In short
Can you repair timber sash windows in the Mill Hill Conservation Area?
Yes. Repair is usually the route Barnet favours, because the Article 4 direction controls replacement windows and doors across most of The Ridgeway and Mill Hill Village. We overhaul sashes, splice in new timber, renew cords and fit draught-proofing, keeping the existing frames and glazing pattern. Repairs are hourly, with the rate and an estimate confirmed first.
The full guide is on our Carpentry & Joinery page, and everything else we do locally is under landlord certificates and repairs in Mill Hill.
Carpentry & Joinery in Mill Hill: what is different here
Sashes and casements on the ridge
The conservation area appraisal names timber vertically sliding sashes as the predominant window type, alongside timber casements, with glazing from two panes up to six or eight, sometimes mixed within a single window. It lists replacement windows among the alterations eroding the character of the cottage groups. Under the Article 4 direction, swapping these for a different design can need consent, while careful repair keeps you clear.
We cut out rotten sills and bottom rails, splice in matching timber, free painted-shut sashes, renew cords and weights and fit brush seals. That is often enough to stop the draughts that prompt the request for replacement.
Panelled doors and plank doors
Most front doors in the conservation area are softwood, painted and from the 19th or 20th century; early 19th century examples have four or six panels, sometimes raised and fielded. The Linen and Woollen Drapers Cottages on Hammers Lane and the Nicoll's Almshouses on Milespit Hill have copies of earlier plank doors.
When a door like that sticks, sags or splits, we rehang it, renew hinges, fit new timber to the bottom rail and refit the furniture, rather than replace the door. Any change to the design of an external door needs Barnet's view first.
Fire doors in Barnet shared houses
Barnet's HMO standards guidance covers fire precautions, and in a shared house that usually means a fire door on every bedroom and on the kitchen. A fire door is only as good as its fitting: the gap round the leaf, the intumescent strips and smoke seals, three hinges of the right rating and a closer that shuts it from any angle.
In the big semis that have become shared houses, from Mill Hill Broadway across to The Hale, we often find original doors cut down, closers disconnected and seals painted over. We fit and adjust certified door sets and record what was done for your licence file. Your own licence conditions are Barnet's to confirm.
New-build joinery that has moved
Millbrook Park went up quickly, phase after phase; Valuation Office counts attribute roughly 970 Mill Hill East homes to just two years, 2021 and 2022. As a new building dries out over its first few years, internal doors start to catch or will not latch, skirtings and architraves pull away at mitres, and stair treads creak.
Within the builder warranty period, report these to the builder. Afterwards we plane and rehang doors, reset strike plates, refix and re-caulk trim and fix squeaks from below where access allows.
Storage and stairs in the larger houses
Around Mill Hill School and along Nan Clarks Lane the detached houses, like the Arts and Crafts houses of Winterstoke Gardens, have generous alcoves, landings and understairs spaces. Fitted shelving and wardrobes built to the room are common requests, as are balustrade and spindle repairs on older staircases. In older houses, walls and floors are rarely square, so we scribe to them rather than forcing standard units in.
Gates and picket fences on the ridge
The appraisal describes the older cottages with simple timber doors, neat porches or doorcases and low picket fences, and it lists lost front boundaries and replacement gates among the changes harming the area's character. A rotten picket fence or a sagging timber gate on The Ridgeway or Highwood Hill is therefore worth repairing in kind rather than replacing with panel fencing.
We replace decayed pickets and rails in matching section, reset or renew posts, rehang gates on heavier hinges and leave the timber primed ready for painting. Hardstandings and changes to boundaries in the Article 4 area should be checked with Barnet first.

Not answered here? Call 0203 667 1333 and ask.
Can I swap the sash windows on my Ridgeway house for new ones?
Often, yes. Barnet's Article 4 direction controls windows and external doors across most of the conservation area, and listed buildings need listed building consent. Repairing the existing windows is usually the simpler route.
Can you make my Mill Hill sashes less draughty without replacing them?
Yes. Overhauling the sashes, renewing cords and fitting brush or bead seals cuts draughts considerably and keeps the original timber and glass.
Do you fit fire doors in Barnet HMOs?
Yes, fitted with the right seals, hinges and closers, and we adjust existing doors that no longer close fully. The licence conditions are Barnet's, so check them with the council.
My Millbrook Park doors stick. Who fixes them?
If the home is within the builder warranty period, report it to the builder first. After that we plane, rehang and adjust doors, and refix skirtings that have moved.
Can you fit wardrobes into the alcoves of an older house in NW7?
Yes, built and scribed to the alcove so they sit tight to walls that are rarely straight. The job is a fixed price confirmed before we attend.
Can you repair a picket fence or timber gate on The Ridgeway?
Yes, in matching timber and style. Repairs in kind keep within the spirit of the conservation area; a new design of boundary or a hardstanding should be checked with Barnet first.
