In short

Looking for an electrician in Ruislip?

Yes. A registered electrician comes out to every part of HA4 from Kenton Lane, a drive of six or seven miles through Pinner and Eastcote. Dangerous faults are treated as emergencies and attended the same day in opening hours, Monday to Saturday. A board change or a new circuit is quoted as one fixed figure before the van leaves.

You will have the electrician's scheme and number when you book, and it appears again on the paperwork, so you can look it up on the Electrical Competent Person Register before anyone lifts a floorboard.

The full guide is on our Electrician & Electrical Work page, and everything else we do locally is under landlord certificates and repairs in Ruislip.

Electricians in Ruislip: what is different here

What Ruislip's houses do to an electrical installation

In the 2021 Census 36.7% of homes in Ruislip ward were detached, against 6.0% in Ruislip Manor, and the oldest of them date from the King's College and Garden Estates building that began in 1907, before the 1930s semis around them. Those older houses have often been rewired in parts over several decades, so we find two or three generations of cable on one board. The semis and terraces of Ruislip Manor and South Ruislip are more uniform; Valuation Office records date just over half the homes in the Ruislip Manor area to the 1930s alone.

A house of that age was built with a handful of sockets per room, and today's use is carried on adaptors and extension leads. The fix is usually targeted: a modern consumer unit with RCD protection, improved bonding, and extra sockets where they are actually needed.

Garages, sheds and garden rooms

Many HA4 houses have a detached garage or a garden building, and the supply to it is often the weakest part of the installation: a cable run along a fence, a socket in a damp garage, or an outbuilding fed from a kitchen circuit. That is a common source of nuisance tripping and of C2 codes on an inspection.

We test it, tell you what is acceptable and what is not, and quote a properly protected supply if needed. The same applies to the outside supply for an electric vehicle charge point on a Ruislip drive.

Cars, drives and charge points

Most Ruislip households run a car. At the 2021 Census 84% of households in Ruislip ward had at least one car or van and 40% had two or more; in Ruislip Manor and South Ruislip the figures were about 83% and 35%. Where the car lives on a drive, a home charge point is often the next electrical job. Government guidance says the local network operator must be told about each one: the installer either fits the charger and notifies the operator within 28 days, or applies first and waits for approval, depending on the charger and the supply.

Network operator guidance also notes that many older terraced and semi-detached houses still share one service cable with next door, a looped supply, which may need separating before a charger goes on. We check the incoming supply, the consumer unit and the earthing on the survey visit, so anything that needs the network operator is known before you have a quote.

Storage heaters and immersion circuits in South Ruislip

At the 2021 Census 9.2% of South Ruislip households relied on electricity alone for their heating, more than in Ruislip (7.6%) or Ruislip Manor (5.0%). A home heated that way usually runs storage or panel heaters and an immersion cylinder on circuits of their own, often on an off-peak tariff, and those circuits are where its faults show up. A storage heater that stays cold may have lost its supply, its fuse or its controls.

An immersion heater that trips the RCD often has a failed element, and in Ruislip's hard water the elements scale up and fail sooner. We test the circuits, replace failed elements, switches and fused spurs, and tell you when the fault is in the meter, which is your energy supplier's to deal with.

Shared houses and the Hillingdon licence

From 24 August 2026 a Ruislip house let to three or more sharers in two or more households needs Hillingdon's additional HMO licence. The national rules still apply underneath it: an EICR at least every five years, the report to the tenants within 28 days, and any remedial work the report requires within 28 days, or sooner if it says so, with written confirmation to the tenants and the council.

HMOs also tend to want more: interlinked smoke alarms, emergency lighting in some layouts, and bedrooms with their own sockets so leads are not trailed across landings. Your licence conditions decide what applies, so send them to us.

After an unsatisfactory EICR on a Ruislip let

Only C1 (danger present) and C2 (potentially dangerous) observations fail a report. Since Amendment 4 to the wiring regulations took effect in 2026, a further-investigation note no longer fails the report by itself, but where the inspector says investigation is needed, the landlord still has 28 days to get it done. C3 items are advice. Our quotes list every code as its own line, with a price against each, and a handful of C2s on a 1930s semi almost never adds up to a rewire.

Paperwork Hillingdon and a buyer will ask for

Every piece of work leaves a document behind. Big jobs, such as a fresh board or an added circuit, produce an installation certificate; a single extra socket or a moved light produces a minor works form. Where Part P makes the job notifiable, our scheme tells Building Control for you, so there is no separate application to Hillingdon's building control team.

Store those papers with the HMO licence file if you have one, and with the deeds if you plan to sell, because a buyer's solicitor in HA4 will ask for them.

Flats in Ruislip's blocks and over the shops

Purpose-built flats make up 20.8% of homes in Ruislip ward and 21.8% in South Ruislip, according to the 2021 Census, and there are more over the parades on the High Street, Victoria Road and by Ruislip Manor station. In a flat, the installation the owner answers for usually starts at your meter and consumer unit; the landlord's supply to the stairs, door entry and communal lighting belongs to the freeholder.

An EICR on a let flat covers your installation only. If a fault is on the communal side, we report it so you can pass it to the managing agent, and we need access to the meter cupboard to test properly, so ask the agent for keys or a code before the visit.

Post-war and ex-council homes in South Ruislip

The Victoria County History records that the council built more than 2,000 homes in Ruislip after 1945, about half in South Ruislip. Many have since been sold. If you own a former council flat or maisonette, check your lease: you will normally be responsible for the electrics inside the flat, while the communal wiring stays with the freeholder.

The installations in these homes have often been altered by successive owners, so an inspection can turn up mixed work from different decades, and we report each item clearly so you can see what came from where.

Alarms in a Ruislip rental

For an ordinary let the 2015 alarm regulations, as amended in 2022, are satisfied by battery alarms in the right places, tested when each tenancy begins. A Hillingdon HMO licence may ask for more, such as a mains-powered, interlinked system, which is electrical work: new wiring, a dedicated or suitable circuit, and a certificate. We fit both types and tell you which one your licence calls for.

Electricians in Ruislip: your questions

Not answered here? Call 0203 667 1333 and ask.

How much does an electrician cost per day in Ruislip?

Tracing a fault is billed by time; we tell you the hourly figure and how long we expect it to take before we set off. A board swap or a new circuit is a single agreed sum. No prices are published online, since two Ruislip houses on the same road can need quite different work.

Is a level 3 electrician fully qualified?

A Level 3 qualification is the core of an electrician's training, but for notifiable work at your house what matters is registration with a competent person scheme. Ask which scheme and check the number on the Electrical Competent Person Register.

Does my Ruislip HMO need anything beyond an EICR?

Often, yes. The licence conditions can cover alarms, emergency lighting and appliance safety, and every HMO licence lets the council ask for a declaration that the electrical appliances you supply are safe. Send us the conditions and we will list what applies.

My RCD keeps tripping in my Ruislip house. What is it?

Something on that circuit is leaking current to earth. In HA4 houses the usual suspects are an outside light, a garage or shed supply, a damp socket or an old appliance. We test circuit by circuit until we find it, rather than swapping the RCD.

Can you add sockets to a 1930s Ruislip semi without a rewire?

Usually. If the existing circuits test well, new sockets can be added on them or on a new circuit. We tell you if the existing wiring is not fit to extend.

Can you fit an EV charger supply at my Ruislip house?

We install the supply and outside power for a charge point and check whether the board and earthing can take it. Tell us where the car parks and where the meter is.

What is the difference between an electrician and an approved electrician?

"Approved" usually means the electrician is registered with a competent person scheme, which lets them self-certify notifiable work under Part P rather than you applying to Building Control. Any competent electrician can do non-notifiable repairs, but for a new circuit or a board change, use a registered one.

Can a normal electrician do the EICR on my Ruislip let?

The law asks for a qualified and competent person, so the inspector must be experienced in inspection and testing as well as installation. Ask whether their scheme membership covers periodic inspection. Our written report follows within 48 hours.

My whole Ruislip road has lost power. Should I call you?

No, that is a fault on the network. Ring 105, the national power cut number, which puts you through to the local network operator. If only your house is off and a switch on the consumer unit will not reset, the fault is inside the property and it is ours to find: we treat it as an emergency in opening hours, Monday to Saturday.
