In short
Can you send an electrician to Pinner?
Yes. We send a registered electrician over from Kenton Lane to anywhere from Pinner Green and Hatch End down to Rayners Lane and North Harrow, for faults, consumer units, new circuits and the remedial items on an EICR. If the power is off or a circuit will not stay on, we aim to be with you the same day in opening hours, Monday to Saturday. In Pinner, check two things before outside work: whether the house is listed, and whether it is on the Pinnerwood Park estate.
You get the electrician's scheme registration when you book, and it is printed on the certificate too. Fault finding is charged by the hour against an estimate given first; a new consumer unit is one fixed figure, quoted after we have looked at the board.
The full guide is on our Electrician & Electrical Work page, and everything else we do locally is under landlord certificates and repairs in Pinner.
Electricians in Pinner: what is different here
Aerials, dishes and outside lights on the Pinnerwood Park estate
Since 10 June 1991 a satellite dish or antenna anywhere on the Pinnerwood Park estate has needed planning permission, because of an Article 4 direction reaching every road from Albury Drive to Woodhall Gate. The same direction makes most alterations to the front of houses in the core roads, among them Evelyn Drive, Bede Close, Old South Close and Marsworth Avenue, a planning matter. In practice that means we look at where a new external light, a doorbell camera on its own cable, a meter-box change or an outdoor socket will sit before fitting it.
The Pinner Hill Estate has had a direction of its own since July 1990, and it also takes in satellite antennas, along with gates, fences, walls and hard surfaces, so a dish on South View Road or Park View Road needs the same check. On a side or rear wall, out of sight from the road, there is normally no issue. On the front elevation, ask Harrow's conservation officers before anything is fixed. The estate's appraisal favours keeping original details, so we run cables internally wherever we can rather than clipping them across the front.
Wiring a listed timber-framed building
The High Street conservation area contains a run of listed buildings, from the Queen's Head, an inn since 1635, to the 15th-century Wealden hall house at 25 to 27 High Street, and Waxwell Lane has its own listed cottages. Listed building consent from Harrow covers interior work as well as exterior work wherever the special interest is affected. Chasing cables into old plaster, cutting notches in historic timbers or fitting surface trunking across exposed framing can all fall into that.
On these buildings we start with an inspection, then propose routes that use existing voids, skirtings and later partitions. If consent is needed, you hear that from us before any work begins. Many of these buildings are now shops with a flat above, with separate supplies and meters; we confirm which board feeds which part before isolating anything.
Garden offices, outbuildings and long cable runs
Pinner ward is 29.1% detached houses and Hatch End ward 34.2%, so long gardens with a studio, gym or workshop at the end are common. The supply to an outbuilding needs the right cable size for the distance and the load, suitable protection at the house end, and a decision on how the outbuilding is earthed. It also has to be buried or fixed so that it will not be dug through later.
This is notifiable work, so we issue an Electrical Installation Certificate and notify it to Building Control through our competent person scheme. Tell us the distance from the house and what will be plugged in at the far end, such as heaters or a hot tub, because that decides the cable.
EV charger supplies near listed buildings
A wall-mounted charge point in a lawful off-street parking space is normally permitted development. The national rules exclude one case that matters in Pinner: the permission is lost inside the curtilage of a listed building. So for a listed house on the High Street, Church Lane or Waxwell Lane, a charge point on the wall or the drive needs a planning check first.
In the Pinnerwood Park core area, paving a front garden for parking also needs permission, which can decide whether a charger is possible at all. Where it is allowed, we fit the supply and its protection and check the earthing arrangement. A few charger makers send their own engineer to commission the unit, and we check whether yours does.
EICRs and remedial work for Pinner landlords
Because no Pinner ward is in Harrow's selective licensing scheme, most HA5 lets answer only to the 2020 Electrical Safety Standards Regulations: a fresh inspection no more than five years after the last, a copy of the report in the tenant's hands within 28 days, and remedial work finished inside 28 days or any shorter period the report sets. Once it is done, the tenant and Harrow Council each get written confirmation. For an Eastcote address on the Hillingdon side of the boundary, that confirmation goes to Hillingdon Council instead. A licensed HMO adds one more duty: a declaration to the council, when it asks, that the appliances you supply are safe.
If another firm carried out the inspection, forward its report and you get a price for each coded item. Since Amendment 4 to BS 7671, the IET's guidance is that an FI code by itself does not make the report unsatisfactory, and the form now says further investigation is advised, where it used to say required without delay. Where a report does require further investigation, regulation 3 gives you the same 28 days as for remedial work, or less if the report says so.

Can any electrician carry out an EICR in Pinner?
The 2020 regulations ask for someone qualified and competent, and most landlords meet that by booking an electrician on a competent person scheme's register for inspection and testing. Ask which scheme, then look the name up. Our report codes every observation and reaches you within 48 hours.
Is an approved electrician different from any other electrician?
In most cases approved means the electrician belongs to a competent person scheme authorised by government. Membership lets them self-certify notifiable jobs, an added circuit or a board change for example, which saves you a Building Control application to Harrow. The Electrical Competent Person Register lets anyone check a name.
Can I put a satellite dish on my house in Pinnerwood Park?
Not without planning permission. Harrow's 1991 Article 4 direction covers satellite dishes and antennae throughout the estate. Apply first; once permission is granted, we can run the cable internally to keep the outside tidy.
My Pinner house has an old fuse board. Do I need a full rewire?
Usually not. In older Pinner houses the usual findings are a board with no RCD protection and missing main bonding, and both can be put right without stripping the walls. We test before advising.
Does a level 3 qualification make an electrician fully qualified?
It is one step on the way. Full competence normally also means an assessed apprenticeship or the experienced worker route, plus up-to-date knowledge of BS 7671. For a job in your house, scheme registration is the simpler thing to check.
Can you add sockets to a flat above a High Street shop?
Yes, once we know which supply feeds the flat and whether the building is listed. If it is, cable routes go through voids and behind skirtings where possible, and we tell you first if anything might need consent.
