In short
Looking for an electrician in Northolt?
A registered electrician from EliteShires Property Services comes out to Northolt to trace faults, change consumer units, add circuits and clear EICR remedials. Electrical emergencies here get a same-day visit during opening hours from Monday to Saturday. Set jobs carry a price agreed in advance, and tracing a fault is charged by the hour at a rate you accept on the phone.
A large share of our Northolt electrical work is for landlords, because Ealing's selective licence asks for a declaration that the installation is safe whenever the council requests it.
The full guide is on our Electrician & Electrical Work page, and everything else we do locally is under landlord certificates and repairs in Northolt.
Electricians in Northolt: what is different here
What Ealing's selective licence means for your electrics
If you let a home in Northolt Mandeville or Northolt West End, two sets of rules apply. Under the Electrical Safety Standards Regulations 2020 the wiring is inspected no less often than every five years, faults on an unsatisfactory report are put right inside 28 days, and Ealing can demand the report on seven days' notice; since 1 November 2025 the top penalty is £40,000.
On top of that, Ealing's licence conditions require the installation to be in proper working order and safe, and a declaration confirming it within 7 days of a request. In practice, a current satisfactory EICR and the certificate for any remedial work, kept with the licence, cover both.
Interwar wiring that has been added to many times
A Northolt semi from the late 1920s or 1930s has almost always been rewired, though usually in instalments rather than in one go. We regularly find a newer consumer unit feeding circuits of different ages, a kitchen extension wired separately from the rest of the house, and loft or garage circuits added by a previous owner with no certificate.
None of that automatically means a rewire. It means testing each circuit and judging it on what it is, so the remedial quote lists the specific items that caused a C1, C2 or further-investigation code and shows recommendations separately.
Early-1950s homes on the Racecourse Estate
The houses built on the old racecourse between 1951 and 1955 have mostly been rewired or partly rewired over the decades, often when the kitchen or bathroom was replaced. Where any early cable survives, an inspection will pick it up, and that is worth knowing before you redecorate rather than after. Wherever the consumer unit sits, under the stairs or in a hall cupboard, we need clear access to it, so ask the tenant to empty that space before the visit.
Flats and maisonettes: where your responsibility ends
Nearly half the homes in Northolt West End are purpose-built flats. In most of them, your installation starts at the meter and consumer unit for your flat, and the landing lights, door entry and any communal alarm are the freeholder's. If an EICR on your flat shows a fault in the supply to it, we note which side of that line it falls.
For a leaseholder in a council-built block, any work outside your flat, or anything that alters fire separation, such as cutting into a wall between flats, needs the freeholder's agreement first.
Alarms, outside lights and sockets
Ealing's conditions expect a smoke alarm that works on each level of the home, and national rules add carbon monoxide detection wherever a boiler, gas fire or stove is fixed in a room, though a gas cooker on its own does not count. Battery alarms are a quick fit; mains-wired interlinked alarms are electrical work and come with a certificate.
Many semis here have driveways, so EV charger supplies and outside sockets come up too. We check the earthing arrangement before quoting a charger supply, because the age of the incoming supply can decide what is needed.
Appliances and furniture you supply to a Northolt tenant
Ealing's selective licence goes further than the national rules on supplied items. Any electrical appliance the landlord provides, from the cooker and washing machine to a kettle left in a furnished flat, must be kept safe, and the council can ask for a test report within 7 days. Furniture and furnishings you supply need a safety declaration on the same timescale. No law sets a fixed testing interval for an ordinary let, so the practical answer is to test supplied appliances when a tenancy starts and keep the dated report with the licence.
Our electrician can do the PAT testing in the same visit as an EICR, so the two documents carry the same date and one set of access arrangements covers both. Tenant-owned appliances are not your responsibility and are not tested.

How often must a Northolt landlord renew the EICR?
At least every five years under the national regulations, or sooner if the last report said so. Ealing's licence does not set a different interval, but it does let the council ask for proof of safety at any time, so keep the current report and any remedial certificates with your licence paperwork.
My Northolt EICR came back unsatisfactory. How fast must I act?
You have 28 days from the inspection, or less if the report sets a shorter period, to finish the remedials, after which the tenant and Ealing Council each need written confirmation. Forward the report and we price every coded item, showing which ones made it unsatisfactory.
The power keeps tripping in my Northolt flat. Can you come today?
If you have lost power to essential circuits, it counts as an emergency and we aim to attend the same day in opening hours, Monday to Saturday. Unplug everything on the circuit and try resetting it first. If it trips with nothing plugged in, the fault is in the fixed wiring and needs testing.
Can you fit a consumer unit in a Northolt house with an old fuse board?
Yes. We agree a fixed price after seeing the board or a recent EICR, since it turns on how many circuits there are and the state of the earthing and bonding. Afterwards you receive an Electrical Installation Certificate, and we notify the job to Building Control.
Does Ealing want PAT testing on my Northolt let?
The licence asks for appliances you supply to be safe and for a test report within 7 days if the council requests one. It does not set an interval. Testing at the start of each tenancy and keeping the report with your licence is a sensible routine.
Do I need permission to add sockets in an ex-council flat I own?
Inside your own flat, normally not from the council, though your lease may require the freeholder's consent for alterations. The work itself needs to meet Building Regulations, and we certify it. Anything touching a wall between flats or the communal areas needs the freeholder's agreement first.
