In short
How do bathroom fitters in Harrow plan a refit?
In Harrow the house decides the plan. Most homes are interwar semis with a small bathroom and a separate WC, so the usual job is joining the two. Period terraces often have the bathroom in a rear addition. Converted flats and licensed HMOs bring lease or council standards. We survey, then fix the price against a written specification.
Harrow's water is very hard, and much of the borough is in controlled parking zones. Both affect how we specify and programme a Harrow bathroom.
Everything else we do locally is under landlord certificates and repairs in Harrow, and the wider service is on our Plumber & Plumbing Work page.

What you get
What a Harrow refit covers
A bathroom specified for your Harrow house and your water, with parking and the skip arranged before day one and the certificates handed over at the end.
- Survey of the layout, soil stack position, water pressure and hot water source
- A check of whether the WC partition is a stud wall or masonry before any knock-through is priced
- Valves, heads and taps chosen for very hard water, with isolation for descaling
- Licence standards checked for HMOs and selectively licensed lets
- Visitor permits and skip placement agreed with you before we start
- Plumbing, electrics, tanking, tiling and decorating by our own team
How it works
- Call or WhatsApp us with photos of the room and tell us the street, so we can check the parking zone
- Survey visit: we measure, test pressure, find the stack and fan route, and ask about licences, the lease or listing
- Written specification and fixed price, with a day-by-day programme
- You book visitor permits for each working day if the street is in a CPZ, and the skip firm applies for its licence if the skip goes on the road
- Refit, testing and certificates, with before and after photographs
Can we join the bathroom and separate WC in a 1930s Harrow semi?
Usually yes, and it is the refit we price most often in Harrow. Roughly half of Harrow's homes were built between 1919 and 1939, according to the Valuation Office Agency's 2025 stock figures. Neighbourhoods such as North Harrow and Rayners Lane are almost entirely interwar. The typical first floor has a narrow bathroom and a WC in its own small room next door. The first question is what the dividing wall is made of. Many are lightweight stud partitions that can come out as part of the strip-out. Some are masonry and may carry load from the roof or ceiling, and we will not remove those without a structural engineer's view.
The second question is the soil stack. It normally runs down the back or side wall, so keeping the WC on that wall keeps the fall simple. Moving it across the room usually means lifting the floorboards and running the waste between the joists, which only works in the direction the joists run. The result is one usable room, often with space for a full-size bath or a separate shower. One thing to weigh: a family house with one WC loses its separate toilet. Some owners keep a downstairs cloakroom for that reason.
What about bathrooms in Harrow's older terraces?
In Harrow's Victorian and Edwardian terraces the bathroom is often at the back, in the rear addition, sometimes at ground floor behind the kitchen. Pre-1919 houses are a minority in Harrow but cluster around West Harrow, Greenhill, Wealdstone and the Pinner Road area. A ground-floor bathroom behind the kitchen is easy to drain but cold, because it often has three external walls and a suspended or solid floor with no insulation. We look at the floor before tiling and suggest insulated backer board where it will fit.
Where the bathroom is reached through the kitchen, think twice before turning it into an HMO room layout. Harrow's HMO standards say no toilet should open directly onto a food preparation area unless mechanical extraction and a wash-hand basin are provided. Moving the bathroom upstairs is possible, but it means a new soil route, and on a terrace that usually runs down the back wall. We will tell you at survey whether the route exists.
What does a Harrow HMO licence require of its bathrooms?
Harrow's HMO amenity standards set how many bathrooms and WCs a licensed house needs, where they must be and how they are ventilated. They are an appendix to every Harrow HMO licence, and the licence holder is responsible for meeting them. The figures below are from the May 2020 standards (version 5). Harrow adopted updated licence conditions in December 2025, so check the conditions on your own licence.
- One to four occupiers: at least one bathroom and one WC, which can be combined, with a wash-hand basin in each
- Five occupiers: one bathroom and a separate WC with its own basin
- Six to ten occupiers: two bathrooms and two separate WCs with basins (one WC can be within a bathroom)
- Amenities no more than one floor away from the people using them
- Baths at least 1700 by 760 mm and showers at least 800 by 800 mm
- Ventilation by an openable window of at least a twentieth of the floor area, or a fan giving three air changes an hour, run from the lighting circuit with a 20-minute overrun
- Constant hot and cold water to every bath, shower and basin
How do we refit an HMO bathroom without leaving tenants stranded?
We refit one room at a time. Because the standard needs two bathrooms from six occupiers, most licensed Harrow HMOs have a second bathroom or WC that can carry the house while the other is out of use. We agree the order with you, tell the tenants which room is closed and for how many days, and keep the second room's water and drainage live throughout. The fan, light and any heated rail are wired to the licence standard while the walls are open.
Does Harrow's hard water change the specification?
Yes. Affinity Water's 2025 report for its Harrow North zone gives a total hardness of 360 mg/l as calcium carbonate, which is very hard water. In a bathroom that hardness shows up as scale in thermostatic cartridges, fine-nozzle rainfall heads, tap aerators and electric shower elements. We choose valves with replaceable cartridges, shower heads with rubber nozzles that can be wiped clear, and isolation valves on each supply so a cartridge can be serviced without draining the house.
If you plan to fit a softener, keep the kitchen drinking tap on unsoftened water, and plumb the bypass in while the walls are open.
How do parking and skips work on a Harrow bathroom job?
A bathroom refit runs over several working days, so on a street in a controlled parking zone the van needs a visitor permit for each day. Harrow residents in a CPZ can buy up to 100 virtual visitor permits a year, each valid for up to 24 hours. The council's own example of a visitor is a decorator or repair person. For the skip, a driveway is simplest if you have one: Harrow does not require a licence for a skip on private land.
A skip on the road needs a licence, which the skip company applies for, and each skip needs its own licence each time it goes out. In a parking bay or CPZ a bay suspension may be needed as well. Harrow asks for up to 10 working days to process, so we book it when you accept the quote. On narrower terrace streets we often use bags and remove waste in the van instead.
What changes the price of a Harrow bathroom?
Taking out the partition between bathroom and WC, and whether it is stud or masonry. How far the WC moves from the soil stack. The state of the floor in a ground-floor rear bathroom. The extra items an HMO licence asks for. Parking and waste: a driveway skip is simpler than a licensed skip and bay suspension on a CPZ street.
Certificates and defined jobs are a fixed price confirmed before we attend; repairs are charged by the hour, with the rate and an estimate confirmed before we attend.
Where in Harrow we work
We fit bathrooms across HA1, HA2 and HA3: Harrow town centre and Greenhill, Wealdstone and Harrow Weald, North Harrow, South Harrow, West Harrow, Rayners Lane and Harrow on the Hill, and on to Kenton, Stanmore and Edgware. If your house is listed, Harrow Council says consent is needed for internal or external changes that affect its special interest, and working without it is a criminal offence.
Ask the council before we strip out a historic bathroom. Harrow has over 300 listed buildings, many on the Hill. Harrow also requires selective licences for privately rented homes in six wards, including Greenhill, Marlborough and both Wealdstone wards, so check your licence conditions before you specify a rental bathroom.
Nearby areas we cover: plumbers in Kenton, and in Pinner, Stanmore, Wembley and Northolt.
We also cover plumbing in Ruislip, and in Edgware.
What we will not take on
We do not remove masonry or load-bearing walls without an engineer's design, and we do not move or replace gas boilers. In a listed building we will not start until you have confirmed the consent position with Harrow Council. For an HMO, we fit to the standard you send us. Confirming licence compliance is the council's job, not ours.

Bathroom fitters in Harrow: common questions
Not answered here? Call 0203 667 1333 and ask.
Do I need permission to fit a new bathroom in a Harrow house?
For most houses, not from the planning department, because internal work is generally not development. Building Regulations still apply to notifiable electrical work and some plumbing and drainage, which we certify. The exceptions are listed buildings, which need listed building consent for internal changes affecting their special interest, and leasehold flats, where the lease may need the freeholder's consent.
Can you put a shower room in the loft of a Harrow semi?
Often, if the loft is already converted or is being converted. The two things to check are the drainage route down to the existing soil stack and the water pressure at that height. A gravity-fed shower in the loft will be weak because the cold tank is at the same level. A mains-pressure or pumped supply is usually needed, and a pump over 12 litres per minute on the mains needs the water company's consent.
I own a flat in a converted Harrow house. What should I check?
Read the lease first. Many leases for converted houses need the freeholder's consent for alterations and restrict hard flooring because of noise. Then think about the flat below. Your waste pipes and shower tray sit above someone else's ceiling, so tanking and a pressure test before tiling matter even more. Tell the neighbour the working dates. We photograph the pipework before it is covered.
Is the bathroom in my Harrow HMO big enough?
Measure the finished sizes, not the bare walls. Harrow's HMO standards ask for showers of at least 800 by 800 mm and baths of at least 1700 by 760 mm. A small Harrow box-room bathroom can fall short once boards and tiles go on. We measure at survey and tell you before anything is ordered.
Do you fit bathrooms for Harrow landlords and agents?
Yes, much of our work is for landlords and letting agents. We can quote from the inventory photos, coordinate access with tenants, and invoice agents and portfolio landlords monthly. A refit during a void can be programmed alongside the EICR, gas safety check and decorating, so the property goes back on the market sooner.
