In short
Looking for an electrician in Hendon?
Yes: a registered electrician from EliteShires Property Services can come out to NW4 and West Hendon for tripping circuits, board upgrades and work listed on an EICR. Urgent faults reported during opening hours are seen that day, Monday to Saturday. In Hendon the first question is often which supply you are on, because houses split into flats can share meters, cupboards and cable runs.
Tracing a fault is charged by the hour, and we give you the rate and a time estimate before the visit is booked. Swapping a consumer unit is quoted as one agreed figure in advance.
The full guide is on our Electrician & Electrical Work page, and everything else we do locally is under landlord certificates and repairs in Hendon.
Electricians in Hendon: what is different here
Converted houses: whose circuit is it?
When a Victorian or Edwardian house off Brent Street is divided into flats, the electrics are divided too, and not always neatly. We regularly find a landlord's supply for hallway lights and alarms, separate meters for each flat in a cupboard under the stairs, and old cables that cross from one flat into another.
Before we test or change anything, we confirm which consumer unit feeds which rooms and which supply serves the common parts. That matters for safety, and also for the EICR: each flat let needs its own report, and the landlord's supply to the shared parts should be inspected too.
EICRs for Barnet HMOs and future selective licences
Landlords in England must have the fixed wiring inspected at intervals of no more than five years, put right anything the report requires inside 28 days, or a shorter deadline if one is given, and then confirm the work in writing to tenants and to the council. Barnet adds a licence for any shared home with three or more occupiers forming two or more households, and under the Housing Act 2004 every HMO licence also obliges the holder to keep the appliances they provide safe and to declare their safety when the council asks.
Hendon and West Hendon are also among the ten wards in Barnet's proposed selective licensing scheme, as the NRLA reported it, so check with Barnet before your next tenancy. We quote remedials code by code and send the completion paperwork with the certificate.
Interwar semis around Hendon Central
Building around Hendon Central took off after the 1923 roundabout and the opening of Watford Way in 1927. Those semis have usually been rewired once and extended since, so inspectors here keep finding the same three things: an older board where some circuits lack RCD cover, no main bonding clamp on the incoming gas or water pipe, and a rear kitchen added later on its own cable runs.
All of that can usually be fixed without a full rewire. We test first, then quote, and tell you which items affect the satisfactory outcome.
Period houses on The Burroughs and Church End
Houses in the two Hendon conservation areas need more care with how the work looks. Barnet's appraisal for The Burroughs records Georgian terraces to the south and Victorian terraces to the north, some listed, and values original details such as sash windows. External lights, new cable runs on the front wall and meter boxes are the kind of change that can need consent there.
We route cables internally where we can and talk to you about consent before anything goes on the outside of the building.
Fire alarms in shared Hendon houses
Alarm systems are one of the first things a council officer looks at in a shared house. The legal floor for a rented home is one working smoke alarm per lived-in floor, plus CO detection beside fixed fuel-burning appliances, gas cookers excepted. Licensed HMOs often need more, such as mains-powered, interlinked detection, depending on the building and the fire risk assessment. Send us the licence conditions and we will fit and certify a system to match, and record its test for your file.

Not answered here? Call 0203 667 1333 and ask.
Can you inspect the landlord's supply in a converted Hendon house?
Yes. The shared supply that feeds hallway lighting, alarms and any communal sockets should be inspected and tested like any other installation. We report it separately from the individual flats so the freeholder or managing landlord knows exactly what is theirs to put right.
My Hendon flat's EICR came back unsatisfactory. What now?
Send us the report. We price each C1, C2 and FI item separately and mark C3 recommendations as optional. Remedial work must be done within 28 days, or sooner if the report says so, and the written confirmation then goes to your tenants and to Barnet Council.
Do I need a licence before you do the EICR on a Hendon student house?
The licence and the EICR are separate duties, and you need both. If three or more students from different households live there, Barnet's additional HMO licensing applies. A current EICR is one of the documents you will want ready when you apply.
Can you add sockets to a 1930s Hendon semi?
Yes. Most houses of that age were built with very few sockets. We check whether the existing circuit can take more, or whether a new circuit from the consumer unit is the neater answer, and agree cable routes with you before any plaster comes off.
Can you fit an EV charger supply in Hendon?
Yes, if you have off-street parking on your own property. Many Hendon terraces and converted houses do not, and in a controlled parking zone a cable across the pavement is not an option. We check the earthing and supply capacity before quoting.
