In short
Can an electrician come out to a Colindale flat?
Yes. EliteShires Property Services sends electricians to Colindale for tripping circuits, lighting, extra sockets, alarms and landlord certificates, mostly in flats built since 2005. A fault that leaves a flat without power gets a same-day visit within opening hours, Monday to Saturday. Repairs are hourly, with the rate and an estimate confirmed first.
Defined jobs, such as replacing a light fitting or adding a socket, are a fixed price confirmed before we attend.
The full guide is on our Electrician & Electrical Work page, and everything else we do locally is under landlord certificates and repairs in Colindale.
Electricians in Colindale: what is different here
Tripping in a new flat: where the fault usually is
Most Colindale flats have a modern consumer unit with a protective device on each circuit, so a fault trips one circuit rather than the whole flat. That makes the starting point easier: tell us which breaker has gone and what was running at the time. Common causes in these flats are a washer-dryer or dishwasher developing a fault, water getting into a balcony light or outside socket, a failed extractor fan in an internal bathroom, and a kitchen appliance plugged into an overloaded adaptor.
A useful test before calling: unplug or switch off every appliance on the affected circuit and reset the breaker. A breaker that now stays on points to one of those appliances; one that drops again with the circuit empty points to a cable, socket or fitting, which is our job.
Electric underfloor heating and heated bathrooms
Some Colindale flats are heated partly or wholly by electricity. The installer's case study for Beaufort Park describes electric underfloor heating mats under bathroom floors, heated wall panels and heated mirrors in apartment bathrooms. When one of these stops working, the cause is more often the thermostat, its floor sensor or the supply than the mat itself, and those can be tested and replaced without lifting a tile.
If the mat has failed, the fault can sometimes be located under the floor so that only a few tiles come up. We tell you what the tests show before anything is lifted. Panel heaters in all-electric flats can be replaced like for like; a different type or size of heater can change the flat's energy rating, so mention it if you are a landlord.
The heat interface unit belongs to the heat supplier
In Colindale Gardens and the new Grahame Park homes, heating and hot water come from a heat network through a heat interface unit. The unit has an electrical supply from the flat's consumer unit, and that supply, its isolator and its fuse are ours to check. The unit itself, its controls and its pump are normally maintained by the heat supplier or the managing agent.
So if the heating and hot water have stopped, check whether the unit's display or lights are on. If it has no power, call us. If it has power but no heat, call the heat supplier first, because it is likely to be a network or unit fault rather than an electrical one.
Alarms, fire strategy and the Building Safety Act
New flats are fitted with mains-powered, interlinked smoke and heat alarms as part of the building's fire design. Replacing a failed alarm head with the same model or an approved equivalent is routine. Moving an alarm, adding one in a new position or changing the type alters the fire strategy, so we ask for the managing agent's agreement first. Blocks of at least 18 metres or seven storeys with two or more homes are higher-risk buildings under the Building Safety Act 2022, registered with the Building Safety Regulator.
Under section 95, residents and owners must not interfere with safety items in the common parts. We do not touch corridor detectors, smoke vents, emergency lighting or anything else outside your front door; those go to the managing agent.
Sockets and lights in concrete and plasterboard
Adding a socket in a Colindale flat depends on what the wall is. Plasterboard partitions on metal studs take new cable runs and back boxes fairly easily. Concrete party walls and columns are harder to chase, and many leases forbid cutting into structural or party walls without consent. Where a wall cannot be chased, a neat surface run or a different position on a partition wall usually solves it.
New circuits and changes to the consumer unit are notifiable under the Building Regulations, and we issue the certificate. Many Colindale leases ask for copies of certificates for alterations, so keep ours with your lease papers, and send a copy to the managing agent if your lease requires it.
Older wiring on and around Grahame Park
The privately owned homes that remain from Grahame Park's 1970s estate are a different job. Their installations may be original wiring extended over five decades, a partial rewire, or a full rewire, and older consumer units without residual current protection are common. For a landlord, these are the homes where an EICR is most likely to bring remedial work.
For an owner-occupier planning to stay until the regeneration reaches their block, we price the work that makes the installation safe and leave the choice of anything further to you.

Electricians in Colindale: your questions
Not answered here? Call 0203 667 1333 and ask.
My Colindale flat's power trips when it rains. What is wrong?
Usually water getting into a balcony light, an outside socket or a cable entry. We test the external circuit, find the fitting that is letting water in, and replace or reseal it.
Can you add sockets in a new-build Colindale flat?
Yes, on plasterboard partitions in most cases. Concrete party walls are harder and may need the freeholder's consent under your lease, so we look for another route or a neat surface run.
The bathroom underfloor heating in my NW9 flat has stopped. Can you fix it?
Often. The thermostat, floor sensor or supply is the usual fault, and those can be replaced without lifting tiles. If the mat itself has failed, we tell you before any tiles come up.
Who fixes the corridor lights in my Colindale block?
The managing agent. Corridor lighting runs from the landlord's supply and is part of the common parts, so report it to them.
Can you replace the smoke alarm in my Colindale flat?
Yes, like for like or with an approved equivalent on the same interlink. Moving it or changing its type needs the managing agent's agreement, because it is part of the building's fire design.
How much does an electrician cost in Colindale?
Fault-finding and repairs are hourly; we tell you the rate and an estimate on the phone before anyone travels. Defined jobs, such as a new light fitting, get a fixed price confirmed before the visit. Colindale is charged at the same rate as Kenton.
