Plumbing in Colindale: what is different here
Leaks in new flats: where they usually start
Most leaks we are called to in modern flats start at a small number of places. Push-fit joints under a bath or behind a boxed-in panel can work loose if the pipe was not fully inserted or was not supported. Waste traps under basins, baths and showers loosen as the building settles. Shower trays and wet-room floors leak through failed sealant or grout long before any pipe fails.
Washing machine and dishwasher valves and hoses are another common source. Because pipes in new flats are hidden behind panels, finding the leak is most of the job, and we open as little as possible to reach it.
When the water reaches the flat below
In a block, the first sign of a leak is often a neighbour knocking on your door. Shut off your stopcock, which in a new flat is usually in a kitchen cupboard, a utility cupboard or near the hot water cylinder or heat interface unit, and tell the concierge or managing agent. Once we find the source, we tell you whether it is on your side of the boundary or in the communal pipework.
That matters, because the lease usually makes you responsible for leaks from inside your flat, while the freeholder deals with risers and shared pipes. Photographs and a written note of what we found help with the insurance claim, which in a block often goes through the building's policy.
Hot water without a boiler
In flats without gas, hot water usually comes either from an electric cylinder or, as at Colindale Gardens, from a communal heat network through a heat interface unit, a box in a cupboard with a plate heat exchanger and valves. If your flat has a heat interface unit, its maintenance is usually covered by the heat supplier or the managing agent, so call them first if the hot water or heating fails completely. We can deal with the plumbing around it, such as leaking valves on the flat side, taps, showers and radiators, but we do not service boilers or the heat network itself.
Hard water, even in a new building
Colindale is in Affinity Water's Colindale/Kingsbury zone, which served about 90,000 people in 2025 and measured 333 mg/l total hardness. A new building does not change the water, so scale shows up within a few years: thermostatic shower cartridges lose control, rain shower heads clog, WC fill valves stick, and taps stiffen.
Concealed shower valves and cisterns behind panels are common in new flats, so check where the access panel is before we arrive. Replacing a cartridge or a fill valve is usually a short visit.
Warranty, lease and who pays
Under NHBC's Buildmark, where it applies, the developer is responsible for defects reported in the first two years from legal completion, and shared parts of a block are covered by the policy too. A leak caused by poor installation in that period should go to the developer.
Outside it, or for wear such as a dripping tap, the leaseholder usually arranges and pays for repairs inside the flat. Landlords can authorise us directly, and for agents we work to an agreed spend threshold with photos before and after.
Grahame Park, the older 1970s homes and shared owners
Not every Colindale home is new. Grahame Park's original homes date from the early 1970s, and the ones that remain are being replaced in stages by the regeneration. Where a 1970s flat or house is privately owned, the plumbing is often a patchwork: original copper runs, a replaced bathroom, a combi in place of the old system. In those homes we check isolating valves and old joints before assuming a leak is new.
Shared ownership is more common here than in most of our areas, at 3.3% of households in Colindale North and 4.1% in Colindale South in 2021. Shared owners usually carry the same repair responsibility inside the home as a full leaseholder, so a dripping tap or a blocked basin is yours to arrange even though you own only a share. Check your lease if you are unsure.

Plumbing in Colindale: your questions
Not answered here? Call 0203 667 1333 and ask.
My Colindale flat has a leak behind the bath panel. Can you find it?
Yes. We remove the panel, check the waste, trap, overflow and supply joints, and look at the sealant. Most leaks there are a loose push-fit joint or a waste that has worked loose. If the flat is less than two years old, report it to the developer as well.
Who do I call if I have no hot water in a flat with a heat interface unit?
The heat supplier or managing agent first, because the unit and the heat network are usually their responsibility. If the problem is a tap, shower valve or leak on your side of the unit, call us.
How much does a plumber cost in Colindale?
Repairs are charged by the hour, with the rate and an estimate confirmed before we set off. Defined jobs, such as replacing a toilet or a shower valve, are a fixed price confirmed before we attend. The rate is the same across all our areas.
My concealed cistern keeps running. Can you get to it?
Usually, through the access panel above or behind the flush plate. The fill valve or flush valve seal is the likely cause, often made worse by hard water. If there is no access panel, we explain the options before opening anything.
Can you clear a blocked kitchen sink in a Colindale flat?
Yes. In a flat the blockage is usually in the trap or the branch pipe before it joins the stack. If it is in the shared stack, it is a matter for the managing agent, and we will tell you so. We do not do CCTV drain surveys.
More on blocked basins and kitchen sinks and clearing a blocked drain.
I am a shared owner in Colindale. Do I pay for plumbing repairs?
Usually yes, for repairs inside your home, even though the housing association owns part of it. Communal pipes and the structure stay with the landlord or managing agent. Your lease sets out the split, so check it before booking.
