Letting in Kenton

If you let property in Kenton

Kenton is split between two councils, and that decides the licensing. The Brent side (the Kenton, Northwick Park and Preston wards, including the streets towards Preston Road in HA9) has been under Brent Council's selective licensing since 1 April 2024, so every privately rented home there needs a licence unless it is exempt or already licensed as an HMO. That designation runs to 3 March 2029. Since 2 February 2026 Brent has also required an additional licence, borough-wide, for homes let to three or four people in two or more households, and HMOs of five or more need a mandatory licence.

The Harrow side (the Kenton East and Kenton West wards) is not in Harrow Council's selective licensing scheme, although mandatory HMO licensing applies. Many Kenton landlords own one or two properties, and certificates are more often missed simply because nobody is diarising them; our certificate diary is for exactly that. We are minutes away, at 6 Station Parade on Kenton Lane. We work Kenton Road and Kenton Lane, Kenton Recreation Ground, the station parades, and the wide 1930s avenues running between them, so when you describe a property here we usually know the road and the housing type before we arrive.

Kenton is split between two councils for parking as well as licensing: on a Harrow street in a controlled zone the resident books a Harrow visitor permit for our van, and on a Brent street in a controlled zone the resident buys a Brent visitor parking session through RingGo for two hours, four hours or all day.

Kenton housing stock

Kenton is classic 1930s London suburb: bay-fronted semis and terraces on wide avenues, generous rear gardens, a good deal of original detail still in place, plus purpose-built flats and maisonettes near the station parades. Very little of it is period pre-1900 and very little is new build, so the housing behaves as a single generation.

What that means for certificates and repairs

  • Almost everything here was wired in the 1930s and rewired at some point between the 1960s and 1990s, which means consumer units of a vintage that now attracts C2 or C3 observations
  • Original 1930s kitchens and bathrooms have usually been extended or moved, and the plumbing that follows those alterations is where most leaks and pressure problems originate
  • Many properties still have conventional boilers with cylinders rather than combis, which means an annual gas check for a let property plus stored-water considerations
  • Solid or partially filled cavity walls in the earlier stock affect what an EPC can realistically achieve without internal insulation

Where exactly are you based?

How quickly can you get to a Kenton emergency?

Kenton is our closest area, so we can usually get to you quickly. Emergencies are attended same day in opening hours, Monday to Saturday; on Sundays we take emergency calls only. Call the office rather than emailing if it is urgent.

What EPC rating should I expect on a 1930s Kenton semi?

It depends heavily on what has been done: loft insulation, glazing, boiler and controls make the difference. An unimproved 1930s semi with an older boiler often lands in D or E territory; with loft insulation, a modern condensing boiler and LED lighting, C is realistic. We will tell you which measures move your specific property before you spend anything.

Do you charge a call-out fee in Kenton if you are this close?
