In short
Can one firm look after the maintenance of my Ruislip rental?
Yes. We combine repairs, landlord certificates and void work for HA4 properties, coming out from our Kenton Lane office about six miles away. Certificates and defined jobs are fixed in price before we attend, repairs go on an agreed hourly rate, and every job is photographed. Agents with several Ruislip addresses can be invoiced monthly.
We do not do boiler servicing, damp investigation, roofing or structural work, and we will tell you when a job needs one of those trades.
The full guide is on our Property Maintenance for Landlords & Agents page, and everything else we do locally is under landlord certificates and repairs in Ruislip.
Property Maintenance in Ruislip: what is different here
What a licensed Ruislip HMO has to keep on file
Since 24 August 2026 most shared houses in Ruislip need a Hillingdon licence, and the conditions the council published with the scheme turn maintenance into a set of documents with deadlines. A gas safety record produced to the council each year. An electrical installation report under five years old, supplied within 28 days of a demand, with Code 1 and 2 items fixed within 28 days of the report.
A PAT report and a furniture safety declaration within 14 days on demand. Annual servicing records for fire alarms, emergency lighting and fire-fighting equipment. A written procedure for tenants to report repairs, which the council can ask for. We keep the dates for each of those and book the visits before they fall due.
The notices in the hallway
Hillingdon's conditions also require the licence, the holder's or agent's contact details with an emergency number, the gas safety record and the energy certificate to be displayed in a common area of the house. A missing notice is an easy point for an inspector to raise. When we visit a licensed Ruislip property, we check that the displayed copies are current and replace them with the latest versions.
Which certificates each kind of Ruislip property needs
A family let in a 1930s semi typically needs the annual gas record, an EICR at least every five years, a valid energy certificate, working smoke alarms on each floor and a CO alarm wherever there is a gas fire or boiler. A flat above a shop on the High Street usually needs the same, plus clarity with the freeholder about the communal parts. A licensed HMO adds PAT, alarm servicing and the licence paperwork above.
For a single-household let, Hillingdon has no selective licence as of October 2026, so the national rules are the full list. Age adds items of its own. Nearly three in four homes in Ruislip predate 1965 on Valuation Office figures, and the Drinking Water Inspectorate's warning about lead supply pipes covers homes built before 1970, so it is worth knowing what feeds the kitchen tap before a tenant asks.
Turning a void round in HA4
Private renting accounts for 17% to 23% of households in the three HA4 wards, and a let taken by someone posted to RAF Northolt can change hands with little warning. A void visit usually combines a check-out snag list, a fresh coat of paint, sealant renewed in the bathroom and kitchen, any certificate that falls due in the next few months, and a final flush of the water system before the new tenant arrives. A typical two-bedroom void is decorated in two to four days, and we photograph each room at the end for the agent's listing.
Registering on the new rental database
The government's private rented sector database is due to open for London landlords from 15 July 2027, with registration required by 14 October 2027, under regulations that are still in draft. Registration will ask for the gas safety record, electrical report and energy certificate to be uploaded. If we look after your Ruislip property's certificates, we keep the current copies in one place so they are ready to upload when your registration window opens.
Parking and access in Ruislip
The streets around Ruislip High Street, Ruislip Manor station and West Ruislip are inside Hillingdon parking management zones with varying hours. For planned maintenance we schedule HA4 visits on the same day where possible and ask the tenant or agent about visitor permits or a drive we can use. That keeps the cost of getting there off your bill and the van out of a timed bay.

Can you manage the certificate dates for my licensed Ruislip HMO?
Yes. We keep the gas, electrical, PAT and alarm servicing dates for the property and book each check before it falls due, so you have a current document if Hillingdon asks within its 14 or 28 day deadlines.
Do I need a licence to let my Ruislip house to a family?
No, not as of October 2026. Hillingdon has no selective licensing scheme. A single-household let still needs the national safety certificates, alarms and a valid energy certificate.
Can you handle a tenant's repair report directly?
Yes, with your agreement. You set a spend limit below which we simply do the work, the tenant contacts us to arrange access, and you get photographs and an itemised invoice. Anything above the limit comes back to you first.
What does Hillingdon expect to be displayed in a Ruislip HMO?
Its published conditions list the licence itself, the licence holder's or manager's contact details including an emergency number, the current gas safety record and the energy certificate, displayed in a common area.
Can you prepare a Ruislip let between RAF Northolt postings at short notice?
Usually, if the dates are known. Tell us when the outgoing tenant leaves and when the new one arrives, and we plan the snagging, cleaning-up repairs and any due certificates into that gap.
Do you send one invoice for several Ruislip properties?
For agents and portfolio landlords, yes. We can invoice monthly with each job listed by address, with its before and after photographs.
Will you deal with the communal parts of my Ruislip block?
Only if the freeholder or managing agent instructs us. As the landlord of a single flat, your responsibility normally stops at your front door, and we report communal faults to you so you can pass them on.
