In short
Do I need permission to paint the outside of my Mill Hill house?
On most of The Ridgeway and the Mill Hill Village streets, a change of external colour can need Barnet's consent, because the Article 4 direction covers external painting. Elsewhere in NW7 it usually does not. Inside, nothing is controlled unless the building is listed. We decorate a typical 2-bed void in two to four days.
The full guide is on our Painting & Decorating page, and everything else we do locally is under landlord certificates and repairs in Mill Hill.
Painting & Decorating in Mill Hill: what is different here
External colour on The Ridgeway is a planning question
Exterior painting is one of the minor works Barnet brought under control in the conservation area's Article 4 direction, alongside doors, windows and porches. The area covered includes the cluster round The Forge and Lawrence Street, and most of The Ridgeway including Wills Lane, Winterstoke Gardens and Milespit Hill.
The appraisal describes doors generally painted in muted tones and weatherboarding in white, black or left natural. Repainting in the existing colour is maintenance; changing it is the part to check. We will not start an exterior colour change there until you have Barnet's answer.
Weatherboard and lime render need the right paint
Mill Hill's oldest cottages, on The Ridgeway and Highwood Hill, are faced in timber boarding, and some older houses carry soft lime render painted white or pastel, as the appraisal notes. Both need to breathe. Weatherboard should be scraped, any rot cut out and repaired, knots sealed and the boards primed on bare timber before a microporous finish goes on.
Lime render needs a breathable mineral or limewash finish, not a modern masonry paint that traps moisture. A cheaper paint on the wrong surface simply peels within a couple of winters on that exposed ridge.
Millbrook Park: first redecoration after the builder
Newly built homes at Mill Hill East were usually finished in a contract emulsion straight onto new plaster. When the first tenants leave, that finish scuffs at a touch and will not wash down. Hairline cracks also open at plasterboard joints and ceiling edges as the building dries.
Our approach is to fill and tape the cracks, apply a stain-blocking primer over marks, then two coats of a washable finish. Managing agents at Millbrook Park often set rules on working hours and using lifts and corridors for materials, so we ask for those before booking.
Re-lets in the interwar streets
Roughly one Mill Hill ward household in four rented from a private landlord in 2021, so re-let repaints come round often, many of them in the 1930s semis near Mill Hill Broadway and The Hale. A two-bedroom re-let is usually two to four days' work: woodwork washed down and sanded, picture rails and deep skirtings caulked, walls and ceilings in a durable matt, and the kitchen and bathroom in a moisture-resistant finish. Each room is photographed at handover and again when we finish, which settles most deposit arguments.
Fire doors in Barnet shared houses
In a licensed shared house, the doors to bedrooms and the kitchen are usually fire doors fitted with intumescent strips and smoke seals. Paint over those strips or seals and they may not work as tested. We mask them, keep hinges and closers clean of paint, and leave any fire door signs where they are. If a door has been painted shut against its frame over the years, we ease it so it closes fully, which is what a Barnet inspector checks.
Stairwells and tall rooms in the larger houses
Winterstoke Gardens' Arts and Crafts houses, the former school houses on Wills Grove and the big detached houses near Mill Hill School have rooms and stairwells taller than a standard ladder reaches safely. We set up a platform over the stairs, or a small tower, so the top of the stairwell gets the same preparation as the bottom.
Older ceilings there may be lath and plaster with hairline cracking; lining paper before painting often gives a better and longer-lasting finish than filling every crack. Cornices and ceiling roses clogged with decades of paint can be cleaned out by hand where you want the detail back.

Painting & Decorating in Mill Hill: your questions
Not answered here? Call 0203 667 1333 and ask.
Can I change my front door colour on The Ridgeway?
Check with Barnet first. Over most of the conservation area the Article 4 direction includes external painting, which means a new colour can need consent even though repainting in the same colour usually does not.
What paint do you use on Mill Hill weatherboarding?
A microporous timber finish over properly primed bare wood, after any rot is cut out and repaired. It lets the boards breathe and holds up better on the exposed high ground.
How long does a Millbrook Park flat take to redecorate between tenants?
Most 2-bed flats there are done in two to four days, with cracks and marks deciding where in that range. We ask the managing agent's rules on access and working hours before we start.
Do you paint lime render?
Yes, with a breathable mineral paint or limewash. Ordinary masonry paint can trap moisture in lime render and cause it to fail.
Will painting affect my Barnet HMO fire doors?
Not if it is done properly. We keep paint off intumescent strips, smoke seals and closers, and ease any door that no longer shuts fully.
Can you decorate inside a listed house in Mill Hill?
Routine redecoration is usually fine. Stripping historic finishes, panelling or plasterwork can affect the building's character, in which case listed building consent may be needed; Barnet's conservation team can tell you first.
