In short
Need a plumber in Mill Hill today?
Phone 0203 667 1333. A plumbing emergency in Mill Hill gets a visit from EliteShires Property Services on the day you call, if that is within opening hours from Monday to Saturday; on a Sunday we answer emergency calls only. NW7 is about 3.9 miles from our Kenton Lane office. Repairs are charged by the hour, and the rate and an estimate are confirmed before we come out.
While you wait, turn off the stop tap. In a Mill Hill semi it is usually under the kitchen sink; in a Millbrook Park flat it may be in a utility cupboard or near the hot water cylinder.
The full guide is on our Plumber & Plumbing Work page, and everything else we do locally is under landlord certificates and repairs in Mill Hill.
Plumbing in Mill Hill: what is different here
Old cottages on The Ridgeway
The brick and weatherboarded cottages of Mill Hill Village, along The Ridgeway and up Highwood Hill, are some of the oldest homes we work in. Their plumbing has been added to the building over generations rather than designed into it, so pipes run through thick walls, under suspended timber floors and occasionally through a neighbour's party wall.
Low ceilings and small rooms leave little space for boxing in. When we repair or reroute pipework, we keep it inside the house wherever possible: a new waste or overflow on the front of a cottage covered by Barnet's Article 4 direction could need permission, and it rarely looks right anyway.
Limescale at 353 mg/l
In 2025 Affinity Water measured the Stanmore/Mill Hill zone at 353 mg/l of total hardness on average, expressed as calcium carbonate, with samples ranging from 348 to 358. That is very hard water. It furs immersion heaters and cylinder coils, jams thermostatic cartridges, and leaves the fill valves in WC cisterns running or dripping into the pan.
A combi or an unvented system suffers too, through scaled plate heat exchangers and pressure reducing valves. For landlords, a descale or a cartridge swap at the end of a tenancy is cheaper than waiting for a no-hot-water call in January.
- Shower cartridges and diverters seized by scale
- Cistern fill valves running on
- Scaled aerators and shower heads
- Immersion heaters furred inside the cylinder
Millbrook Park and other new-build homes
Millbrook Park, built on the former Inglis Barracks with outline permission for 2,174 homes, is young housing. Faults there are different from the Ridgeway: push-fit joints that have crept apart behind a bath panel, a shower tray that was never properly sealed, a waste trap that empties itself. If your home is still within the builder's warranty period, report the defect to the developer before paying anyone.
Once it is out of warranty, or if you are a landlord who needs it fixed before a new tenant moves in, we can trace and repair it, and we photograph the cause for your records.
Interwar semis around the Broadway
Semi-detached houses are the largest group in Mill Hill ward, 34.2% of households in the 2021 Census, and most of them sit in the streets between Mill Hill Broadway, The Hale and Hale Lane. They tend to have a cold water tank in the loft, a cylinder in an airing cupboard and a bathroom that has been refitted once or twice.
Typical calls are ball valves sticking in the loft tank, leaking cylinder connections and radiator valves weeping after the system was drained. We fix the fault, and where an old copper cylinder is near the end of its life we explain the options rather than patching it repeatedly.
Shared houses and Barnet's HMO licence
Barnet's additional licensing reaches every HMO in the borough with three or more occupiers forming more than one household, and it runs until 27 October 2027. Shared houses wear out their plumbing faster than family homes: blocked basins, slow showers, failed WC mechanisms and leaking kitchen wastes. A licensed house also needs its gas safety record renewed every year. We can book the gas safety record with a Gas Safe registered engineer alongside any repair, so the house is visited once.
Bathrooms, quoted against a specification
A new bathroom is a defined job with a fixed price confirmed before we attend, based on a written specification. Tiling usually takes two to three days per bathroom, with the shower area tanked first. In a Ridgeway cottage the specification may need to allow for uneven floors or a small window that limits where the extractor can go; in a Millbrook Park flat it may need the managing agent's consent before work starts.
Cold snaps on the ridge
The Ridgeway and Highwood Hill sit on high, exposed ground, with open Green Belt land falling away on both sides. In a hard frost, pipes in lofts, outhouses and against north-facing walls are the first to freeze, and the cottages along the ridge often have pipework in exactly those places. Before winter, check the stop tap turns, lag loft and outbuilding pipes, and drain any outside tap that has an isolating valve.
If a pipe freezes, warm it gently from the tap end and never use a flame. A split usually shows only when it thaws, so turn the water off first and then call us.
Lettings, voids and stored water
Over a quarter of households in Mill Hill ward were private renters at the 2021 Census, so end-of-tenancy plumbing in NW7 comes in steadily. A typical void list is a dripping bath tap, a WC that runs on, a slow kitchen waste, failed silicone round the shower tray and a radiator that will not heat at the top.
If the house has a cylinder or a loft tank and has stood empty, we run every outlet before the new tenants arrive. A legionella risk assessment can be done on the same day; landlords have a duty to assess and control the risk, though no certificate is required.

Plumbing in Mill Hill: your questions
Not answered here? Call 0203 667 1333 and ask.
Who supplies water to Mill Hill?
Affinity Water supplies NW7 through its Stanmore/Mill Hill supply zone. Thames Water is responsible for the sewers. Your water bill confirms the supplier for your address.
My Millbrook Park flat has a leak. Who pays?
It depends on where the leak is. Inside your flat and within the builder's warranty period, contact the developer first. If it comes from a shared pipe or the flat above, the managing agent or your neighbour may be responsible. We make it safe, find the source and give you photos and a note.
Do you replace cylinders in Mill Hill?
Yes, we replace and repair hot water cylinders and their valves. Boiler servicing and boiler repairs are not something we offer. Gas work for landlord safety records is carried out by a Gas Safe registered engineer.
Can you work on a house in the Mill Hill Conservation Area?
Yes. Internal plumbing is not controlled by the designation. Where a job needs a new pipe, vent or outlet on the outside of the house, we discuss it with you first, because Barnet's Article 4 direction covers much of The Ridgeway.
How much does a plumber cost in Mill Hill?
Repairs are charged by the hour, with the rate and an estimate confirmed before we attend. Defined jobs, such as a bathroom refit or a cylinder replacement, are a fixed price confirmed before we attend.
Is there still lead pipe in Mill Hill?
In older houses it is possible, particularly in the oldest cottages. Affinity's 2025 samples for the Stanmore/Mill Hill zone were all within the 10 micrograms per litre lead standard, which reflects the mains rather than your own supply pipe. If we find lead, we tell you and quote to replace it.
