In short

Does every Mill Hill rental need a gas safety record?

Every let with a gas appliance, pipe or flue that the landlord provides does, checked every 12 months by a Gas Safe registered engineer. That is most of NW7, from Mill Hill Village down to The Hale; in Mill Hill ward, 79.0% of households were on mains gas alone in 2021. A Millbrook Park flat heated only by the district network, with no gas hob, may need none. We issue the record on the day.

Gas Safety Certificates in Mill Hill: what is different here

How much of Mill Hill runs on gas

The 2021 Census recorded 79.0% of households in Mill Hill ward heated by mains gas alone, against 72.8% across Barnet. Electric-only heating was 7.9%, and district or communal heat networks only 1.2%. The new-build area tells a slightly different story: in the statistical area the House of Commons Library calls Mill Hill East, 72.3% were on gas only, 9.2% on electricity only and 5.0% on a heat network only.

So even at Millbrook Park most homes counted in 2021 had gas, and you should check what is in your own property rather than assume. The quickest test is the meter: a gas meter in a box outside, in the bin store or in a ground-floor cupboard means gas reaches the building, though not necessarily your flat. The lease plan or the managing agent can confirm which.

Millbrook Park flats on the heat network

The outline permission for Mill Hill East required a district heating network and an energy centre with combined heat and power, planned to supply heat and hot water to around 1,500 of the homes. A flat on that network usually has a heat interface unit in a cupboard instead of a boiler. Where the flat has neither a gas supply nor any gas appliance, the regulation has nothing to bite on, so that flat needs no gas safety record.

The plant in the energy centre is the operator's responsibility. If the kitchen has a gas hob, though, the duty applies to the hob, its connection and the pipework, and the annual check is still needed.

Flues hidden in ceiling voids

HSE's bulletin on flues in voids concerns flats and apartments completed since 2000, where a boiler flue runs through a ceiling or wall void and cannot be seen. The VOA dates 2,710 homes in the Mill Hill East area to 2009 or later and 400 around the Broadway to 1983 to 2008, so the issue is real in NW7. Inspection hatches are required where the flue is concealed, and HSE says it is the landlord's responsibility to make sure they are fitted.

Without them, the engineer may label it At Risk and ask your consent to shut off the gas to the boiler. If you own a gas-heated flat built since 2000, check for hatches before the check is due.

Gas fires and several appliances in older houses

The cottages on The Ridgeway in Mill Hill Village and the large detached houses round Mill Hill School and Highwood Hill often have more than a boiler: a gas fire in the sitting room, a range cooker, sometimes a second boiler for an extension or annexe. Every gas appliance and flue you provide for the tenant's use must be checked, so a record for a large Mill Hill house can run to several pages. Wills Grove's former Mill Hill School boarding houses, now partly private houses and apartments, are worth a specific look: where flats share plant, the lease decides who owns it and therefore who must have it checked.

Barnet HMOs and the anniversary date

Schedule 4 of the Housing Act makes every HMO licence oblige its holder to show the council, annually, a gas certificate no more than a year old. Because Barnet licenses shared houses of three or more unrelated sharers right across the borough until 27 October 2027, that covers most shared houses in NW7 with a gas supply, and the HA8 streets around The Hale, which are in Barnet too. Book the check in the two months before it falls due and the regulations let you keep the original anniversary, which keeps a portfolio's dates tidy.

Houses with two heating systems

The 2021 Census found 7.8% of Mill Hill ward households using two or more types of central heating, more than the share on electricity alone. In NW7 that is typically a gas boiler for the original house with electric heating in a later extension or garden room, or gas central heating alongside a wood-burning stove in a cottage or a large detached house. The gas safety record covers only the gas side.

A stove or open fire burning solid fuel is a fixed combustion appliance, so the room it is in needs a carbon monoxide alarm under the smoke and carbon monoxide alarm rules, which have covered solid fuel and other fixed combustion appliances since October 2022, and it must be working when each tenancy begins. We note both on the same visit so the file is complete.

Gas Safety Certificates in Mill Hill: your questions

Not answered here? Call 0203 667 1333 and ask.

My Millbrook Park flat is heated by the network and cooks on electricity. Is a gas record required?

Not if the flat has no gas supply at all. Confirm that from the lease pack or the heat supplier, and keep a short note in the tenancy file explaining why there is no gas record, so an agent or the council can see the reason.

Who checks the plant in the Mill Hill East energy centre?

The heat network's operator, not individual flat landlords. Your duty covers gas appliances, fittings and flues in or serving your property that you own or are responsible for under the lease.

My Mill Hill flat's boiler flue is hidden in the ceiling. What happens at the check?

The engineer needs to see the flue. If there are no inspection hatches, the installation can be classed At Risk and the boiler turned off with your permission. Fitting hatches is the landlord's responsibility.

Does Barnet need to see the gas record for my shared house?

Yes, on request, once a year. It is one of the mandatory conditions on every HMO licence, including Barnet's borough-wide additional licence.

If the Mill Hill check finds a boiler fault, do you fix it?

No. Boiler servicing and repairs are not part of our work. Our Gas Safe registered engineer records the defect and makes the appliance safe where the rules require it, and a heating engineer carries out the repair.

My Millbrook Park flat uses the heat network but has a gas hob. What is checked?

The hob, its connection and the gas pipework in the flat, along with the emergency control valve. The record is issued on the day, and the heat interface unit is outside the scope of a gas check.
