In short
What carpentry and joinery do we do in Harrow?
EliteShires Property Services is a carpenter and joiner for homes and lets across HA1, HA2 and HA3: doors hung and eased, skirting and architrave matched, shelving and wardrobes fitted, timber floors laid, and fire doors hung to Harrow Council's HMO standard.
A defined job, such as alcove shelving or a set of bedroom fire doors, gets a fixed price confirmed before we attend. Repairs are charged by the hour, with the rate and an estimate given first. On Harrow on the Hill, the council's guidance favours repairing old sashes over replacing them.
The full guide is on our Carpentry & Joinery page, and everything else we do locally is under landlord certificates and repairs in Harrow.
We attend in and around Harrow, including Harrow town centre, Wealdstone, North Harrow, South Harrow, West Harrow, Harrow on the Hill and Harrow Weald.
Carpentry & Joinery in Harrow: what is different here
What carpentry does a 1930s Harrow semi usually need?
A 1930s Harrow semi mostly needs its joinery matched and adjusted, because the woodwork is old but the layout is sound. The 1930s alone produced 41.6% of Harrow's homes (VOA, March 2025), and around North Harrow and Rayners Lane the interwar share runs from about three quarters to almost all of the housing. Typical jobs include easing panelled internal doors, matching a deep moulded skirting where a radiator has moved, and refitting bay window boards.
On the 1930s parade buildings in the Rayners Lane conservation area, doors were panelled with a single glazed light, originally with leaded heart-shaped stained glass, and the council asks owners to keep original features. When we rehang a door like that, the leaded panel stays in it. If a job turns out to be structural, such as a cracked lintel over a bay, we stop and refer it to a structural engineer.
Can a Harrow semi's alcoves and understairs space take fitted storage?
Most Harrow semis can take fitted storage in the alcoves and under the stairs, and that is where made-to-measure beats flat-pack. Many interwar houses have an alcove either side of the chimney breast and a deep cupboard under the stairs, and few of those walls are quite square. We scribe shelving and cupboard sides to the wall rather than leaving a gap to fill, and we match the skirting so the unit looks built in.
Send a photo of each space with a rough width, height and depth, say whether you want doors or open shelves, and tell us who is painting it. A defined storage job like that gets a fixed price confirmed before we attend. Laminate or engineered flooring in the same room can go on the same visit. In a flat, check the lease on hard floors first.
What does Harrow's HMO licence ask of a fire door?
Harrow's HMO licence conditions require FD30S half-hour fire doors to the kitchen, the lounge, the dining room and every bedroom. The doors must meet BS 476-22 and be installed to BS 8214. Each leaf hangs on three hinges to BS EN 1935. The gap at the head and stiles can be no more than 4 mm, and no more than 8 mm at the bottom. The door must also shut into its frame from any angle, which is where tired frames and years of paint usually let a landlord down.
So we treat each opening as a complete doorset. We check the frame is square and sound, set the gaps with a gauge, and test the close from fully open and from just ajar before we leave. Send your licence conditions and any fire risk assessment with the enquiry, and we will quote against them.
How are sash windows repaired on Harrow on the Hill?
Sash windows on Harrow on the Hill are repaired in place, because the council's own guidance for the Hill calls repair always preferable and often cheaper than replacement. The Victorian cottages there have softwood double-hung sashes in recessed box frames. The glazing pattern helps date them, from six-over-six thin bars early in the 1800s to the one-over-one sashes of the late 1800s, and sashes made before about 1850 have no horns. Our work is easing, re-cording, splicing new timber to the original profile, and fitting hidden draught strips behind the beads.
The guidance adds that secondary glazing is thought to be about as effective as double glazing, and lists casements, uPVC units and bow windows as unsuitable replacements. For the houses named in the Hill's Article 4 direction, replacing street-facing windows or doors, or adding a porch, needs planning permission, so check with the council before anything is replaced.

Carpentry & Joinery in Harrow: your questions
Not answered here? Call 0203 667 1333 and ask.
Can you lay a timber floor in a Harrow flat or 1930s house?
Yes. We lay engineered timber and laminate floors, trim doors to clear the new floor height and refit the skirting or beading at the edges. In a flat, read the lease first, because many leases restrict hard floors or ask for acoustic underlay, and the freeholder may need to agree. In an older house we check that the boards underneath are firm before laying anything over them.
Does listed status change internal joinery work in Harrow?
It can. Harrow has over 300 statutorily listed buildings, and listed building consent is needed for internal as well as external changes that affect their special interest. Working without consent is a criminal offence. Removing an original door or stripping historic panelling may count. Tell us if your house is listed before we quote, and get the council's view on anything beyond like-for-like repair.
Can I replace the timber front gate on my Harrow on the Hill house?
Check with Harrow Council first. For the houses named in it, a 2021 Article 4 direction on the Hill means demolishing all or part of a gate, fence or wall can need planning permission. Repairing the gate you have, with new rails, posts or ironmongery to the same design, is usually the simpler route. We can do that, and we will not suggest a different design without a planning check.
Can you swap the Perko chain closers on my Harrow HMO for overhead ones?
Yes, and on a Harrow licence it is worth doing. The council accepts chain closers but does not recommend them, because tenants unhook them and they can trap fingers. We fit overhead closers to BS EN 1154 and adjust each one so the door closes and latches from any angle. Tell us how many doors there are, and the door make if you know it, and we will give you a fixed price for the set.
What should I send for a fixed price on HMO fire doors in Harrow?
Three things help most: your licence conditions or the council's schedule of works, any fire risk assessment, and a photo of each door with a rough height and width. Say which room each door serves. From that we can price new doorsets or adjustments to the existing ones, and flag any fanlight that needs fire-rated glass or infilling.
