In short

Need a landlord gas safety certificate in Ruislip?

Yes, we arrange them across HA4. A Gas Safe registered engineer checks every gas appliance, flue and the pipework you provide, and the gas safety record is issued on the day of the visit. The fee is fixed when you book. Our engineers come from Kenton Lane, about six miles east, so we group Ruislip visits by date.

Book in the two months before the old record's anniversary and the original date carries forward, so the next check falls due at the same point in the year.

The full guide is on our Landlord Gas Safety Certificate (CP12) page, and everything else we do locally is under landlord certificates and repairs in Ruislip.

Gas Safety Certificates in Ruislip: what is different here

Why almost every Ruislip let needs one

Gas is the default in HA4. Mains gas was the only form of central heating in 82.1% of households in Ruislip ward, 86.0% in Ruislip Manor and 80.7% in South Ruislip at the 2021 Census, with a further 6% or so in each ward using two or more heating types, usually gas alongside something else.

District or communal heating was rare: 59 households in Ruislip ward and only 8 in South Ruislip. So unlike a new-build block on a heat network, a let in Ruislip almost always has a landlord's gas appliance in it, and the annual check applies.

When an electric flat still needs a gas check

South Ruislip had the highest share of electric-only heating in HA4, 9.2% of households in 2021. Some of those flats still have a gas supply for a hob, or a capped pipe left from an old fire. If you supply a gas cooker or hob, it needs checking every year even though the heating is electric.

If the gas has been disconnected and capped at the meter, there is nothing to check, but the tenancy file should show when that was done and by whom. Tell us which situation applies before we book.

Open-flued fires in interwar living rooms

On Valuation Office figures nearly half of Ruislip's homes went up in the 1930s. Many semis of that decade were built with a chimney breast in the front room, and some still have a gas fire in it, occasionally with a back boiler behind. These open-flued appliances rely on the chimney drawing properly, so the check includes a spillage test and a look at the flue terminal.

Blocked or partly collapsed flues, missing air vents and a fire fitted to a chimney that has since been capped are the common reasons for an at-risk or immediately dangerous result. The engineer will make the appliance safe with your permission and record the fault; the repair is then a job for a heating engineer.

Boilers in lofts and converted roof spaces

Plenty of HA4 houses had the boiler moved into the loft when a kitchen was refitted or a cylinder taken out. For the check, the engineer needs safe access: a fixed ladder, boarding to the appliance and a working light. A loft conversion can also put a room close to a flue terminal that used to vent harmlessly, so we look at where the flue discharges relative to new windows and dormers.

Hillingdon's licence and the gas record

If your Ruislip house is a licensed HMO, the conditions Hillingdon published with the additional licensing designation ask the holder to produce a gas safety record from the last 12 months to the council each year, to supply a current certificate within 14 days on demand, and to submit a new one within 14 days of the council raising a safety risk. A copy must also be displayed in a common area of the house. A shared house with gas fires in individual bedrooms needs carbon monoxide alarms in those rooms too, under both the national rules and the licence conditions.

Flats over the shops and access

Flats above the parades on the High Street and Victoria Road sometimes have their meter and boiler flue running through or past the shop below, and the engineer needs to see the full run of pipework from the meter. If the meter is in the shop, arrange access for the morning of the check. We also need the tenant at home or keys with the agent, because a missed appointment pushes the record towards its expiry date.

Gas Safety Certificates in Ruislip: your questions

Not answered here? Call 0203 667 1333 and ask.

My Ruislip flat has electric heating but a gas hob. Do I need a gas certificate?

Yes, if you provide the hob. Every gas appliance you supply needs the annual check, whatever heats the flat. If the tenant brought their own gas cooker, the appliance is theirs, but the pipework supplying it is still yours to keep safe.

Does Hillingdon want my HMO gas record sent in every year?

Its published licence conditions say the holder must produce the record to the council annually for inspection, and supply a current one within 14 days on demand. Check the conditions on your issued licence, since the council can add property-specific ones.

Can you check a gas fire with a back boiler in my Ruislip house?

Yes, as part of the safety check. Back boiler units are older appliances and the engineer looks closely at the flue and ventilation. If one is unsafe, the engineer makes it safe and records why; replacing or repairing it is work for a heating engineer.

How far ahead can I book the next gas check for my Ruislip let?

Up to two months before the current record expires, and you keep the original anniversary date. Book earlier than that and the new date starts from the day of the check.

Do you service or repair the boiler while you are there?

No. We do the landlord safety check and issue the record. Servicing and repairs are a separate job for a heating engineer, and if the check finds a fault we tell you clearly what needs attention.

Is there a gas check for a Ruislip let on a communal heating system?

If the heat comes from a communal plant room and there are no gas appliances in the flat, the landlord of the flat usually has no gas check to do for it. In Ruislip that arrangement is rare; the 2021 Census counted fewer than 80 households on communal heat across the three wards.
