In short

Do you cover Colindale for landlord certificates and repairs?

Yes. EliteShires Property Services covers Colindale for landlord certificates and repairs from our Kenton Lane office, about four miles away. Three quarters of homes in Colindale South are purpose-built flats, many on the big regeneration sites, so we work around building rules, concierge access and what your lease and new-home warranty cover.

Handyman days, plumbing, electrical work and decorating are booked from the same office as EICRs, EPCs and gas safety records. Certificates carry a fixed fee agreed in advance; repairs are hourly, at a rate and estimate you agree first.

Trades have their own Colindale pages: plumber in Colindale, electrician in Colindale and handyman in Colindale.

Letting in Colindale

If you let property in Colindale

Barnet Council runs borough-wide additional HMO licensing from 27 October 2022 to 27 October 2027, covering HMOs of three or more people in two or more households, and certain converted blocks; larger HMOs need the mandatory licence. There is no selective licensing in force in Barnet. The NRLA reported that Barnet consulted on a selective scheme for ten wards, including both Colindale North and Colindale South, closing in September 2026; we found no decision as of October 2026, so check with Barnet before you let. If it is adopted, an ordinary flat let to one household in Colindale could need a licence, so it is worth watching. For now, a Colindale buy-to-let flat works to the national rules: a yearly gas safety record if the flat has gas, a five-yearly electrical report, an energy certificate in date, a working smoke alarm on each floor and a carbon monoxide alarm beside any fixed combustion appliance other than a gas cooker.

Some newer Colindale flats have no gas at all, which removes the gas check but not the others. Your lease adds its own layer: it may require the managing agent's consent before alterations, set rules for flooring and working hours, and make you responsible for leaks that start inside your flat. (Checked October 2026; Barnet's site blocks automated checks, so confirm the scheme position with Barnet.)

Local knowledge: Colindale

Colindale housing stock

Colindale has been rebuilt within living memory, mostly on land that used to belong to the RAF and the police. Grahame Park came first: a joint Greater London Council and Barnet scheme on part of the former Hendon Aerodrome, approved in 1964, whose first family moved in on 23 October 1971. It had 1,777 council homes, and residents voted for full regeneration in 2003. The private-led building followed. On the former RAF East Camp beside the RAF Museum, St George bought the land in 2003, Barnet approved the plans in April 2005, and Beaufort Park grew into a neighbourhood of 3,337 homes, with the last phase of 485 homes occupied from 2024.

To the north, Redrow's Colindale Gardens is being built on the Metropolitan Police's former training ground at the Peel Centre; a third phase of 1,200 flats was approved in 2021, taking the planned total to about 4,000 homes. The Census shows the result. In 2021, purpose-built flats made up 74.5% of homes in Colindale South and 64.9% in Colindale North; detached houses were under 3% in both. Tenure differs sharply between the two wards. Colindale South was 43.5% private rented, 34.5% owner-occupied and 4.1% shared ownership. Colindale North, which includes Grahame Park, was 42.6% social rented, about half of that from the council, with 26.0% private rented.

What that means for certificates and repairs

  • Most homes are leasehold flats, so the lease decides what you may alter and the managing agent controls the communal pipes, roof, risers and entrances
  • Blocks finished in the last few years may still be inside the developer's two-year warranty period, so snags should go to the developer first, while that cover lasts
  • New flats have plasterboard walls, push-fit plumbing and boxed-in pipes, so fixings and leak tracing work differently from the older houses in Hendon or Kingsbury
  • Concierge desks, fobs, loading bays and lift bookings shape how a visit runs, and some buildings limit noisy work to set hours
  • With 43.5% of Colindale South households renting privately, a lot of work is end-of-tenancy snagging and tenant-reported faults for landlords and agents
  • Affinity Water's Colindale/Kingsbury zone measured 333 mg/l hardness in 2025, so even brand-new showers and taps scale up within a few years

Getting to you

From Kenton Lane we head east along Kenton Road and Kingsbury Road to the Edgware Road, then into Colindale; it is about four miles. Beaufort Park and the blocks along Aerodrome Road and Colindale Avenue are closest, with Colindale Gardens and Grahame Park a little further north. Parking is the main practical issue. Barnet began an experimental Colindale South controlled parking zone on 27 October 2025, running 8am to 6.30pm on weekdays, and many developments have private roads with their own permits.

Tell us whether there is a visitor bay, a loading area or a concierge who can sign us in, and whether we need to book the lift. Urgent jobs in Colindale are attended the same day within opening hours, Monday to Saturday; on a Sunday we respond to emergency calls only.

Neighbourhoods we cover in and around Colindale include Beaufort Park, Colindale Gardens and Grahame Park.

Nearby areas we cover: Hendon, Edgware, Mill Hill, Kenton and Wembley.

Colindale: common questions

Not answered here? Call 0203 667 1333 and ask.

My Colindale flat is less than two years old. Should I call you or the developer?

For defects in the build, the developer first. Under NHBC's Buildmark, where it applies, the first two years from legal completion are the builder warranty period, when the builder is responsible for putting right defects you report. Keep a written record. We are useful for things the builder will not cover, such as wear, additions you want, or a leak that cannot wait.

Does my Colindale buy-to-let need a licence?

Not for a flat let to one household today, because Barnet has no selective licensing in force. An HMO of three or more people from two or more households needs an additional licence anywhere in Barnet. The NRLA reported a Barnet consultation on selective licensing that includes both Colindale wards, so check with Barnet before your next tenancy.

Do I need the managing agent's permission for work in my flat?

Often, yes, for anything beyond repairs and decoration. Many leases require consent for alterations, new flooring or work that touches the structure or communal services. Fitting shelves or replacing a tap like for like usually does not, but read the lease or ask the agent.

I live on Grahame Park. Can I book you for repairs?

If you rent from the council or a housing association, report repairs to them, since they are responsible. If you own your home there, or the job is yours to arrange, such as putting up shelves or building furniture, we can help.

How do you get into secure Colindale blocks?

Tell us when you book how access works: a concierge, a fob, a key safe or a tenant at home. If the building needs contractors registered in advance or a lift booked for materials, we arrange it before the day rather than discovering it at the door.

Is parking a problem in Colindale?

It can be. There is a weekday controlled zone in Colindale South, and many developments have private roads with their own rules. A visitor bay or loading area saves time, so mention it when you book.

Do you do landlord certificates in Colindale?

Yes. EICRs, EPCs, gas safety records where there is gas, PAT testing and legionella risk assessments are all available. For an all-electric new-build flat, the EICR and EPC are usually the two that matter.
