Snag lists after the builder period

The VOA puts 1,760 of the Mill Hill East area's homes in the years 2019 to 2024, so a lot of Millbrook Park owners and landlords are passing the end of their builder warranty. NHBC says the builder period is usually two years from the policy start date, and that defects should be reported to the builder within it, with a record of who was told and when. After that, the jobs that remain are the ones we see most: doors that catch as the building settles, cabinet hinges that have dropped, gaps opening along skirtings and worktop edges, failed silicone round baths and trays, and extractor fans that rattle.

Three kinds of wall, three kinds of fixing

A shelf or TV bracket goes up differently in each part of Mill Hill. In the newer flats, many internal walls are plasterboard on metal studs and need cavity fixings or a fixing into a stud. In the 1930s semis around the Broadway, walls are usually plaster on brick and take a plug and screw, though chimney breasts can crumble.

In the old cottages of The Ridgeway and Highwood Hill, lath and plaster over timber needs care and long screws into the frame. We check what is behind the surface before drilling, and avoid the cable and pipe zones.

Small jobs on The Ridgeway that need Barnet's view

In the Article 4 part of the conservation area, Barnet controls even minor external changes: a front door, a window, a porch, a paved parking space or a new paint colour. Its 2008 appraisal lists replacement windows and doors, removed front boundaries and satellite dishes among the alterations eroding the cottages' character.

Like-for-like repairs normally raise no issue, but a new door, a different colour on the front or a parking space where the garden wall was can all need consent. We stop and check with you before anything visible changes.

Shared houses before a Barnet inspection

Barnet's additional licence runs to 27 October 2027 for shared houses anywhere in the borough, and its HMO standards guidance covers fire precautions, kitchens, bathrooms and heating. A handyman visit before an inspection or re-let typically covers adjusting self-closers so fire doors shut fully, refitting kitchen cupboard doors, testing smoke alarms, renewing sealant in shared bathrooms and fixing loose handrails. We photograph every job before and after, so you have evidence to show the council if asked.

Getting a van to you

The streets by Mill Hill Broadway and Mill Hill East stations sit in Barnet controlled parking zones, and parking on The Ridgeway is tight, particularly at the start and end of the school day near Mill Hill School and Belmont. End-of-tenancy lists in the interwar semis

At the last census, Mill Hill ward had 26.5% of its households renting privately, and plenty of those lets are 1930s semis on the streets from Mill Hill Broadway out to The Hale and along Hale Lane. Their end-of-tenancy lists repeat: holes left by shelves and frames in old plaster, door stops missing, kitchen drawer runners broken, a loose banister, curtain poles pulled out of crumbly lintels over the bay windows and a sticking back door. We fill and touch in, refix poles with longer fixings into sound masonry, replace runners and adjust doors, then photograph every item so the landlord or agent has evidence for the deposit decision.
