Do Edgware landlords have to change locks between tenancies?
Landlords in Harrow's Edgware ward must change the locks before re-letting where the last occupants kept their keys, because the selective licence says so. That ward is the strip west of Burnt Oak Broadway, around HA8 5 and HA8 6, and it has been licensed since 2 May 2026. Some addresses just west of the station fall in Harrow's Canons ward, which is outside the scheme, so we check the full postcode.
On the Barnet side, a house shared by three or more people from two or more households needs an additional licence, with its own conditions. A few southern HA8 streets are in Brent, which licenses separately. Ask your agent which conditions apply and send them with your enquiry. How do you repair an original Watling Estate front door or porch?
An original Watling Estate door or porch is repaired like for like, with splices and new parts only where the timber has failed. The Watling Estate is a London County Council cottage estate of about 4,000 homes around Burnt Oak, first occupied in 1927 and a Barnet conservation area since 1998. The appraisal records Arts and Crafts timber doors, such as a door with six glazed lights, often coupled under one recessed entrance or canopy.
Porches range from timber pentice canopies to small pitched porches with tiled roofs. It names replacement doors and windows, and removing or adding porches, as the most common harmful changes. Watling has no conservation-area Article 4 direction, so householders keep permitted development rights for doors and windows, but the council's preference is clear. We splice in bottom rails, rehang dragging doors and rebuild canopy brackets. The estate's Crittall steel windows go to a metal-window specialist.
Why won't uPVC pass on Edgware High Street?
Harrow's appraisal for the Edgware High Street conservation area says aluminium and uPVC will not normally be considered acceptable, and asks for replica features in traditional materials. The area covers the west side only: 81 to 111 High Street and 1 to 12 Whitchurch Lane. Its timber-framed buildings date from the 16th to 18th centuries, and several are listed Grade II. Because most are flats or shops, they have no householder permitted development rights, so altering windows or doors needs planning permission, and a listed building may also need listed building consent.
Some windows are still original double-hung sliding sashes. For those we re-cord, replace worn beads, fit hidden draught strips and splice rotten sections, so the frame stays. We ask for the exact address before quoting, because the listing decides how far a repair can go.
Does a 1930s Edgware semi need different joinery from a new flat?
A 1930s Edgware semi and a new flat need quite different joinery. Around 70% of homes in the core HA8 neighbourhoods date from 1919 to 1939, against about 22% across London (VOA, March 2025). Those semis bring doors that need easing, skirtings and architraves to match, loft hatches and stair repairs. North of the town centre, one neighbourhood is a third post-2000 housing, and in July 2025 Barnet's planning committee resolved to approve outline plans for up to 3,365 homes in the town-centre redevelopment, so more flats are planned.

Can you change the locks the day a tenant moves out of an Edgware let?

Can I take down the porch on my Watling house?
Check with Barnet first. The estate has no conservation-area Article 4 direction, so many householder changes remain permitted development, but the appraisal lists removing or adding porches among the most damaging changes. Which buildings on Edgware High Street are listed?
