In short

What does property maintenance cover for a Mill Hill landlord?

Certificates, repairs and void turnarounds, organised as one service for your NW7 lets. We keep a certificate diary, coordinate visits so tenants give access once, and send monthly accounts to agents. In Mill Hill that means planning around Barnet's HMO licence, Millbrook Park managing agents and the 2027 landlord register.

The full guide is on our Property Maintenance for Landlords & Agents page, and everything else we do locally is under landlord certificates and repairs in Mill Hill.

Property Maintenance in Mill Hill: what is different here

Three Mill Hill property types, three certificate sets

A gas-heated 1930s semi by Mill Hill Broadway, or down at The Hale, needs an EPC, an EICR, an annual gas safety record and working smoke and carbon monoxide alarms. A Millbrook Park flat on the district network, with no gas appliance, needs the EPC, the EICR and the alarms, but may have no gas record to keep, and the file should say why.

A shared house under Barnet's additional licence needs all of the first set plus whatever the licence conditions require, including declarations about appliances and alarms when Barnet asks. Knowing which set each property needs is the first thing we set up.

Barnet's licensing timetable

Barnet's additional HMO scheme has covered the whole borough since late October 2022 and runs to 27 October 2027. As of October 2026 Barnet runs no selective scheme; its summer 2026 consultation (15 June to 15 September, as London Property Licensing and the NRLA reported it) proposed a scheme in ten wards, and Mill Hill is not among them.

We had seen no decision by our last check, so ask Barnet before relying on this. Separately, under draft government regulations, London landlords have from 15 July to 14 October 2027 to put each let on the national rental property database, attaching the gas record, the EICR and the EPC.

Who to call in a Millbrook Park block

A fault in a new-build flat at Mill Hill East can belong to four different parties. The builder handles defects within the warranty period, usually two years under NHBC Buildmark. The heat network operator handles the heat supply up to your heat interface unit. The managing agent handles communal areas, risers and the building structure. You handle everything inside the flat. We triage the report, photograph the cause and tell you whose problem it is before anyone spends money.

Void turnarounds in NW7

When a tenancy ends, the order of work matters. We run the certificates first so any remedial items are found early, then repairs, then decorating, then a clean and a final photo set. Decorating a two-bedroom void normally runs to two to four days; a bathroom retile, when needed, usually two to three. In the Broadway semis the void list usually also includes easing doors, renewing bath sealant and checking the loft tank, and we fold those into the same visit.

In the cottages of Mill Hill Village and up Highwood Hill, outside repairs stay like for like, and anything that would change the look is checked with Barnet first, since much of the ridge is under the conservation area's Article 4 direction. Before new tenants move in, we flush every outlet in a house that has stood empty, check the alarms on the first day and confirm the gas record has been issued.

A certificate diary built for Mill Hill

Mill Hill's dates cluster in predictable ways. Millbrook Park homes completed in 2015 to 2017 have EPCs reaching their ten-year expiry now. Homes completed in 2021 and 2022 face their first EICR by the five-year point of their completion certificate. Gas records run on 12-month anniversaries; book the check up to two months early and the anniversary does not move.

Barnet's HMO scheme ends in October 2027 and the London register window closes on 14 October 2027. We hold those dates and remind you before each one.

An inspection-ready file for a Barnet shared house

When Barnet inspects a licensed shared house, the questions follow the licence conditions in the Housing Act. Be ready to show the current gas safety record, an EICR or other proof that the installation is safe, a declaration and evidence about the appliances and furniture you supply, smoke alarms on every storey with a record that they work, and the written statement of terms each occupier received. We keep those documents together for each NW7 property, add the PAT register and alarm checks after every visit, and send you the file as one download when a renewal or an inspection comes up.

Property Maintenance in Mill Hill: your questions

Not answered here? Call 0203 667 1333 and ask.

Does my Mill Hill let need a Barnet licence?

Only if it is a shared house with three or more occupiers from more than one household, which the borough-wide additional scheme covers. No selective scheme is in force in Barnet as of October 2026, and Mill Hill was not among the ten wards reported as consulted on. Check with Barnet before applying.

Who deals with a leak from the flat above in a Millbrook Park block?

Usually the upstairs owner if it comes from their fittings, or the managing agent where the water is coming from a shared pipe or the roof. We find the source, make your flat safe and send photos so the right party can be asked to pay.

Do you work with Millbrook Park managing agents?

Yes. We ask for their access rules and permits before booking, and send photo reports showing whether a fault is in the flat or in a communal part of the building.

When do Mill Hill landlords register on the new rental database?

London's window runs from 15 July to 14 October 2027 under the draft rules, which Parliament has not yet approved. NW7 lets fall in the London window.

Can you handle certificates and repairs for an agent with several NW7 properties?

Yes. We coordinate visits, keep a certificate diary for each property and send one monthly account.

My Millbrook Park flat has no gas. What certificates does it need?

An EPC, an EICR and working smoke alarms, plus a carbon monoxide alarm if the flat has a fixed combustion appliance. With no gas appliances, no gas safety record is needed.

Can you prepare the paperwork for a Barnet HMO licence renewal?

We can bring the certificates, PAT register, alarm records and photos up to date and pass them to you or your agent. The application itself is made to Barnet by the licence holder.
