In short
Can you tile or regrout a bathroom in a Colindale flat?
Yes. We regrout, replace cracked tiles and retile bathrooms and kitchens in Colindale flats. Showers are tanked before any tile goes on, because in a block a leak reaches the flat below. Most bathrooms are tiled in two to three days, and the price is confirmed before we start.
If your bathroom floor has electric underfloor heating, tell us when you book, so our electrician can test the mat before and after the work.
The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Colindale.
Tiling in Colindale: what is different here
Electric heating under the tiles
Some Colindale bathrooms have electric heating mats under the floor tiles and heated panels behind the walls; the installer's case study for Beaufort Park describes both, along with heated mirrors. Replacing a cracked floor tile above a mat needs care, because the cables sit in the adhesive just below.
We test the mat's resistance and insulation before starting, lift the damaged tile by hand rather than with a power tool, and test again before the new tile is grouted in. If the mat is already faulty, you know before we start, not after.
Showers, wet rooms and the flat below
New Colindale flats often have walk-in showers, low trays or level-access wet rooms. When they leak, the water goes down into the ceiling of the flat below, and the first sign is often a neighbour's stained ceiling. Failed grout and sealant let water behind the tiles long before anything shows on your side. When we retile a shower, we strip back to the board, apply a tanking membrane with sealed corners and pipe collars, and let it cure before tiling.
For a wet room, the membrane runs across the whole floor and up the walls. Most bathrooms take two to three days, which allows for that curing time.
Hard floors and your lease
Many Colindale leases require the landlord's consent before carpet is replaced with a hard floor, and some specify an acoustic underlay or a minimum sound performance, because impact noise from tiles travels to the flat below. Before tiling a hallway, kitchen or living area, read the flooring clause in your lease and get the managing agent's agreement in writing. Bathrooms and kitchens finished with tiles at handover can usually be retiled like for like without fresh consent, but check if you are changing the floor build-up.
Limescale on 333 mg/l water
Affinity Water's 2025 report for the Colindale/Kingsbury zone gives total hardness of 333 mg/l, with calcium at 133 mg/l. That shows up as white crust on grout lines in the shower, cloudy glass screens and scale in the corners of trays. Grout that is scrubbed hard to remove scale wears faster and lets water in sooner.
When we regrout or retile a shower, we can use a stain-resistant or epoxy grout, which copes better with scale and cleaning. A squeegee after each shower and a mild descaler weekly does more than anything we fit.
Matching the developer's tiles
Developers buy a single tile range for a whole phase, and by the time a tile cracks a few years later, the range is often discontinued. If you have spare tiles from completion, keep them; a matching tile makes a single replacement easy. Without one, we look for the closest match, or suggest retiling a whole wall or floor section so the difference is not obvious.
Large-format porcelain, common in newer Colindale bathrooms, needs a flat base and careful lifting, so a single replacement takes longer than it looks.
Cutting, noise and building rules
Tile cutting is noisy and dusty. Most Colindale blocks limit noisy work to set weekday hours, and corridors and lifts must be protected. We cut inside the flat with dust control, sheet the route from the lift to your door, and remove all offcuts, adhesive bags and old tiles, because block bin stores do not take building waste. Tell us the building's rules when you book, and we plan cutting into the permitted hours.

Can you replace a cracked tile over underfloor heating in my Colindale bathroom?
Yes. We test the heating mat before and after, lift the tile by hand and keep the cables intact. If the mat is already faulty, we tell you before we start.
Do I need permission to tile the hallway of my NW9 flat?
Probably. Many Colindale leases require consent and acoustic underlay before carpet is replaced with a hard floor. Check the flooring clause and get the managing agent's agreement in writing.
My downstairs neighbour has a stain under my shower. Is it the tiles?
Often the grout and sealant rather than a pipe. We check the shower first, and if retiling is needed, the shower is tanked before tiles go back on. A plumber may be needed if a pipe or waste is the cause.
How do I keep grout clean with Colindale's hard water?
Squeegee after each shower and use a mild descaler weekly. When we regrout, a stain-resistant or epoxy grout copes better with scale.
I have no spare tiles. Can you match my developer's tiles?
We look for the closest match. If it is not close enough, retiling a full wall or a defined section often looks better than one odd tile.
How long does a bathroom retile take in a Colindale flat?
Most bathrooms take two to three days, including time for the tanking to cure. Building rules on noisy work can add time, which we plan for when we price.
