In short

What should I know before tiling a bathroom in Mill Hill?

Three things. The water is very hard, at 353 mg/l, so grout and glass choices matter. Flats at Millbrook Park sit above neighbours and usually have lease rules on hard floors. Older cottages have timber floors that move. Most bathrooms take two to three days, and the tanking goes on before a single tile.

The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Mill Hill.

Tiling in Mill Hill: what is different here

Grout and glass at 353 mg/l

Affinity Water's 2025 figures for the Stanmore/Mill Hill zone put mean hardness at 353 mg/l, measured as calcium carbonate. Inside a shower enclosure that shows up within months as white scale on the glass and dark, crusty grout lines. We suggest larger-format tiles to reduce the number of joints, a stain-resistant or epoxy grout inside the enclosure, and a frameless screen that is easy to squeegee. Avoid textured tiles inside the shower, because scale bonds to them and cannot be cleaned off.

Millbrook Park flats: the lease and the ceiling below

In a Millbrook Park block at Mill Hill East, the floor you tile is the ceiling of the flat below. Many leases restrict hard floor finishes outside kitchens and bathrooms or require acoustic underlay, and the managing agent may need to approve the work.

Read the lease, then send us the clause. In wet rooms, tanking under the tiles protects the neighbour's ceiling, and it is the part of the job we do first. Concrete floors in these blocks give a solid base for tiles once levelled.

Cottage floors that flex

The older cottages in Mill Hill Village, along The Ridgeway and on Highwood Hill, mostly have suspended timber floors on joists, and their walls are rarely flat or plumb. Tile laid straight onto old floorboards will crack along the joints. We overboard with exterior-grade ply or cement backer board, screwed at close centres, and use a decoupling membrane where some movement remains.

On uneven walls we build out with a levelling plaster or board before tiling, so the finished lines look straight. Inside some weatherboarded cottages, bathroom partitions are timber studwork rather than masonry; round a shower we line those with cement board and tank it, because tiles on plasterboard or old lath behind a shower are the first thing to fail.

Interwar bathrooms round the Broadway

Valuation Office counts date 70.2% of the homes in the Mill Hill Broadway statistical area to 1919 to 1939, and the streets towards The Hale are of the same interwar and post-war kind. Their bathrooms are compact, often with a separate WC or a wall knocked through to join the two. Many have been retiled more than once, sometimes one layer over another.

We take them off down to sound plaster or board rather than add a third layer, check the walls behind for damage, and set out from the window or door so cut tiles end up where they are least visible.

Shared bathrooms in Barnet HMOs

Barnet's HMO standards guidance sets requirements for bathroom provision in licensed shared houses, and those bathrooms get heavy use. For a shared house, we recommend porcelain floor tiles with some slip resistance, sealed grout and a tanked shower enclosure. Where tiles have cracked or grout has failed, regrouting and replacing individual tiles can be a cheaper repair than a full retile, and is quicker during a re-let.

Original tiled halls and paths in older houses

Some of the Victorian and Edwardian houses in and around the conservation area keep original tiled halls, porches or front paths. Where one is cracked or lifting, we would rather repair it than replace it. Any loose tile comes up, has the old adhesive cleaned off and goes back down on new adhesive, and broken ones are matched from reclamation or reproduction stock.

Patterned floors are recorded with photographs before any tile is moved so the layout goes back exactly. If the house is listed, the floor counts as part of its character and repair should follow Barnet's advice.

Tiling in Mill Hill: your questions

Not answered here? Call 0203 667 1333 and ask.

Which grout copes with Mill Hill's hard water?

An epoxy grout, or a cementitious grout with added stain resistance, inside the shower. Both resist scale and discolouration better than standard grout and are easier to clean.

Can I put tiles on the living room floor of my Millbrook Park flat?

Read the lease before buying tiles. Plenty of Millbrook Park leases limit hard flooring outside kitchens and bathrooms or require acoustic underlay, and the managing agent may need to approve it.

Can you tile over the timber floor in a Ridgeway cottage?

Yes, after overboarding with ply or backer board and, if needed, a decoupling membrane. Laying tiles straight onto floorboards leads to cracks.

Do you tank showers before tiling?

Always. Tanking goes on first, which protects the structure and, in a flat, the ceiling below.

How long does a bathroom take in Mill Hill?

Two to three days for most rooms. Stripping old layers or overboarding a timber floor can add time, and we tell you when we quote.

Can you repair an original tiled hall floor in an older Mill Hill house?

Yes. We lift and relay loose tiles, match broken ones from reclamation or reproduction stock and photograph the pattern first so it goes back as it was.
