In short
How quickly can an emergency plumber reach you in Harrow?
The same day, if you call in opening hours: 8:00 to 18:00 on weekdays and 9:00 to 16:30 on Saturdays. On Sundays we take emergency calls only. We set off from 6 Station Parade on Kenton Lane, so Wealdstone, Harrow on the Hill, North and South Harrow and Rayners Lane are all a short drive.
If we cannot reach you in time to help, we tell you on the call. The general steps for any plumbing emergency are on our emergency plumber page; this page covers what is different about Harrow.
Everything else we do locally is under landlord certificates and repairs in Harrow, and the wider service is on our Plumber & Plumbing Work page.

What you get
What we bring to a Harrow call-out
A plumber who knows where Harrow's stopcocks, loft tanks and old supply pipes tend to be, the leak made safe and repaired, and photographs for your insurer, agent or licence file.
- Finding and freeing a seized or buried stopcock
- Isolating loft tanks and cylinders in tank-fed interwar houses
- Repairing frost-split pipework in lofts, garages and under suspended floors
- Tracing a leak on the supply pipe between the boundary and the house
- Replacing old lead supply pipe in plastic, quoted after the make-safe
- Fitting a separate stopcock where a converted flat has none of its own
- Before and after photographs for licensed rentals and insurance claims
How it works
- Phone 0203 667 1333 and tell us the street, the problem and whether the water is off
- Tell us if the street is in a controlled parking zone, so a visitor permit can be ready for the van
- We confirm the rate, an estimate and an arrival time, or say we cannot make it
- We make safe, trace the cause and explain the repair before doing it
- The repair is tested, the supply restored and the work photographed
Where is the stopcock in a Harrow house?
It depends on when the house was built, and in Harrow that usually means between the wars. The Valuation Office Agency puts 51.8% of the borough's homes in 1919 to 1939, against 22.4% across London. Only about one in ten predates 1919. The usual hiding places follow the housing.
- 1930s semis in North Harrow, Rayners Lane and Harrow Weald: under the kitchen sink, in the understairs cupboard, or under a hall floorboard inside the front door. Kitchen refits often box it in behind a unit
- Period terraces around Wealdstone, Greenhill and West Harrow: under the front room or hall floor, in a cellar, or low beside the front door
- Purpose-built flats: usually the kitchen or airing cupboard, though some blocks put each valve in a landing cupboard
- Houses converted into flats: sometimes in the ground-floor flat, or nowhere the upstairs occupier can reach
A converted Harrow house where the upstairs flat cannot turn the water off
Where one pipe supplies two or more homes, the Water Supply (Water Fittings) Regulations 1999 require a stopvalve that each occupier can reach. Many conversions of Harrow's older houses never got one. The result is an upstairs leak that only stops when the neighbour downstairs comes home. If you own or let a flat like this, have a separate stopcock fitted on your own branch. It is usually a short job.
Loft tanks, hard water and seized stopcocks
Interwar Harrow houses were built with a loft tank feeding a cylinder, and plenty still have one. Shutting the stopcock does not stop a hot-side leak while that tank is full, so look for a valve on the pipe leaving it, or open the hot taps. The loft is also where pipes split in a hard frost. Harrow's water is hard. Affinity Water's 2025 reports give a total hardness of 360 mg/l for its Harrow North zone and a mean of 363 mg/l for Harrow South.
Scale stiffens stopcocks and cistern fill valves, so the valve you need in a crisis is often the one that will not move. Turn yours off and on twice a year. If it is stiff now, have it replaced on a normal visit.
A burst between the street and the house: lead pipes and Affinity Water
The pipe from the outside stop tap into the house is the owner's, and in Harrow's pre-1970 houses it may still be lead. Affinity Water owns the main and the short communication pipe up to the boundary stop tap. A wet patch in the front garden, a lush strip of lawn in dry weather, or a meter moving with every tap shut all point to the supply pipe. Affinity asks to be told about external leaks and may repair some supply pipe leaks free under its Leak Repair Scheme.
Its repair service gives no 24-hour emergency help, though, so an urgent leak still needs a plumber. Lead is also a water quality matter: Affinity's 2025 Harrow South report recorded one of eight lead samples above the 10 microgram per litre standard, and notes that lead at the tap comes from older domestic plumbing. Replacing a burst lead pipe in plastic, rather than patching it, deals with both.
Out of hours in Harrow: who to call
Who answers depends on who owns the home. Even Harrow Council's own repairs service only makes things safe out of hours and books the full repair for the next working day, which is the honest pattern for most emergencies.
- Harrow Council tenants: report it to the council on 020 8901 2630. Its repairs charter (September 2025) says the same number is answered out of hours, from 5pm to 9am and at weekends, for emergencies only
- Housing association tenants: your association's own repairs line, not us
- Private tenants: your landlord or agent's emergency number
- No water or a burst in the street: Affinity Water, which lists 0345 357 2407 for supply issues, 24/7
- Everyone else: isolate the water, then call us when we open, or WhatsApp photos to 07534 813123 overnight
Licensed rentals in Harrow: emergency arrangements are a licence matter
Since 2026, privately rented homes in six Harrow wards need a selective licence: Edgware and Roxeth from 2 May, Greenhill and Marlborough from 6 July, and Wealdstone North and Wealdstone South from 1 September. Harrow's published selective licence conditions require the licence holder to give occupants written details of how repairs and emergencies are handled, and to have emergency arrangements for when they are away. Repairs must be done by competent and reputable people. Harrow's HMO standards add that there must be no unreasonable interruption to the water supply, and that a notice in the house gives an emergency contact number.
Harrow adopted updated conditions in December 2025, so check the version attached to your licence. A burst that leaves tenants without water for days is a licence problem as well as a repair. You can name us as your plumbing contact in opening hours, provided someone else covers nights.
Getting a van to you in a Harrow parking zone
Parts of Harrow town centre and the streets around its stations are controlled parking zones. If you live in one, the fastest fix is a virtual visitor permit. Harrow lets residents buy up to 100 a year, each valid for up to 24 hours and tied to a vehicle registration, and the council lists a repair person as a typical visitor. Have your account ready and we will give you the van's registration on the phone.
For a longer job, such as digging out a supply pipe, Harrow also grants dispensations to park on a single yellow line in a zone for building and plumbing work. Either the resident or the contractor can apply, though the council rarely grants one where the house has a driveway.
What changes the cost in a Harrow home?
Access, mostly. In an interwar semi with a suspended timber ground floor, a leak under the hall or kitchen means lifting boards, which takes time but is usually tidy to put back. In a period terrace the run may be under a solid floor or buried in a wall.
A burst lead supply pipe is a bigger job again, because the right repair is a replacement, sometimes with digging across the front garden. We make the leak safe first and quote the permanent repair separately, so you can decide with the water already off.
Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend.
Emergency plumbing across Harrow
We attend across HA1, HA2 and HA3: Harrow town centre, Greenhill, Wealdstone, Headstone, Harrow on the Hill, West Harrow, North Harrow, South Harrow, Rayners Lane, Harrow Weald and Belmont, as well as Kenton, Stanmore and Pinner next door. The pre-1919 terraces cluster around Wealdstone, Greenhill, West Harrow and the streets off Pinner Road, while North Harrow and Rayners Lane are mostly interwar. Affinity Water supplies the borough, and Thames Water handles its sewers.
Nearby areas we cover: plumbers in Kenton, and in Pinner, Stanmore, Wembley and Northolt.
We also cover plumbing in Ruislip, and in Edgware.
What we will not take on
We cannot repair Harrow Council or housing association homes on the tenant's behalf; those repairs go through the landlord's own service. We do not work on boilers; a boiler fault needs a Gas Safe registered engineer, and a gas smell needs a call to 0800 111 999 first. We do not offer overnight attendance. Leaks from roofs, gutters or flat-roofed extensions go to a roofer, and persistent damp after a leak goes to a damp specialist.
Why people trust us in Harrow
- Repairs tested before we leave, and the area left clean
- A walk-in office on Kenton Lane, not a serviced address
- We diagnose first and tell you what we have found before doing more
- A time slot rather than a morning-or-afternoon window
- Work photographed before and after, and reported
- We tell you when you do not need something we sell
We are building a review profile under this name and would rather show you none than borrow someone else's. Ask us for references from landlords in Harrow and we will put you in touch.

Emergency plumbing in Harrow: common questions
Not answered here? Call 0203 667 1333 and ask.
Is there a 24-hour emergency plumber in Harrow?
We are not one. We attend the same day from 8:00 to 18:00 on weekdays and 9:00 to 16:30 on Saturdays, and take emergency calls only on Sundays. Overnight, shut the water off and see if your home insurance includes a home emergency line. Then message us so the job is waiting when we open.
What is the number to report a repair to Harrow Council?
Council tenants report repairs on 020 8901 2630 or through the council's online repairs form. The council's repairs charter (September 2025) says the same number is answered out of hours for emergencies, from 5pm to 9am and at weekends. We cannot carry out repairs to council homes for tenants; that has to go through the council.
Who supplies water in Harrow, and who do I call if it is off?
Affinity Water supplies the borough, and Thames Water handles the sewers. If your neighbours are also without water, call Affinity, which lists 0345 357 2407 for supply issues, 24 hours a day. If only your home is affected, the fault is probably inside your boundary, and that is a job for a plumber.
My Harrow flat has no stopcock of its own. Is that allowed?
Where a pipe supplies more than one home, the Water Supply (Water Fittings) Regulations 1999 require a stopvalve that each occupier can reach. Plenty of older conversions do not have one. It is usually a short job to fit a separate stopcock on your own branch, and well worth doing before the next leak.
Can you replace a lead water pipe in Harrow?
Yes. We replace the supply pipe from the boundary into the house in plastic, which is quoted as a defined job once we have seen the route. Tell Affinity Water as well. It may replace any lead on its side of the boundary, and its leaks page says some customers who replace their supply pipe may be eligible for a £100 contribution.
My Harrow rental is licensed. What should I keep after a leak?
Keep a record of when the tenant reported it, when the water was made safe and when the repair was finished, with photographs and the invoice. Harrow's licence conditions ask landlords to have emergency arrangements in place, and HMO standards cover interruptions to the water supply, so a dated record is your evidence. We send photographs and a short note of the cause with every job.
