In short
Do you cover Ruislip for landlord certificates and repairs?
Yes. We carry out gas safety checks, EICRs and EPCs across HA4, and send plumbers, electricians, decorators, carpenters and a handyman to Ruislip, Ruislip Manor, South Ruislip and Ruislip Gardens from our Kenton Lane office about six miles away. For landlords, the thing that matters most here in 2026: Hillingdon's borough-wide additional HMO licensing began on 24 August 2026.
Most Ruislip homes are interwar houses built in one long burst between the wars, so the faults repeat from street to street. We ask the age and layout of the house when you call, because a 1930s semi off Victoria Road and a detached house west of the High Street are different visits.
Trades have their own Ruislip pages: plumber in Ruislip, electrician in Ruislip and handyman in Ruislip.

Letting in Ruislip
If you let property in Ruislip
Hillingdon's position for Ruislip landlords, checked against the council's website in October 2026, is as follows. Mandatory HMO licensing applies to houses of five or more people in two or more households. On 19 February 2026 the council designated a borough-wide additional licensing scheme, which came into force on 24 August 2026 and runs until 23 August 2031 unless revoked. It covers HMOs of three or more people forming two or more households, anywhere in the borough including every HA4 ward, unless the house is already under mandatory licensing or another listed exemption applies. Section 257 converted blocks are excluded. Applications opened on 20 May 2026 and the council said applications were due by 23 August 2026, so an unlicensed small HMO in Ruislip is now exposed to enforcement. We found no selective licensing scheme in Hillingdon, so a house or flat let to a single family or to one or two sharers does not currently need a licence from the council.
Separately, Hillingdon's Article 4 direction on HMOs, implemented after Full Council on 27 November 2025, means converting a family house into a small HMO (Use Class C3 to C4) needs planning permission anywhere in the borough. What this means in practice: if you let a Ruislip house to sharers, read the licence conditions you are given. Every HMO licence carries conditions on the annual gas safety record, safe electrical appliances and furniture, and working smoke alarms, and the council can ask for a declaration on any of them. Send us the conditions and we will book the certificates and repairs that answer them.

Local knowledge: Ruislip
Ruislip housing stock
Ruislip grew because of the railway. The Victoria County History records Ruislip station opening on the Harrow and Uxbridge line in 1904, a halt at Ruislip Manor in 1912, and King's College building the first houses on its new road west of the High Street in 1907. A 1911 town planning competition produced the Soutar plan, the basis for laying out around 6,000 acres of the parish, and Manor Way and Park Way north of Ruislip Manor station were laid out in 1912 and 1913. Between the wars private builders filled the gaps, mostly with the standardised 1930s semi, and the population rose from 9,112 in 1921 to 68,288 in 1951. After 1945 the council built more than 2,000 dwellings, about half of them in South Ruislip. Valuation Office records show how much of the interwar building still stands. Across the six small statistical areas named after Ruislip and its districts, 46% of homes were built in the 1930s alone and 72% before 1965.
In the area named Ruislip Gardens the 1930s share is 84%, and in Ruislip Manor it is just over half (Council Tax stock of properties, March 2025). The 2021 Census shows how differently the three HA4 wards came out of that history. In Ruislip ward 36.7% of homes are detached and 27.2% semi-detached, with 20.8% in purpose-built flats. Ruislip Manor is a terraced district: 46.5% terraced, 27.4% semi-detached and only 6.0% detached. South Ruislip sits between, at 38.4% semi-detached, 29.6% terraced and 21.8% purpose-built flats. Private renting is 17.2% of households in Ruislip ward, 18.3% in Ruislip Manor and 22.9% in South Ruislip (Census 2021, Nomis TS044 and TS054). Two conservation areas cover the oldest parts. Ruislip Village was designated in 1969, with further designation in 1973 and an extension on 14 January 2009, and Ruislip Manor Way was designated in 1989. Eastcote Village, Morford Way and Eastcote Park Estate are next door across the HA4 and HA5 border (Hillingdon Council, checked October 2026).
What that means for certificates and repairs
- Ruislip Manor's terraces have narrow plots and back additions, so kitchens and bathrooms share one rear wall and one soil stack; a leak or blockage there is often felt by the neighbour too
- The detached houses of the King's College and Garden Estates era west of the High Street predate the 1930s boom, so their wiring and pipework have usually been altered in more rounds than a typical semi
- Affinity Water's Ruislip supply zone measured total hardness of 320 mg/l as calcium carbonate in its 2025 report, so scale on shower valves, cistern fill valves and cylinder elements is routine
- Flats above the parades on the High Street, Victoria Road and around Ruislip Manor station put a home directly over a shop, which changes how urgent a leak is and who has to be told
- South Ruislip's post-war council-built stock, including homes later sold under right to buy, can have different construction, panel layouts and service routes from the private semis next to it
- Small shared houses anywhere in HA4 now need a Hillingdon additional HMO licence, so smoke alarms, fire doors and safe gas and electrics become licence conditions rather than good practice
Getting to you
We come from 6 Station Parade on Kenton Lane, a drive of roughly six to seven miles. The usual route runs through Headstone and along the Pinner Road, down Marsh Road, then through Eastcote on the B466 into Ruislip High Street. Eastcote and Ruislip Manor are reached first, and South Ruislip and Ruislip Gardens are at the far end of the trip. Parking is the thing to mention when you book. Hillingdon runs parking management schemes around Ruislip rather than a single zone: traffic orders cover zones R1, R1(B), R2 and MW near the centre and Ruislip Manor, and WR zones in West Ruislip, and the hours differ street by street: a 2025 West Ruislip order set some permit bays to operate for only an hour in the morning and an hour in the afternoon on weekdays.
If you have a drive, a permit for visitors or a quiet side road, tell us and we will plan the van around it.
Neighbourhoods we cover in and around Ruislip include Ruislip Manor, South Ruislip, Ruislip Gardens, West Ruislip and Ruislip Common.
Nearby areas we cover: Northwood, Pinner, Northolt and Harrow.

Ruislip: common questions
Not answered here? Call 0203 667 1333 and ask.
How far is Ruislip from your office?
About six to seven miles by road from Kenton Lane, through Headstone, Pinner and Eastcote. That is further than our core Harrow streets, so we ask for the full job list when you call and try to complete it in one visit rather than making several trips.
Does my Ruislip rental need a licence from Hillingdon?
Only if it is an HMO. Since 24 August 2026 Hillingdon has required an additional licence, borough-wide, for houses let to three or more people in two or more households, and HMOs of five or more need a mandatory licence. We found no selective licensing in Hillingdon as of October 2026, so a single-family let needs no council licence.
Is Ruislip in a conservation area?
Parts of it. Hillingdon lists Ruislip Village (designated 1969, extended 2009) and Ruislip Manor Way (designated 1989), with Eastcote Village, Morford Way and Eastcote Park Estate just over the border. Check the council's maps for your address before changing windows, front doors or boundary features.
Who supplies water in Ruislip, and is it hard?
Affinity Water supplies drinking water and Thames Water handles sewerage. Affinity's 2025 report for its Ruislip supply zone shows total hardness of 320 mg/l as calcium carbonate, which is hard water. Expect limescale on showers, taps, kettles and any hot water cylinder.
Can you deal with a Ruislip property and its certificates in one visit?
Usually. Gas safety records are issued on the day, EICR reports follow within 48 hours and EPCs are lodged within 24 hours, and we can line repairs up behind them. For an HMO under Hillingdon's new licence that saves the tenants several separate appointments.
Do you cover Ruislip Gardens and South Ruislip too?
Yes, all of HA4, including West Ruislip, Ruislip Common and the Eastcote edge. The western side of HA4 is the furthest from Kenton, so tell us early if the job is time-sensitive.
What will you not do in Ruislip?
Boiler servicing or repair, damp investigation, structural work, roofing, emergency lockouts and CCTV drain surveys. If your job needs one of those, we will say so on the phone so you can find the right trade straight away.
