagging washing line or a garden tap that needs a new washer.
We cover the small fixes and replacements; anything involving the roof, chimney or structural walls is outside what we do, and we say so on the list rather than leave it unmentioned. For a let, a short note with photos of the outside is useful to send the landlord or agent at the same time.
Planning a visit around Hendon parking
Barnet's controlled zones in Hendon and West Hendon, such as HC2 and WH3, mean we may need a visitor permit or a nearby pay-by-phone bay, and kerb space around The Burroughs is scarce in term time. A half day suits five or six small jobs; a full day suits a student-house turnaround or a void. If we are buying parts for you, a quick photo of the old handle, blind bracket or cistern lever saves a trip to the merchant halfway through.

Handyman Services in Hendon: your questions
Not answered here? Call 0203 667 1333 and ask.
Can you turn around a Hendon student house over the summer?
Yes, and book early, because many student houses still change over together. Tenancies have had no fixed end date since 1 May 2026, but landlords of student HMOs can use the new Ground 4A, where its conditions are met, to take a house back over the summer for the next group. Send the check-out report and the next move-in date. We price the list, work through it in one or two visits, and photograph each item, which is useful evidence if a deposit is disputed.
Can you fit self-closers on HMO fire doors?
Yes. We fit and adjust overhead closers so each door closes fully into its frame from any angle, and replace damaged smoke seals. If a door is too damaged or the wrong type to meet the licence, we tell you so and quote replacement as a separate job.
Can you repair a sticking sash window in Hendon?
Usually. We free painted-in sashes, replace broken cords, refit staff beads and add draught strips where suitable. If the house is listed or in The Burroughs Article 4 area, repair keeps you clear of most consent questions that replacement would raise.
Do you fit smoke alarms in Hendon lets?
Yes. Battery and sealed-battery alarms are a quick handyman job. Mains-powered, interlinked systems, which licensed HMOs often need, go to a registered electrician, and we can usually arrange that in the same visit.
Is one small job worth booking?
It can be, but travel and parking in Hendon cost the same for one job as for six. Add the other things you have been putting off, and we will tell you whether the list fits a half day.
