In short

What carpentry and joinery do we do in Stanmore?

EliteShires Property Services is a carpenter for Stanmore HA7: hanging and adjusting doors, fire doors and closers in blocks of flats, matching skirtings and architraves, laying timber floors, repairing stairs and building fitted storage.

Defined jobs come with a fixed price confirmed before we attend. Repairs are hourly, and we confirm the rate and an estimate before arriving. Several of Stanmore's conservation areas have Article 4 directions that bring replacement windows and doors under planning control, so on older houses we repair first and replace only after you have checked with the council.

The full guide is on our Carpentry & Joinery page, and everything else we do locally is under landlord certificates and repairs in Stanmore.

We attend in and around Stanmore, including Stanmore Hill, Belmont and Canons Park.

Carpentry & Joinery in Stanmore: what is different here

What carpentry do Stanmore's larger houses usually need?

Stanmore's larger houses mostly need doors, floors and storage, far more often than anything structural. At the 2021 Census, 26.2% of households in Stanmore ward lived in detached houses, more than twice Harrow's 11.3%, and the size of the rooms shows in the work: tall internal doors that have dropped on their hinges, long runs of skirting to match after a radiator or socket moves, and engineered or solid timber floors laid through a hall and reception rooms.

Loose spindles and worn treads come up in houses with open stairwells. Each of those is a defined job with a fixed price confirmed before we attend. Anything that turns out to be structural, such as a damaged joist found under a floor, is flagged and referred to a structural engineer rather than covered over.

Why repair a Canons Park front door rather than replace it?

A Canons Park front door is worth repairing because replacing it may need planning permission, and the council prefers repair. Canons Park Estate, between Stanmore and Edgware on HA8 addresses, is 1930s Tudor Revival planned by A. J. Butcher. In 2022 Harrow made an Article 4 direction for most of the estate, excluding listed numbers on Lake View and Donnefield Avenue, covering replacement windows, doors and porches that face the road. The appraisal encourages repairing front and garage doors in matching material and design.

Front doors are heavy studded plank doors, originally varnished rather than painted. Garage doors are side-hung timber with glazed upper halves, and oriel windows sit on turned wooden consoles. Our work there is re-fixing ledges and braces, rehanging dropped garage leaves, piecing in bargeboard sections and renewing bay sills in timber. Ask Harrow's conservation team whether the direction has been confirmed for your address.

Can Stanmore Hill sash windows be draught-proofed without changing how they look?

Yes: Stanmore Hill sashes can be draught-proofed invisibly, because the strips fit inside the sash box and behind the beads. Stanmore Hill and Little Common mix timber sashes with casements, and both conservation area appraisals criticise uPVC casements that have replaced original sashes. Article 4 directions bring windows and doors under planning control at Applegarth, The Glade and The Orchard on Green Lane, and a separate direction covers 147 Stanmore Hill.

Elsewhere in those areas permitted development may still apply, but check with the council before replacing anything visible from the road. Our sash work is re-cording, replacing worn beads, splicing new timber into rotten bottom rails and freeing sashes that have been painted shut. If a sash is too far gone to save, we will say so and explain what a matching replacement involves before you spend anything.

What goes wrong with doors in Stanmore's newer flats?

Doors in Stanmore's newer flats mostly suffer small movement as a building settles: internal doors that drop and rub, hinges and closers that need adjusting, and gaps opening at skirtings and architraves. Purpose-built flats housed 36% of households in Stanmore ward and 37.1% in Canons ward at the 2021 Census, well above Harrow's 26.2%. Wardrobe and kitchen doors drift out of line in the same way and are quick to reset.

The flat entrance door is the exception. In most blocks it is a fire door that belongs to the freeholder or managing agent, so read your lease before anyone adjusts it. If the door is yours, we set the closer so it latches from fully open and leave the seals intact. Send photos and the block name, and we will say whether it is a fixed-price visit or an hourly one.

Carpentry & Joinery in Stanmore: your questions

Not answered here? Call 0203 667 1333 and ask.

Do you repair leaded-light casements on Canons Park houses?

Yes, the timber parts. Canons Park casements have square or diamond leaded lights, sometimes coloured, in painted timber or metal frames. On timber frames we ease, rehang and splice in new wood, and renew stays and catches, keeping the leaded glass in place. Metal casements go to a metal-window specialist, and releading the glass itself is specialist glazing we do not do.

Will you apply for planning permission for my Stanmore windows?

No. We do not prepare or submit planning applications. If replacement is needed in a Stanmore conservation area, speak to Harrow's conservation team first on 020 8736 6101, or use a designer or architect for the application. We can then quote the joinery to the approved drawings, or carry out repairs in the meantime so the window keeps working.

Do you repair the Crittall windows on Kerry Avenue?

No. Gerald Lacoste's Kerry Avenue houses have flat roofs, white-rendered or brick walls and Crittall steel windows. Steel windows go to a metal-window specialist, and the appraisal expects any replacement there to be metal-framed. We can do internal joinery in those houses, such as doors, skirtings and shelving, which leaves the outside unchanged. Check with Harrow's conservation team before changing anything visible from the road.

My Stanmore flat's front door won't close on its own. Who fixes it?

Check your lease first. In most purpose-built blocks the flat entrance door is a fire door controlled by the freeholder or managing agent, and they may want their own contractor. If the lease puts it on you, we adjust or replace the closer so the door latches from any angle, and check the seals and gaps while we are there.

Can you build fitted storage in a large detached Stanmore house?

Yes. Bigger rooms in Stanmore's detached houses often have alcoves and understairs space that suit made-to-measure shelving or cupboards. Send photos and rough measurements. A defined storage job gets a fixed price confirmed before we attend. If the house is listed, ask the council first.
