In short

Need an emergency plumber in Northolt?

Call 0203 667 1333 and turn off the stopcock. We attend Northolt emergencies the same day in opening hours, Monday to Saturday, and take emergency calls only on Sundays. The hourly rate and an estimate are confirmed on the phone before anyone sets off from Kenton Lane, about six miles away.

Most Northolt callouts are a leak into a ceiling or the flat below, a blocked toilet or waste, or a failed valve furred up with scale. Planned work, such as a new bathroom or a run of tap replacements, is booked for a day that suits you.

The full guide is on our Plumber & Plumbing Work page, and everything else we do locally is under landlord certificates and repairs in Northolt.

Plumbing in Northolt: what is different here

What to do in the first ten minutes of a Northolt leak

Shut the water off before anything else. In an interwar semi near Northolt Park the stopcock is usually under the kitchen sink or by the front door; in a Racecourse Estate house it may be in the kitchen or under the stairs; in a purpose-built flat look for a valve on the pipe where it enters the flat, often in a cupboard, airing cupboard or behind the bath panel.

If the water is coming from upstairs, knock on the neighbour's door straight away, because their stopcock is the one that matters. Then switch off any electrics the water is reaching, put a bucket under the drip, and ring us. If we cannot get to you in a useful time on the day, we will say so on that call so you can ring someone else.

Interwar semis: tanks, cylinders and the pipework in between

The 1920s and 1930s houses north of Western Avenue were plumbed for a cold tank in the loft and a hot water cylinder in an airing cupboard, and many still run that way. Others have had a combi fitted, sometimes with the old tank and pipes left in place and capped off. That combination produces most of the slow leaks we find here: a weeping cylinder joint, a ball valve that lets the tank overflow, or a capped pipe that has started to drip inside a ceiling.

We trace the source before replacing anything. The Drinking Water Inspectorate notes that homes built before 1970 may still have a lead supply pipe, which takes in every house of this age that has not had its supply renewed, and we can replace that run in plastic from the outside stop valve.

Racecourse Estate houses and the blocks around them

The Racecourse Estate went up between 1951 and 1955, and almost none of its houses still have the plumbing they were built with. What we usually find is a series of upgrades made at different times: a replaced bathroom, a newer kitchen, a combi in place of the original arrangement, and joints between old copper and newer plastic.

Each of those joins is a possible leak point. In the flats and maisonettes, a lot of the pipework that feeds your home is shared, so we tell you clearly whether a leak is on your side of the boundary or belongs to the freeholder, which on a council-built block is often Ealing Council or a housing association.

Northolt's hard water and what it does

Northolt is supplied by Affinity Water from its Greenford/Northolt zone, which served about 55,000 people in 2025 and measured 305 mg/l total hardness in that year's sample. That is hard water, and it shows up in predictable places: shower heads and thermostatic valves that lose flow or temperature control, WC fill valves that stick, combi plate heat exchangers that scale, and cylinder immersion elements that fail early.

Descaling or replacing a scaled part is normally a short repair. If you are fitting a new boiler, ask the installer about the manufacturer's water treatment requirements, since some warranties depend on it.

Selective licensing and plumbing in a Northolt let

Both Northolt wards are in Ealing's selective licensing area, and the licence conditions reach into plumbing in two ways. Tenants must be given the arrangements for dealing with repairs and emergencies, and the licence holder must inspect the property at least three times a year. We are often booked straight after one of those inspections to clear what it found: a dripping trap under the sink, failed bath sealant, a running WC.

If there is a gas boiler, the gas safety record from the last 12 months has to reach Ealing within 7 days if they ask, so keep it with the licence. Leaks into a neighbouring flat also tend to arrive as a complaint, so a quick, documented repair with before and after photos protects you.

Blocked drains: who is responsible?

Thames Water deals with sewage in Northolt, and since 2011 the shared drains and lateral sewers that serve more than one property have generally been its responsibility rather than the householder's. The pipework serving only your home, inside your boundary, is yours. We clear blocked sinks, baths, showers and toilets and accessible gullies and drain runs.

If rodding shows the blockage is in a shared run, we tell you so and you can report it to Thames Water. We do not carry out CCTV drain surveys.

Price and booking

Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend. On our plumbing page: what a visit includes, step by step.

Specific jobs: same-day plumbing call-outs, finding hidden leaks, moving a radiator, electric & mixer showers, new toilet fitting and unvented hot water cylinders.

Every job is photographed before and after, and you get a time slot rather than a morning-or-afternoon window.

Plumbing in Northolt: your questions

Not answered here? Call 0203 667 1333 and ask.

Do you come out on a Sunday for a Northolt emergency?

On Sundays we take emergency calls only, such as water coming through a ceiling or no way of stopping a leak. Ring and describe it, and we will say honestly whether we can attend. A dripping tap or a slow drain will wait for Monday.

The flat upstairs is leaking through my Northolt ceiling. What should I do?

Go up and ask your neighbour to shut their stopcock; that stops it faster than anything we can do on the way. Turn off lights on the affected circuit, then call us. Once we find the source we can tell you whose responsibility it is, and photographs help with any insurance claim.

How much does an emergency plumber cost in Northolt?

Repairs are charged by the hour, and we confirm the rate and an estimate on the phone before we set off. Defined jobs, such as a cylinder or toilet replacement, are a fixed price confirmed before we attend. Being six miles from the office does not change the rate.

My shower in Northolt has gone lukewarm. Is it the boiler?

Often it is the shower valve, not the boiler. Hard water scales up the thermostatic cartridge, and the mixer stops blending properly. If the hot taps elsewhere are fine, the valve is the likely cause, and replacing a cartridge is usually a short job. Boiler servicing and repair are outside what we do.

Could my Northolt semi still have a lead water pipe?

It could. Houses built before 1970 may still have lead supply pipes, and most of Northolt's interwar semis qualify. Look at the pipe where it rises by the stopcock: dull grey and soft enough to scratch to bright metal suggests lead. We can replace your section, and Affinity Water may renew its side.

Can you fit a new bathroom in a Northolt flat?

Yes. It is a fixed price confirmed before we attend, against a written specification. In a block, check your lease for alteration consent and any rules on working hours. We tank the shower area before any tiles go on, and the tiling itself usually takes two to three days after first-fix plumbing.
